Very helpful in the Milford branch even at short notice they managed to sort us out.
Shannon was excellent with any follow ups we had on the properties we visited. She has a very pleasant way and is very approachable , professional with a lovely smile
Really disappointing
Disappointing and unreliable – severe lack of communication
We have had a shocking experience with John Francis Ammanford. The complete lack of basic communication and professionalism throughout our house hunt has been deeply frustrating.
Our negative experiences with this branch include:
Empty promises: After viewing and inquiring about several properties, we were repeatedly promised callbacks that never happened.
Ignored questions: We asked questions for a seller following a viewing and were left completely in the dark with zero response.
Ignored offers: We submitted an offer on a property and received no follow-up whatsoever.
Zero notification of sales falling through: Most shockingly, after having an offer accepted on a house, the seller withdrew it from the market a few days later. John Francis never bothered to tell us. We only found out because we happened to notice the listing had been removed online.
When we called to ask what was going on, they admitted the sale was off and stated they hadn't notified us because they were "busy."
Buying a home is one of the biggest financial decisions someone can make. Excusing a complete failure to inform buyers that an accepted offer has fallen through simply because staff are "too busy" is unacceptable. We should have been notified before the property was removed online. I strongly advise prospective buyers and sellers to look elsewhere if you expect basic courtesy, honesty, and reliable communication.
Natasha and Aimee from the Llanelli…
Natasha and Aimee from the Llanelli branch have been amazing. They have gone above and beyond and been extremely proactive to help bring our house sale to a successful conclusion. I would recommend them to anyone considering marketing their property.
John Francis - Llanelli
John Francis Llanelli - although we did not end up buying via JF, I thought I would leave a review about the fantastic service received from the Llanelli team - especially Emily who has the patience of a saint! I’ve lost count of how many properties we’ve viewed in the last few months but JF stand out. The girls in the office are easy to talk to, always get back to you with answers to queries and are very accommodating.
The Swansea Lettings office desperately…
I agree with the Reviewer recommending Chantelle R. as efficient and professional, but Chantelle works from Bristol.
My real concern is with the local Swansea Lettings office which desperately needs to improve its methods of communication. I have been waiting weeks for a promised return call.
They do not appear to be in touch with local needs very often advising on too high a rent which tenants cannot afford. (and I’m a Landlord saying this) Additionally I found their house inspections failing re. a safety issue for me very concerning.
Chantelle Rostoll is very professional
I can not recommend Chantelle Rostoll highly enough. She provides excellent customer service and is incredibly responsive whenever any issues arise. She deals with everything efficiently and professionally. In my experience, she is simply the best maintenance manager we could ask for.
Sarah at John Francis was very…
Sarah at John Francis was very efficient. She explained the different types of services they had on offer. I opted for modern auction she then referred to named colleague who dealt with process. I was informed of any viewings etc promptly.
Still no response from John Francis…
Still no response from John Francis Letting Agents Swansea.
They have Landlords tied up in legal knots and can basically be as inefficient as they wish because it is virtually impossible for the landlord to change managing agents within certain time periods.
Best advice keep way from this company. Landlord or vendor.
Something they do not tell you is that they are owned by Countrywide, which is the UK’s largest integrated property services group.
Hence all management issues re property maintenance and accounts are managed from Bristol. They do not appear to have local knowledge.
No communication. Poor management.
Selling my late mother's property, I had three valuations - all from long established estate agents. John Francis' was the highest but the manager of the Mumbles branch convinced me she could sell it at that price. Not long after she went off sick at the same time as her assistant went on maternity leave (we knew the latter was happening) but there was clearly no system in place to cover this. There was absolutely no communication from John Francis to say this had happened or that in fact the Mumbles branch was actually closed. We finally found the best way was not to leave a message - they weren't responded to - but to put the phone down when the answer machine kicked in as someone from another office would then call back! Manon at the Killay branch was very helpful but nobody else really seemed bothered or interested in the property or us and it took several weeks for me to get someone else from John Francis to look at it so they knew what they were supposed to be selling. Even then, after a week I had to ask the man who did this his opinion regarding the price - he didn't just tell me it was way overpriced. I was not giving John Francis the pleasure of selling it after several wasted months without a single viewing and went elsewhere. I completed the sale yesterday.
Professional and Personable
As a buyer, John Francis in Cardigan took care of the process from start to finish. I was a nervous buyer but Abbie, Luke and the others at John Francis in Cardigan made the experience easy and stress free. I would highly recommend John Francis to buyers and sellers. Professional, friendly and communication was always timely. Thank you very much to everyone at John Francis in Cardigan who helped me purchase the cottage of my dreams.
Avoid renting with John francis
Avoid renting with JF. It’s not a local firm anymore.
Countrywide Lettings who now own John Francis are a bunch of cowboys.
We fought for 3 years against a no fault eviction. The owner of the house ended up having to spend thousands putting things right as house was unfit for human habitation .
We moved out last month and are now fighting to get our bond back. CWL are refusing to engage and have asked for our permission to let them have the bond!
They are trying to claim for damage that was already in the property that we can evidence.
There was also a rodent infestation for the last 6 weeks of our tenancy that they failed to act upon until the last week by which time we had found alternate accommodation. This rendered the property as unfit for human habitation again.
If you’re thinking of renting with them- DONT

