High levels of service and communication. Issues resolved quickly and after working with several agents over the last 30 years, these are the only ones that I feel safe knowing they have my back, letting me get on with my other stuff.

Absolutely diabolical, no out of hours maintenance and bully tactics

The most disgusting agency ever.
I had a viewing today at 11:45 in Manchester, confirmed by email. It stated someone will call me today so I can confirm I’ll be there.
Since no one did that, I called the agency to make sure the viewing is still available. The agency girl told me ‘we have a lot of enquiries for that property so we marked it as rented on our website, but your viewing is still available today at 11:45’.
I went there, no one at the property. Sent emails, called the agency so many times - no one pick it up.
I am so disappointed, wasted my time and money.

We had booked a confirmed viewing of a fifth floor apartment with ABODE Bristol property lettings several days earlier.
24 hours before the viewing my wife contacted ABODE to check our booked viewing was still ok....as we had not heard back from ABODE....only to be told the property had two offers on the table one of which would be accepted, so the property was removed from their website and Rightmove's. So our viewing was effectively cancelled, shame they didn't have the courtesy or professionalism to inform us.
ABODE were fully aware my wife had a broken ankle and would have been quite prepared to let us travel to the property and climb 5 flights of stairs on a totally wasted exercise. SHAMEFUL.

I used Abode office branch in Allerton to market my property and I recieved an offer for the full asking price on the first viewing. I dealt with Adam and his evaluation of the market conditions and overall valuation was spot on so the property was priced perfectly. The online gallery images looked great and well promoted on all the leading property sales websites.
All the branch Staff worked hard to achieve a quick sale and they dealt with any issues in a prompt and efficient manner. I have no hesitation in recommending Abode to anyone wanting to establish a sensible price and sell their property in a timely manner.

I currently moved into a rented property through Abode Liverpool. I was very sceptical due to the reviews spread online and I am unsure why their experience was so bad but mine could not of flowed any better. The team answered all queries swiftly and made me feel comfortable upon my first time renting.

My process was dealt with by with Lucy and Lynsey. They were both professional and I could not thank them enough.

I would highly recommend Abode and the only word I could use to describe them would be exceptional.

totally disappointing experience, had a break in due to their sheer negligence, left them a set of keys for a vacant property and they failed to secure french doors leading to a break in - fortunately nothing was stolen but damaged doors and had to get in a 24 hour locksmith on a bank holiday which cost an arm and a leg!
Abode completely refused to acknowledge responsibility even though they were the only ones who had keys to the french doors - delisted them and got my key back off them
they're only interested in taking your money and doing as little work as possible - they would ring me to meet prospective buyers saying that they were short of staff!! NEVER USE THIS ESTATE AGENT

Applied to rent a property as a couple at the UTTOXETER branch. Told if rejected for one of you it can be put in the others name. So one turns out to have a CCJ which we had no knowledge of as we had moved from the adress it relates, other had none. When they called to reject the application i asked well we can put in the others name you said (This one has NO CCJs), they said " No the owner doesnt want anyone living in their house who has a CCJ. So if a single applicant moves in then allows someone to move in with them who has a CCJ the agent or owner can request they leave???? Errrrrr, these guys seem to think so. Application fees not refundable. However they were neglegent in not informing us that anyone with a CCJ would not be allowed to live in it, even if they are not the applicant. This outfit generates a profit from rejection applications. Stay well clear of them. Its a scam they operate freely. Go elsewhere, there are plenty of other local agents who are so friendly and able to advise instead of lying and misleading you. I will take this to the small claims on the grounds of neglegence.

My partner had a shocking experience when selling a flat with abode. He was lied to by them throughout the process of selling with them and did not feel they gave him good advice or acted in his best interest.

We sold and purchased with the Uttoxeter Branch. Quiet honestly Emma, and George are brilliant, offering such a professional, pleasant service. Their local knowledge is absolutely immense. They have the finger on the pulse continually, with regular updates. Our house was sold within 2 weeks. The lovely Sue (Rugeley Branch), was in the back ground, continually chasing solicitors etc... we really felt that we could leave these guys to it, and relax!
These guys are professional, personable and we would highly recommend Abode because of this.

It would not have been possible to better the service we received from Abode. George came and took photographs, then called us the following day to say he had found us a potential buyer. One viewing and sold STC even before going live on Abode’s website! Then, during the legal process, Emma’s quick thinking saved us from missing an important deadline. Throughout our sale and purchase Abode gave us sound advice and acted in a professional manner. And all the staff are really nice!

As a local Surveyor, I enjoy a very good professional relationship with Emma, George and the other smiley staff at Abode in Uttoxeter. They are always helpful in arranging access for surveys or with comparable evidence for valuations. Their local knowledge is extensive and their skills at negotiating sale and keeping the sale together are first class - despite the occasional torpedo fired by surveyors!

If I was selling or letting a property in Uttoxeter, I would be delighted to use Abode.

I'm so pleased I chose Abode to sell my house; excellent photos were taken and it sold within 11 days. My purchase was also with Abode and I was kept informed frequently of any changes. Staff are so pleasant and happy to oblige.

Recently bought a house using Abode Uttoxeter branch. The whole team are professional, courteous and on the ball throughout every step of the way. I couldn't recommend them more.

We used Abode to help us with the sale of our property last month. The house had only been on the market for a few days and we had our first offer!

The Abode team were great at keeping us in the loop with what was going on with the sale.

Within a few weeks the property had been Sold! Very happy with the service we received.

I have used Abode several times on both personal and professional issues and cannot rate them highly enough. I have always found the whole team to be extremely helpful and great at communicating regular updates. Very efficient company all around and I would highly recommend them to anyone looking for an agent either on sales or lettings.

We sold our old house, and bought our new one with Adobe and received excellent service on both elements. Having fallen in love with our new home on our first visit but not being in a position to progress as our house wasn't on the market, Adobe were able to get our house on the market the same day and sold SSTC within 3 weeks, allowing our offer to be accepted on our new property.

This isn't half the story though, the deal took a long time to conclude owing to issues both with our buyer and the vendor and if it wasn't for Sue at Adobe chasing people I genuinely believe we would still be waiting now 5 weeks after moving.

All staff are genuinely helpful and will go the extra mile for you, would certainly recommend.

Highly Recommended. After 9 months marketing of 5 new build houses I decided to try out Abode estate agents. A little cautious as was out of area for them but I shouldn't of been. 5 properties were listed with excellent photos taken and virtual walkthroughs. The online presence of these properties were second to none. Within 4 months, 4 out of the 5 properties are legally complete with the last one SSTC. Very happy with the staff I dealt with and the communication between them all. If you want your house to sell quickly and be showcased at its best, then give these a call...
