I went to view a property with intent on moving in, property was a new build and was perfect. After filling in all the forms emailed to me I was asked for a holding deposit. I know I have a ccj and asked if this would affect me, the person I was speaking to (cannot remember her name) told me I’d be ok if I had a guarantor which I had. I received an email to say that the property was mine, followed by a phone call to say because I had a ccj they couldn’t let to me and I lost the £125 holding fee. They knew this in the beginning but still took my money. Very dishonest.
My experience with this letting agent has been top tier from start to finish, they have been there for every need and have managed to help in every situation.
Big thanks to Lee at Ascend who has gone above and beyond with everything he has done while we have been staying in our property and has gone above and beyond when helping me and my housemate.
Ascend really does stick out as an agent that sets the mark.

Our wall fell down 2 months ago in a storm. They sent someone out who propped our wheelie bin next to it and now claim its fixed because the bin is holding it up. The wall is a danger to us the tenants and the public walking passed the wall. Avoid this company at all cost.
We've tried to view several properties marketed by Ascend Burnley and Manchester since November 2023. Filled in all details on RightMove & Zoopla, then the form that they send out when requesting a viewing. It's now almost February and we still haven't had a phonecall from anyone. Once had an email offering a viewing on a particular date, asking me to confirm my email address, name and phone number, (all of which they'd had several times) no response to the email or a time given. We made multiple calls, none of which were answered, mailbox was full, emailed several times and no one to this date has responded.
I found the landlord through the Land registry and contacted him direct. I know he has now dismissed Ascend and found a new property agent, unfortunately Ascend have cancelled appointments for them to collect the keys, so we are still waiting to view and are at the mercy of Ascend's complete lack of customer service. The landlord has lost out on 3 months rent due to their sheer ignorance towards potential tenants. Tenants and property owners should avoid this company at all costs!
EDIT IN RESPONSE it's a bit rich asking me to call you when I made over 35 calls all of which went unanswered as your voicemails were full and mobile numbers provided in emails weren't even in service.

I’ve decided not to let with this company, because if my experience just trying to book a viewing is this bad I can’t imagine what it would be like as a tenant. I was supposed to have 3 different viewing on the same property, each one has been cancelled with no notice, and not even an apology. Every time you have to speak to a different person they just ignore what’s happened, or outright deny it, when you send them written proof they stop communicating in writing and only want to talk on the phone.
By the looks of other reviews they offer an incentive to people to leave a positive review just as they’ve moved in.
The prices of the houses are also wildly overpriced (£4-500 more than a property the same size in the same area) and it’s clear that they don’t have an understanding of the area they’re letting in (they just kept saying “we’re from Wolverhampton we don’t know the area”).

Hard to get in contact with them and staff are not very welcoming. Customer service not so great over the phone and in person.

Where to start…. I walked around the property with a girl called Olivia Sutton who assured me that the landlord would be painting the house, changing the doors and getting new carpet so I continued with my application.
upon signing, I was then told that actually the property doesn’t need work and therefore won’t be changed. There’s damp coming through the walls and ceiling as the roof is leaking, there was wires coming out of the floorboards, there was whole walls with no paint on, carpets with burn marks on it, no working hob, no working shower and it was FILTHY. They hadn’t even cleaned the property from the last tenant but they charged them for it.
I had many unpleasant conversations with a woman called Laura, who is the branch manager in Monton. When confronting her with the issues, she even lied and said she wasn’t in the area so couldn’t help but her colleague admitted she was in Tesco Express down the road.
It’s been 2 weeks and there’s still SO many issues and despite a contractor coming out, nothing has happened.
I highly advise if you can rent from anyone, don’t let it be Ascend.
I strongly recommend the renters to avoid them. I was their tenant and delivered the property in excellent condition. I had £950 as deposit but they claimed £2000 and even threatened me for legal action. They have professional team who know how to claim. A friendly alert to new renters. Please avoid them. Please read other reviews for deposit claims to notice what I mean.

Rebecca at Ascend has been very helpful and understanding during the whole process of me finding the right property. Her communication with me has been excellent and she has kept me updated throughout every step. This has been a really smooth and pleasant experience especially as this is my first time private renting an apartment. Emma at Ascend has also been very helpful during the process of background credit checks,paperwork etc. I really appreciate how regular the communication has been as I’ve not been left in the dark about anything. I would 100% recommend anyone going with Ascend to look for a property and I would recommend Rebecca and Emma along with the rest of the team as everyone I’ve encountered has been so polite and helpful.
