DO NOT BUY FROM THEM!

if your looking to buy and house avoid this company at all costs! Luckily we weren’t stupid enough to buy a property but my housing association were.. I moved in to this beautiful new build house in 2015 with my partner and young twins.. everything was great to begin with! Well after actually living here it isn’t..! The garden is constantly waterlogged after just a shower, you can imagine what it’s like in a storm..! Wow! All of my windows have more mould than my mother’s 30 year old house (remembering my house was only built in 2015!) there is a constant Draft through every window.. especially the patio doors.. my house constantly smelled like the sewers were blocked 😷 anyway. In 2018 there was a funny noise that started in my wall, sounded like a old whistling kettle.. we then found out that there was a leak in our wall! After ripping my kitchen out and seeing all the damaged wall/brickwork we realised how bad it really was.. it had been leaking that long it had corroded my concrete floor and was now leaking through in to my living room under the flooring.. completely destroyed everything! Turns out when they fitted my kitchen they screwed straight through my hot water pipe! Absolute shambles! This is just to name a couple of things wrong with our house.. so honestly if your buying a home, don’t buy it from these guys.. absolute con men!

Our second new build (our previous was…

Our second new build (our previous was a Bovis) and this has been a much better experience. Any issues have been sorted quickly and although we still have a couple of small niggles, customer support has been ok. The house is lovely with well proportioned rooms and adequate (although slightly smaller than we’re used to) garden. Nice quiet estate in a lovely area. As I’m writing this I’m at home with an unwell child and we’ve seen virtually no-one other than the postman and bin men today. We love it here and would recommend Barratts from our point of view but emphasise that you must do your research about each individual development.

Such helpful staff.

Over the weekend I visited three new home sites in Nuneaton. One of which was The Longshoot/ Eastborough Way where I met a lady called Rachel. I am an estate agent with 15 years in the business and can categorically say that Rachel is one of the most helpful people I have ever met! A credit to your company. Helpful, friendly, gave excellent advice in the most professional way. This was only re-iterated by the bouquet of flowers she had on her desk by way of thanks from another customer. Thank you for your help Rachel.

Garage door width

Hi there I’m wondering if anyone has had the same problem as ourselves, we have recently bought a house with a detached garage, it’s a Balmoral home it’s a show home in Scotland only 8 on the site of a few hundred houses. The problem is with the garage door opening it’s not wide enough to take any of our cars, but the integral homes on site can take a car easily they are around 100mm-120mm bigger. Now at house sale we had been sold a 3 car home and told it would take a car as at home sale houses with integral garage can’t fit a car in as they are to small. Just wondering if anyone else has come across this problem, if anyone else has this problem can they please get in touch with the Scottish Daily Record & Sunday Mail as they have run a small story today. After speaking with some of our neighbours we now know that we aren’t the only owners with complaints regarding our Driveway & Garage, so far the response from Barratt is that it meets local council standards, looking online and after many phone calls a garage opening should be 7ft Unfortunately our garage door isn’t, you would think they would have come out and measured it. Now the Times want to run a story about the garage as well , hopefully someone from Barratt will come out this week ☹️Come on we can’t be the only person complaining about this, think I will have to #bbcpanorama , wow watch this space BBC have been in touch, still no word from Barratt. BBC are wanting to film next Wednesday or Thursday seems we are not the only people complaining about this.BBC coming out Wednesday. At last we have had a response from Barratt, what to do now will update this on Tuesday morning. We have been in communication with Barratt head office for a good few hours now , incredibly now my garage door can be widened without much disturbance to us, we have had to threaten them with the papers, and the BBC , if the works aren’t done ASAP I won’t be on this it will be straight to the television, hopefully the other people who have read this report and have been personally in touch don’t give up .if I can help use in anyway just ask. Only 1 day left for Barratt to do the works they had promised............ so the garage door has been widened but what a bloody mess they have left, we had Christmas decorations personal belongings probably totally destroyed now,

Front door hasn't closed properly for…

Front door hasn't closed properly for the year we have lived here so the kids have to use the back door this is due to the builders making the door opening smaller than spec and the standard door being forced in and barratts really don't care - have had to take at least 15 days off work so far each time being promised that the works will be finished each time left dissapointed - had a the whole house flood from the 3rd floor bathroom due to some dodgy plumbing and didn't even get an apology - what a joke save your money

Update 2 years in and still trying to get things sorted.

