My experience with API Global has been…

My experience with API Global has been deeply disappointing, and I want to warn other investors before they make the same mistake.

I was given misleading information during the sales process, especially about what the property was allowed to be used for. These assurances later proved to be completely incorrect, causing major issues after completion.

When I tried to raise this formally, I discovered that API Global is not registered with any government-approved redress scheme. That means if something goes wrong, you have no independent body to turn to — a serious red flag for any investment company.

To make things worse, they failed to provide a complaints procedure despite repeated requests. I was simply told to post a letter with no explanation of how it would be handled. This is not what I expect from a company selling investment products.

API Global also pushed partner companies and service providers that turned out to be completely unsuitable once the true restrictions of the property became clear. These recommendations only made the situation more costly and frustrating.

In my view, investors need to be extremely careful.
Do not rely on API Global’s guidance at face value. Do your own independent checks, or you may end up facing the same problems I did.

The worst company in the world

Imagine paying money and then not getting the condo and then.... money gone. That's what you will get if you go with API Global.

I am still in an endless loop of lawyers ping pong, trying to get my money back.

Stay away from them.

A bit more information:

1. I signed up for an apartment at Phoenix house, in Cambridge with API Global. The down payment was about 20%.
2. The completion was supposed to be in Q1 2024. Then it moved to Q2, then Q3 and so on.
3. During this whole time API Global was slow to respond, sometimes even forgetting to update me with new delays, sometimes sending the wrong information.
4. The feeling is horrible, you pay money, you don't get apartment and you need to chaise API Global
5. Every quarter they promised that next quarter it will happen for sure
6. They claimed that the delay is actually good thing for me (another lie) because the mortgage interest only goes down
7. 2 month ago, they asked me to take the mortgage with a higher interest. Claiming it's not up to them that the interest went up.
8. I decided to execute my right according to the contract and terminate the contract according the contract rules as the developer failed to finish construction within the "Long stop date".
9. API Global just disappeared, left me alone to fight with the developer.
10. I left them bad review. They threatened me, that if I will not remove the bad review I will never see the money
11. Right now I am in an endless loop with lawyers, fighting to get my money back that I deserve by law and API Global couldn't care less as they got their commision.

This is a company that cares only about money and doesn't care at all about their customers
