ADS Leak Detection is an independent business based in Langport, Somerset, owned and run by Adam Price. With 34 years in the industry, Adam brings extensive knowledge of internal and external water systems, pipework and house construction to every investigation. Understanding how a property is built, where pipes are likely to run and how water can travel through floors, walls and surrounding ground is a big part of finding the cause of a leak. We provide specialist leak detection and investigation services for homeowners, landlords, letting agents, property managers and commercial customers across Somerset, Devon, Wiltshire and selected areas of Cornwall and Hampshire. We investigate everything from a small, persistent leak in a home to buried water mains serving larger properties, commercial premises and agricultural land. Basically, if it leaks, we’re here to find it. Inside properties, we investigate leaks on hot and cold water supplies, central heating systems, underfloor heating and concealed pipework. This includes pipes beneath concrete floors, screed, timber floors and fitted flooring, as well as pipework hidden behind walls, ceilings, kitchen units and bathroom fittings. Whether you have a boiler that keeps losing pressure, unexplained damp patches, damaged flooring or a water meter moving when everything is switched off, we work through the evidence to establish what is happening. Externally, we locate leaks on underground water supplies, private and shared water mains, and pipework beneath driveways, paths, patios, gardens and agricultural land. We understand the concern that comes with a suspected leak beneath a finished driveway or a long stretch of buried pipe. Our aim is to narrow down the location as accurately as possible before excavation, helping to avoid unnecessary digging and disruption. We also investigate swimming pool leaks, including suspected losses through pool liners and associated pipework. Roof leaks and rainwater ingress are another part of our work, particularly where water appears intermittently or only during certain weather conditions. We use drone inspections to view roofs and areas that are difficult to see from ground level, helping us identify defects and possible routes for water to enter. Our investigations draw on a range of equipment and methods. Thermal cameras help us assess temperature patterns and identify areas that need closer inspection. Tracer gas can help locate small leaks on concealed and underground pipework, while acoustic listening equipment and ground microphones help us listen for escaping water. We also use moisture mapping, pressure testing, isolation testing, inspection cameras and endoscopes to examine hidden spaces and check individual sections of a system. Where appropriate, salts analysis provides further information when assessing dampness and possible water sources. We use all methods necessary to try to find leaks, without hidden extra costs once we’re on site. We follow the findings as the investigation progresses and take the time to check what the evidence is telling us. Some leaks are straightforward; others need patience and a combination of methods, particularly when the water loss is very small or the problem only occurs under certain conditions. We believe customers should understand what they are paying for and what we have found. We explain our findings in plain language, discuss the next steps and provide clear reports with photographs to help with repairs and insurance claims. Where further investigation, access or repairs are needed, we explain why and what we recommend. From a hidden pipe beneath a kitchen floor to a leaking main across a field, ADS Leak Detection offers practical experience, thorough investigation and straightforward advice.

Excellent service @ a very fair price

What can I say except what a fantastic company ADS was to deal with. Had already had another company come out, they couldn't find the leak but still charged me!! Called ADS & spoke with Adam who seemed to ask all the right ?s. Well he found the leak in a few hours. In fact there were 2 leaks. This chap Adam is truly impressive. Very knowledgeable & professional. I received a detailed report for my insurance claim & a lot of free advice plus his invoice was more than fair. Cheers Adam!

Air Source Heat Pump Leak

We had an Air Source Heat Pump installation that we were losing gradually pressure intermittently. After several visits from our staff to try and find a leak we were unsuccessful. We spoke with Adam who came very promptly and stayed all day completing various test to find the source. The leak was found on the Cylinder coil and a replacement has been organised!
We highly recommend Adam from ADS. He is very thorough and his experience shines through!

Great service & fair charges

Suspected I had a leak a couple of wks ago. As I live in a top floor apartment with 'acres' of wooden flooring I needed a company with excellent reviews which is how I came across ADS. Adam arrived with an abundance of equipment & found the leak quickly which was a great relief..... èspecially to the folk who live directly under me!! Nice guy, very knowledgeable & passionate about his work. Highly recommend
