I have not received my money, even though my tenant has payed.
We have both tried to contact Qasa (with screenshots of proof of payment) for almost a month, but with no success.
How can a company with 100MSEK revenue have such a poor customer service is beyond me.
I will never recommend anyone using their service.

THEY HAVE COLLECTED 5 MONTHS OF RENT FROM MY RENTERS AND STILL HAVE NOT MANAGED TO PAY ME! I WRITE AND WRITE AND WRITE AND IT TAKES 3-5 DAYS FOR THEM TO ANSWER... THEN THEY ANSWER ONLY PARTIALLY SO I HAVE TO KEEP WRITING AND WAITING.

You need to have a proper phone contact to contact you in different issues with rentals, especially if someone is not able to cancel the contract on a date in the past, please provide a phone number for customer support and hours of operations. The emails are supported by different people all the time which is not efficient, and your system is not good either as it doesn't allow to end rental contracts for dates in the past *time.

I’ve had an extremely frustrating experience with Qasa.
They overcharged me 13,400 kr, and despite acknowledging the mistake three separate times, they have still not refunded the money. I was repeatedly told the payment would be sent, but two weeks have passed with no transfer and no real progress.
I’ve tried to resolve this directly and given them reasonable deadlines, but those have been ignored. Because of this ongoing delay, I will now move forward with Kronofogden to recover the amount.
This has been unnecessarily stressful and time-consuming, and I can’t recommend Qasa based on how this has been handled
It took over 2 hours. First operator was not helpful at all but second one was good, we solved the issue in the end (to an extent)

Using Qasa was not perfect for finding my rental apartment for the university year, but it was really good. Finding the invoices is sometimes a bit tricky for me, but besides that, the system works fine.

My experience with Blocket Qasa Sweden, has been very disappointing. The platform does not properly verify tenant documents or confirm whether tenants have valid home insurance. Their support and cooperation in handling serious issues are also very limited.
I recently suffered a major financial loss of approximately 145,000 SEK due to a tenant who had no insurance, refused cooperation, and provided no security deposit through Blocket Qasa. Despite their so-called “rental guarantee,” there was no effective assistance or compensation.
Based on my experience, I would strongly advise property owners to rent directly with a proper deposit instead of using Blocket Qasa.
We rented through Qasa at Torstensonsgatan 9 (Borås) from June 2024 until the end of August 2025. We’re students, paid every rent on time, and left the apartment cleaner than when we moved in, and we also provided full video and photo proof.
At the key handover on 29 August, the landlord’s representative (Albin) inspected the apartment, confirmed everything was fine, and verbally told us it was okay to leave a few clean, usable items we had planned to donate to the neighbours.
We even asked several times if it would be better to donate them to his neighbours and he replied: “No, leave them here, we will take care of them.” Because he knew that he could claim it as trash later on to Qasa.
Hours later, when we boarded the plane to go home, he completely changed his story and claimed that we left the apartment in terrible condition and dirt! This happened 1-2 hours after we verbally confirmed everything was fine while we handed the keys.
Then Qasa approved a 6,017 SEK “cleaning” charge before even hearing our side or looking at our evidence. Some of the things were left completely untouched at their request of not changing absolutely anything in the apartment because they will sell it later on.
• 3,845 SEK for dust – they literally zoomed in on dust particles, photos taken days after we moved out.
• 1,199 SEK for a single sofa stain – which was already there when we moved in, keep in mind this was a detachable sofa cover that we left as it was due to their request of leaving all the things untouched.
• 973 SEK for “outdoor cushions” – that the landlord himself had stored outside on the balcony from day one. They later claimed we damaged them by not moving them inside when it rained. We never even touched them we never asked to have outside cushions!
We felt ignored, harassed, and completely unprotected by a company that advertises itself as “neutral.” Qasa acted as if the landlord’s word was automatically true and treated us as guilty by default. The stress and pressure from this have been overwhelming, especially as students. We genuinely feel depressed and harassed by a process that’s supposed to protect both sides but failed to protect us at all.
Legally, none of their claims would stand in court:
• No inspection report or signed inventory list at move-in or move-out (Contract Clause 1.4), so they can’t claim for furniture or cushions.
• The landlord accepted the apartment at handover (Clause 4.9); that ends tenant liability.
• Tenant liability only applies to negligence (Clause 5.4). Nothing here is negligence; it’s just normal wear and tear or the landlord’s own choices.
• Qasa’s own terms require timely and valid claims; these were added later.
• The landlord sold the apartment immediately after we left – so what “damage” are we paying for?
The absurdity doesn’t end there.
If you can imagine the length of their mind….they claimed dirty sewage!! Meaning they opened the shower drainage to show how dirty it was, because they had no other ways to claim cleaning money! The home was impeccable when we left, even cleaner than when we moved in!!!
The building and street were under construction for months, with scaffolding right outside the windows. Dust came back after a few minutes no matter how much we cleaned. Yet they took super zoomed-in pictures of the smallest dust particles and used that to charge us almost 4,000 SEK!!!!
The claimed dirty windows when the whole building was under scaffolding for at least 3 months ( it was still under repair when we left), we provided pictures.
They claimed damaged furniture. The furniture was at least from the Second World War - it was dirty miserable and stained from the start. We have videos and photos from day one showing how things looked. No normal human being would even consider these “damages.” They fraudulently claimed based on the same state of the furniture as we moved in.
They claimed HUMIDITY on the SHOWER WALL!

We’re deeply disappointed. Qasa failed to act neutrally, failed to verify evidence, and allowed a landlord to make up false claims just to get money. As foreign students, this experience has left us feeling completely mistreated, harassed, and discriminated against.
Advice to others: document ABSOLUTELY EVERYTHING – take photos, record videos, save all messages, and never rely on “verbal agreements.” Once the landlord makes a claim, Qasa won’t protect you.
Video record any interaction with them at move in and move out!

We have requested Qasa 2 weeks ago to send us proof of payment of all the claims to verify that we are not being charged fraudulently.

The process is very fast and everything went smoothly
No phone number to call, which is a big trust issue for me since they're handling such big sums of money. The anonymous way they've set up their customer support is a big issue. Customer support also made very clear that I'd be receiving my money today, several times, but at the end of the day I've still received nothing. I have no control over my money and when it's something as huge as renting out your apartment this is a big, big issue.
