Unethical Deposit Refund Delays

Avoid Artistic Spaces if you expect professionalism and honesty. They deliberately delay returning deposits, despite clear terms in their own letting agreement.
Under Clause 8.2.1 and 8.2.2, if a unit is handed back in its original condition, the deposit should be refunded promptly—yet they fail to honor this. No timeframe is mentioned in the contract, yet 18 days have passed, and we are still chasing our £700 deposit.
We were tenants for over three years, always paid our rent on time, and left the unit in perfect condition. The studio was inspected and approved on February 7th, with confirmation that there were no issues—yet Artistic Spaces continues to withhold our money without justification.
After speaking with other tenants, it’s clear this is a pattern—many have had to repeatedly chase them for their refunds. This is not an isolated incident but a deliberate and unethical practice.
It’s incredibly frustrating to now be chasing after our own money after being a reliable tenant for 3 years. If you’re considering renting from Artistic Spaces, be prepared for frustration, delays, and disregard for contractual agreements.
Furthermore, The main entrance glass has multiple cracks and has remained in this condition for over three years. Aesthetically, it appears unwelcoming, and fragments of glass have been falling.This issue has been reported to artist spaces frequently by tenants - Artistic spaces simply don’t care.
***update***
Ealing council have not been notified of termination of contract in February 2025 (almost 6 months ago) and unit hand over despite several emails, 3 phone calls to Artistic Spaces. This appalling level of customer services is absolutely unacceptable!

I was a tenant at Artistic Spaces OXGATE HOUSE from November 2021 to June 2024 and my experience was absolutely dreadful. The management is shockingly incompetent, unresponsive, and shows no regard for their tenants or the condition of the spaces they rent out.
During my time there, I dealt with countless issues, including:
• Security problems: Frequent break-ins due to poorly maintained doors and locks, unmonitored cameras, and management’s complete neglect. I couldn’t even get insurance because of how unsecure the building was.
• Rodent infestations: Persistent issues caused by bins not being cleared on time, resulting in waste piling up.
• Health and safety hazards: Human waste was left outside a fire exit for months, and leaking roofs went unrepaired for ages.
• Broken promises: Management advertised fast-working WiFi, a café, and open-plan workspaces, but none of these ever materialised. Instead, they crammed in extra hubs to make more money.
• Lack of maintenance: Broken main doors, parcels going missing from the parcel room, and tenant complaints ignored for weeks at a time.
• Parking issues: Management introduced pay-and-display parking, yet tenants constantly had to fight for spaces. Even when I paid, I would receive parking tickets randomly, leading to countless refund applications and appeals.
• Inappropriate use of facilities: Teenagers using the toilets for sex, with no action taken by management despite complaints.
• Unbearable working conditions: Despite the metal roofs in the B2 studios, air conditioning wasn’t installed until over a year into my tenancy. One summer, temperatures reached 45°C in my workspace, making it impossible to work.
The final straw was arriving one day to find the lock removed and the glass door smashed. Management didn’t even know about it, and it took far too long for them to respond. What is the point of having cameras if they are never monitored?
To top it all off, they do not return deposits, and it’s a mystery where the rent money goes since nothing is ever fixed or maintained. Reaching management is nearly impossible, and when you do, they are either dismissive or completely ignore you.
I’m so glad I left. Artistic Spaces treats tenants appallingly, and I wouldn’t recommend this place to anyone. Avoid it at all costs.

The building manager at Monier Works is absolutely amazing. I’ve been there for 1 year and he is always present and readily available to help me, wouldn’t recommend a studio space any more than this!
Awful
Awful! Their tenants are in our residential block and they have the most aggressive antisocial behaviour. Artistic spaces need to control them better and give them warnings or do better checks. I used to love living where I have for 16 years and them coming here has ruined my home life and afraid for my security

No solution, no money back, no response to emails and calls
The studio for which I placed a deposit has experienced a flood, resulting in severe dampness that has caused deterioration and neglect throughout the entire space. They did not provide clear information that the source of the issue has been resolved. I did not sign the contract and have requested the return of my deposit (which I paid 2 months' rent), but I have not received a response for almost a month. They are not responding to phone calls or emails. They don't even deserve one star.