Absolutely shocking customer service.

2 and a half years now

16 months since my formal complaint was registered.

40 days off work

still got a screw sticking out of my stair case amongst other things.

OK but not recommended

I purchased a Barratts home on the Becketts Brow Estate in Chapel en le Frith in May 2018. We reserved in September 2017 off plan and seemed to manage the initial purchase process quite smoothly. Some issues with completion dates as rather than be honest, sales staff constantly lied about the progress even when what we could see contradicted them. We moved in in May (3 months late) but the property wasn't really finished until October as we had to wait for the front garden/drive to be finished.

The house itself is alright, minor areas that are a bit rough but nothing major and no settlement issues as yet. We did submit a snagging list but nothing has really been done. Still waiting for 2 bathroom floors to be finished and a fair amount of decorating to be sorted.

Site in general is supposedly finished but I would say it is far from it (Barratts left before Xmas). Open areas not finished or left presentable, road tarmacing not finished, bollards missing, all road gullies full of rubble. Just not a great image to present of your company.

Other residents have had similar experiences, some with more major issues and a lack of interest from barrats in fixing them.

My real bug bear however is with the leasehold. Now before anyone says anything, I knew it was a leasehold I was signing up for. However, the issue is all my documentation from the sale says Barratts are the leaseholder but when they left the site I got told Barratts have transferred control over to the leaseholder who is apparently nationwide bank and were the owners of the land the whole time. This has left me feeling conned and also other residents have been quoted 13k plus costs to buy the freehold. Also for some reason Barratts site just up the road in Buxton is freehold which is just a kick in the teeth as well.

UPDATE- 6/3/18

Barratts not interested in repairing any plaster work unless the cracks are wider than 2mm or 4mm around a staircase. So basically i've got to fill and redecorate a whole because thats considered to be within tolerance and general home maintenance. Not even been worth buying a new house.

All in all its not a bad house but I just can't recommend them to anyone as they just don't care about there customers or the products they are providing. I would steer well clear, not worth the hassle.

I moved into my Barratt House at Highfields South Derbyshire

I moved into my Barratt House at Highfields in South Derbyshire and have been really happy with it. We had a couple of issues following moving in which, as explained to us by Barratt before the move date, would be sorted out quickly and they were. The house as a whole is perfect for our family and the way we live and is really a clever design. The kitchen at the back extends out to a dining seating area with most of the wall being windows and doors, which if I were to move I would want exactly the same style room again it’s lovely. The estate as a whole has been planned well and will soon have shops and a school which is great. If I had to be critical of anything it would be the shared areas and the park we were told would be there that as yet is not. That aside I would move into another Barratt House on my experience.

Decent experience when I bought a flat…

Decent experience when I bought a flat in London. The quality has been up to a good standard. However, the communal energy management contracts feel a bit pricey and obvs you cannot change them individually nor do they expire until after tens of years.

If you want your life ruined...

If you want substandard housing, if you want vicious, dictatorial Mafia-type management companies exploiting you, grabbing as much money as they can from you, destroying your life, if you want to spend hours every day rubbing mould from a new property, then go for Barratt. PS It's best and quicker if you go with their solicitors, as they make the horror far easier and don't tell you anything about the problems you'll face.

I've just read the note below. Total hypocrisy, pretending to be interested in the mess they're causing, merely making themselves look even more stupid in so doing: to clarify, Barratt's get their builders to cut corners to save money, then shove the substandard developments on to crooks such as RMG so they can get a sizeable percentage back. Avoid new properites at all costs: if they're not worthless leaseholds, they're fake freeholds sold as true freeholds.

Thought I was buying my house

Thought I was buying my house. Turned out im only renting. Wasn't made aware of the leasehold situation and certainly wasn't offered freehold. Within 2 months of us completing Barrett sold the lease from under us to another company. Then less than 12 months later their policy changed as a company and now don't sell as leasehold. We now have homes on our estate that were all sold for the same price yet some are freehold/fleecehold and others like mine are leasehold. So we haven't in fact bought our very first home... we are just paying £330,000 to rent it.