Very poor communication and a delayed refund
We left the property more than a month ago and are still waiting for our refund. Soon after leaving, we were asked to pay a £600 termination fee, but we have not received clear communication or a proper explanation about the remaining amount owed to us.
I have made several calls and sent multiple emails, but the response has been extremely poor. This has caused unnecessary stress and inconvenience. Tenants should not have to chase repeatedly for money that is owed to them.
I am very disappointed with the way this has been handled and would not recommend John Francis based on my experience.
Buyers experience
We were buyers not sellers and completed the move very quickly. Rachel was our contact person and proved very professional, cheerful and knowledgable. She was contactable and kept us informed of progress at all times. We found all the staff at Pontardawe dealt with our pestering with patience and politeness! Thanks all.
Very poor experience, I cannot recommend using this company.
We marketed our house for the required ten weeks with John Francis Killay as they were selling two bungalows we were seriously interested in. The initial contact was with Grace who was excellent, the photographer/measurer came out and made a complete balls up of it requiring me to re-measure the house myself. We had several viewings with Daisy who was also excellent at her job. Unfortunately things went downhill from there, first the phones were down for a week meaning that potential viewers had no way of arranging an appointment. Two weeks ago we had two viewings booked on consecutive days, we came from holiday early to ensure the house was presentable before going out. Nobody turned up.(Ring doorbell) The following day, nobody turned up . There was no phone call or e mail to advise us of this. I called the office where Josh advised me that the first viewer had cancelled and that the second viewing was cancelled due to the staff member going sick. He re booked the second viewing for the following Friday and assured me that these people had their house on the market. Just after coming off the phone another message was sent to me with a booking for the following Tuesday. I called the office the following day to ask who the person was. During this conversation with Amy who was helpful I mentioned the Friday couple and was told that they hadn’t had their house valued, let alone marketed it. I didn’t want people viewing who couldn’t even bother to value their own home and asked that they be cancelled. That left the Tuesday viewing , a first time buyer coming from Kent apparently so once again we sorted the house and garden and went out. Nobody turned up. I phoned the office twice that afternoon and left a voicemail asking for feedback. No reply received. 8th April I attended the office to get my key back and take the house off their books to move to an independent. I think my attendance was expected as an immediate apology was given by the lady in the office as soon as I introduced myself. I asked what had happened to the Kent viewer but no information regarding her was on the system. Read into that what you will but I am of the opinion that this was a phantom viewing added to keep us on their books.
As an addendum to this review. Having taken the house off the market with John Francis I went straight to Melanie Anderson EXP who appointed Jasmin Howarth to market it. She is incredibly efficient and arranged 8 viewings on the first day with three offers made and are set to move out shortly.
Poor communication and service
We put our house on the market around 3 months ago with a local branch and had a few viewings in the first couple of weeks. Recently had 3 viewings booked in but nobody turned up and we weren’t informed, so we think they were phantom viewings for whatever reason. Really inconvenient after all the cleaning/ tidying involved. They do not communicate, would definitely not recommend.

I’m disgusted 🤢
Drive 80 miles to pick up keys from Ammanford office . 5 pm arrival . Office closed . But told in til 5:30 . Contacted aberystwyth office . Who said the estate agency would get the keys . We waited til 7pm . And no one showed up .
They have totally ruined my experience buying my new home . But return to sender and God sees ALL .

Bungalow purchase
Just purchased a bungalow and from the first viewing with Kimberly and the second viewing with Aimee the service these two ladies provided was outstanding.
Above and beyond from start to finish.
All my questions answered helpfully and quickly.
I highly recommend these ladies to anyone.
100%
Absolutely disgraceful estate agents
Absolutely disgraceful estate agents. Made me travel 4hours for a viewing after I placed an offer I ly to tell me on the day there were other offers. They had 2 weeks to Inform me. Got there to others also viewing the property when I was told this viewing was just to confirm my offer. Absolutely time wasters and just push for viewings to have bidding wars! Not the first time this has happened.
