AHS was on the right track using quality contractors. But now they seem to be using subpar borderline handyman/contractors that want to do minimal or less to address the items that need to be fixed.

I am extremely disappointed with my experience with American Home Shield and how my recent HVAC claim has been handled.
After my air handler failed, I was told that my home warranty would cover the replacement. However, once the estimate came through, I was shocked to learn that over $3,600 in additional “non-covered charges” were being passed on to me. These charges included items like line set modifications, electrical work, ductwork modifications, refrigerant, and other components that seem essential to completing the installation properly and safely.
When I contacted AHS for clarification and asked for a detailed breakdown, I did not receive clear or helpful answers. Instead, I was repeatedly told that these charges were either required for code compliance or necessary to complete the installation—yet somehow still not covered under my policy.
This feels extremely misleading. As a homeowner, I purchased a home warranty for peace of mind and protection from large, unexpected expenses like this. Being told that the system itself is “covered,” but that thousands of dollars in required work are not, defeats the purpose of having the warranty in the first place.
To make matters worse, the cash-in-lieu offer was just $1,198.78, which is nowhere near enough to reasonably address the issue or replace the system independently.
At this point, I feel that the value of this warranty has not lived up to expectations. The lack of transparency, unclear coverage limitations, and significant out-of-pocket costs have been frustrating and disappointing.
I would strongly encourage others to carefully review what is actually covered under their plan before relying on American Home Shield for major repairs.

I’m very disappointed with AHS. I have been a customer for more than 9 years, and before that I used their service for 3 years at a previous home. Unfortunately, my biggest frustration has been with customer service. I often find communication difficult, and my experiences have felt unprofessional and unhelpful.
I have now had my refrigerator ice maker repaired 4 times, with no resolution. On top of that, I paid a copay for a plumber to inspect the water lines, only to be told I needed an electrician and that the service would not be covered. What is especially frustrating is that the diagnosis pointed to the electrical panel, even though the technician never actually inspected the panel. It has felt like a constant runaround.
Honestly, aside from annual AC checkups, I have rarely needed to use the service until recently, when several kitchen appliances began failing one after another. Based on the quality of service I received in the earlier years, which was excellent, I expected much better.
Sadly, I am now looking for another home warranty company, ideally one that does not outsource customer service, employs experienced and honest service providers, and does not leave customers on hold for 1 hour and 45 minutes just to speak with an agent. I also should not have to deal with multiple voicemail messages over a few days denying a repair for an electrical issue that may not even exist.
At this point, I have reached my breaking point. AHS should do better, because its reputation ought to speak for itself.

We have been members of AHS for 32 years. 7 weeks ago our washer broke down. AHS sent out a company called Optimum Appliances. They came out ordered parts and went out of business. We have called them and no answer. We called American Home Shield now 8 times. They have never done anything but charge us for a the fix. AHS does NOTHING. We have to, after 32 years, just leave the company and encourage all buyers to beware of this company. They've been extremely unhelpful. Each representative tells us they will get back to us in 25 hours. THEY DON"T. This company needs to do all of us a favor and just go out of business.

1-star for the scammy emails. I'm in the UK too. Bombarded with marketing emails. I have never used these people.

Dear American Home Shield Team,
I am writing to express my extreme dissatisfaction with your service and to formally cancel all four of my property warranty contracts with AHS.
Recently, I was charged $3,659 for a furnace replacement. While the vendor stated this amount was a "copay" for items not covered by the warranty, your records incorrectly categorize this as a "modification" to the furnace. I find these conflicting explanations to be dishonest and a breach of our contractual terms. It appears that AHS is colluding with vendors to gouge customers and avoid honoring the coverage promised in your agreements.
As a result of these deceptive practices and the failure to honor your obligations, I no longer wish to do business with your company. If you do not resolve and refund over payment of $3659 in the next 10 business days, I will cancel all four of my warranty contracts with AHS. This is a final reminder

Avoid American Home Shield at all costs.
I opened a claim for a potential gas leak, and nearly two months later, the repair is still not done. The first contractor never even called. After weeks of chasing, AHS reassigned it. The second contractor showed up but couldn’t fix it due to parts. Parts arrived—and since then, nothing.
I’ve made 20+ calls, sent emails, and AHS keeps saying they’ll “contact the contractor” and call me back. They never do. Supposed supervisor escalation? Never happened.
Every call starts from zero. No urgency, no accountability, no follow-through—on a GAS issue.
Stay away from AHS and their contractors, especially IFI Services LLC and Wright Refrigeration.

I used American Home Shield to help fix a plumbing situation with a leaking facet in the bathtub. They assign a plumbing that came by to repair it but never returned after they removed a part. I’ve reached out countless times to American Home Shield but every I call they tell me a service manager has been assigned and will reach out to me. I’ve been waiting over 3 months to get this issues fixed. I would not recommend going to them for plumbing help.
I also emailed socialmedia at ahs.com 4 days ago and still have not heard back or gotten and response from anyone. I still would not recommend using them for plumbing services

AHS has been great for me in the past but this time I feel taken advantage of. I put in a request for my heat pump making a loud noise. Turns out it's a bad TXV (which is covered by AHS). The company they used to service me also stated that I needed a surge protector. The surge protector which isn't a requirement is NOT covered by warranty.
I had 2 other HVAC companies come, and they told me that all I needed was the TXV. So, the main diagnoses are the same, but the vendor AHS is adding more so they can get more money. So now my out-of-pocket cost is $640 rather than just the part that is covered by my warranty that I just paid $125 to use. So, my choices are to pay $640 for the additional work (that is NOT needed) from AHS or pay one of the outside companies $1400 to replace the TXV. No brainer but I shouldn't have any additional cost.
I called AHS to let them know that their vendor was adding to the estimate, but they did not care.

horrible experience. i've had them for 2 years and every time something breaks, it is a process to try to get good service providers to me out and fix it. They assign companies that have 1-2 star reviews on google. its awful

Shady practices. Makes it extremely hard for your to cancel the plan yet u can buy the plan with simple clicks. Lack of integrity and morals. If u want to torture yourself, do business with them.

This company is a scam!! Would rate a zero star if I could. They just take your money monthly, charge you again whenever you do have an issue, and then try to find every way possible not to cover you when you need them. I had a garage door issue, that was supposed to be covered under said plan with this company. They had the company that they sent out add another issue that to report, just so they could not cover me. I told them that the report was incorrect, and they refused to change it, and just flat out denied my claim. Mind you, I have been paying this company monthly for four years, and not a single issue has ever been covered in my home by them. Please avoid the mistake that I did at all cost!

Terrible company. My dad who is 95 and has dementia has had an monthly autopay with AHS for 12 years. He relocated out of state a year ago and is now living in a facility. I recently gained control of his finances only to find out he's been paying for this subscription for the last year for no reason - he doesn't own a home anymore so need for warranties.
I called AHS and explained the situation and asked if he could be comped, as he is not of sound mind to be making these decisions about payments.
I told them I could send them proof of sale of his home, that shows the date of sale, and they said they don't accept documents for fear of having too much personal info on file. (?)
They said they would've comped him if they'd been alerted to his move earlier, but they weren't. This explanation makes no sense?
I told them he handled his own finances until recently. I didn't even know he was using AHS? How could I have alerted them to his move if I didn't know this company even existed until this past week?
I was surprised at their lack of humanity, given this situation. Can't imagine it's the first time this has happened?
Nothing like taking advantage of seniors.