Happy to have found Artistic Spaces
I moved to one of the AS sites in June and was so happy to have a clean studio to move my business into.
The process was quick and easy, maybe because I have been so ready to move into a new studio, but also the person that i was speaking to was so friendly and answered all my questions.
I like that I was able to get a cheaper studio compared to what else is in the area.
It's cheap & simple, which is my priority for right now.

My experience with Artistic Space was highly disappointing. Despite multiple follow-ups, they showed complete negligence towards addressing leaks on the premises. Additionally, their finance team was unresponsive, making it an arduous task to obtain my deposit back. This level of unprofessionalism and lack of responsiveness is unacceptable. I strongly advise against engaging with this artistic space.

Avoid!
Current tenant and has been a comedy of errors since moving in. Pressured into moving in by a certain date, despite the facility being nowhere near completion resulting in an email mere days before move date to say we couldn't enter the site.
Continued building works meant studios were not accessible for over two weeks and have been finished to a poor standard at that.
On open days, spoke about how they matched neighbouring studios to ensure noise wouldn't be an issue but have placed a fitness studio with weights, jumping and loud music next to my space. The studios have hollow, old wooden floors so alongside the noise, the entire space shakes and vibrates when they use it.
Am now having to pay for a separate co-working space to undertake any calls and meetings and can use the (very expensive) space for a small fraction of my work. We sign a contract that states no music to be played in studio spaces and to be considerate of noise but they are unwilling to enforce this so there is a real disparity in how tenants are treated and contracts enforced.
Have been in continual contact regarding this issue but have been ignored, fobbed off and avoided. Was suggested I move to another studio which would be nearly 3 x the price long term. Today I finally got a response which was to speak to the neighbours and in effect - deal with it myself. It is not my job to enforce their contract with other tenants.
No sanitary bins for weeks (legal requirement) but angry notes up in the toilets saying not to flush sanitary products - it's unhygienic and impossible for someone to walk back to their studio space with a used sanitary product in their hand!
No bins for months so we were left with an overflowing skip. The resulting rubbish of which is still piled up outside.
Above all of this - you will receive MONTHLY emails and texts, strongly worded to remind you of your obligation to have a standing order set up to pay rent - despite proving this and paying on time!
If I had known what I was walking into, I never would have taken on this space. Incredibly disappointed.
*Update - this month I received 5 texts/ emails within 7 days reminding me to pay the rent (despite having paid it on time, via standing order as agreed in the contract) - two emails on the same day. It's overkill and instead of mass emailing their entire tenancy book, they would be best shifting this focus to any non-paying tenants.

Absolute nightmare dealing with this company.
Continuously moved the goalposts while trying to agree a contract. Was told to pay deposit to secure unit as they will agree to my contract terms. As soon as they received my deposit, everything went downhill. I no longer will be moving in to the space and still haven’t received my deposit back.
Now I’ve been told that there is a 30 working day policy for refunded deposits. No information of this on website, neither terms and conditions. I contacted finance, operations, resolutions department, and have been given the run around by every single department.
Absolutely sickening

If I could give 0 stars I would have. I signed up for a studio space in their new site in Deptford. The team running the operation are appalling. It is impossible to get hold of any one through emails and telephone calls. A couple days before I was due to move in I still did not have the required information requested a good 3 weeks prior so I pulled out. Now I am having to fight to get my deposit back. Again no one is answering my calls or responding to my emails. Avoid Artistic spaces. I am unsure what establishment they are runny. Incompetent.

Absolute nightmare
These buildings are not safe or secure.
The landlords are negligent and rude, and do not care that they risk tenants personal safety and business property by not fulfilling their contractual obligations to provide appropriate security.
Multiple burglaries have happened across the Artistic Spaces sites, which the landlord does not care about nor seek to remedy by making the buildings safer.
“Service charges” are regularly increased despite the service levels being dangerously poor.
There are regular plumbing and electrical issues that the landlord does not take care of despite it being their responsibility.
Do not risk your business/ artistic practice/ personal safety at these locations!
