This platform is good for a novice or with someone with a small starting capital.
It’s still an investment and there is no guarantee that your money will grow or dissipate. The business concept is solid if it is managed well.
I didn’t give it 5 stars because it is relatively new company.

Arrived gives the average investor…
Arrived gives the average investor access to real estate investing. The returns on individual properties average dividends of about 5% (2% up to maybe 6.5%) while also building equity in the underlying house for investors. They also have a private credit fund opportunity that is averaging around 8.5% as of this review.

Great Savings / Investment Experience
I love the diversification aspect of properties all over the United States. Also, I have always wanted to have investments in real estate, but my 2 attempts at doing this on my own were frustrating failures. Having a place to put extra cash that pays an annual percentage of around 8% is a well received bonus. Arrived's Secondary Market demonstrates their strong understanding of, and their commitment to, their customer base. Thank you for this investment opportunity.

Fantastic depth of information available
The transaction was very easy and now I own a small percentage of another beautiful home which hopefully follows the appreciation and rent dividend history that my previous purchases have returned. Much depends on the quality of the renter and the lack of major repairs. I believe Arrived is continuing to improve cost control and market selection to provide superior real estate returns without my active involvement. Arrived provides the ability to diversify your portfolio with single family funds, individual house fractional ownership and a private credit fund. Thru diversification in many different houses and participation in their secondary market I have been able to see unrealized appreciation of over 10% and dividends of 5% over the last year. Much depends on the future direction of the real estate market. Over the suggested holding period of 5-7 years a selection of purchases of different houses in different markets under Arrived’s approach allows you to invest as little as $100 at a time, making diversification in real estate affordable. So far Arrived has proved adept at shielding me from the hassle of real estate investing in specific properties and grown my investment at an attractive rate.

At Arrived, dividend payments are calculated by taking the property’s monthly rental income and subtracting operating expenses such as maintenance, property management fees, taxes, insurance, and utilities. The net income that remains is distributed to investors based on their ownership shares.
Dividends can fluctuate month to month for several reasons. For instance, periods of vacancy mean no rental income is being collected, which typically results in paused dividends. Unexpected costs like major repairs or tenant turnover can also temporarily reduce or suspend payouts. Additionally, each property maintains a cash reserve to help cover operating expenses and smooth out dividend payments. If reserves fall below target levels, dividend payouts may decrease until they’re replenished.
Dividend performance is directly tied to property performance, which means that strong operations can lead to increased dividends, while challenges can reduce or pause them. For full transparency, you can always view detailed performance data, including dividend history, on each property’s page under the “Performance” tab.