Absolutely disgusting how the company has treated us as a customer. Steer well clear of any new homes until the government has sorted this mess out.

Do not purchase

I have recently purchased a property in Nuneaton and i have had nothing but problems due to shoddy building,
I have already had my kitchen flooded with water due to leak under the sink on chris5mas eve, I have had damp in my store room which was put down to shrinkage and only when it got worse did they realise it's a leak coming from the bathroom wall so they had to pull half my bathroom apart, change skirting and doors and in the process ruin my laminate flooring that I had paid for,these are issues that are still on going and I honestly Would advise to steer clear of Barratt developments
It is is the worst mistake I have made in life

I love my house!

I completed on my home from the St Matthias development on September 7th 2017 and I am still over the moon with it! It’s a brilliant development, Sarah in the sales office was fantastic from start to finish and always made us feel welcome! Bob and his team built us a lovely home with minimal snags (to be honest the only snags we had were some shrinkage due to the house drying out but this is expected in a new home) and it was rectified very quickly for us. The painter even went the extra mile and patched up a hole our mischievous dog had made from scratching the kitchen wall and door frame without us having to ask!
We also had a problem with our washing machine only a couple of months ago and I was worried it had past the 1 year warranty. Barratt customer services called me back very quickly and informed me that it would be covered under their 5 year home warranty and I had an engineer round to sort it out very quickly!
Highly recommend.

Barratts West Yorkshire

I would like to thank EVERYONE for completing their review of the lack of customer service and flagrant disinterest by Barratt during the process of reserving, buying and moving into their new homes. Shame you all didnt put the region or development name that would have helped even more. I am at exchange and they have now given a completely different completion date meaning the two other families in the chain are also in a pickle. As of today I am going to pull out of the sale and have to go into rented accommodation if I can find some. They seem to forget they are dealing with people, families who have lives. They think everyone lives within 20 miles of their sites and have one showhome in the UK for some designs which entails additional trips and costs just to see something you intend to buy. I think until people speak with their feet, ie DO NOT BUY BARRATT they will not change, and it seems that goes for other companies in their chain such as David Wilson. One star is far too high! The Barratt word is for everything is anticipated, you cannot say you have not been warned.

Ravenhill Park Rugeley - The reality of a Nightmare

Wow, if only I had read the reviews before buying a brand new home from Barrats.
I am so disappointed, angry, stressed, devastated that something we looked so forward to has become a nightmare.
I am a calm person who does not normally complain. I have been sympathetic to the assistant manager on site as I thought it’s christmas and he seems to have loads of complaints to deal with. (Not a good sign) Well not anymore. Since moving in November 23rd and being promised that our home will be sorted before Christmas (even though it’s a brand new house and we shouldn’t have anything to be sorted!) our house is still far from being resolved. I had to ask the assistant manger to please paint our kitchen at least cover the patches because I have guests around for Xmas (he had to do this himself he arrived not long before I returned from work at 4pm to try get it down himself)
All we’ve had is visits from plasters painters and the assistant site manager asking us several times to show the guys around to tell them what needs sorting! One after another!
We’ve had people in to do patching and painting and do a terrible job. Oh and not forgetting making a mess of our brand new light grey carpets with stains (keys given to assistant site manager so he can enter the house whilst we work). The assistant manager said he will have cleaner I’m sorry but Iv paid for new carpets! I don’t want cleaners that haven’t even cleaned the house up properly in the first place!
They have left dust laying around every where from sanding! We have brand new furniture not cheap and some hard to get hold of and have dust left on them!
We have had the customer care for Barrats come to see us after Xmas and even admit that he had not seen such a terrible job and the house should not have been signed off with such low standards (oh may I add this house was the last to be built, to me it says a lot) we have complained to Barrats head office and waiting a reply although this doesn’t really make up for the fact that I just want to do the best bit of buying a new home and add my touches too it. I can’t even put picture frames up because the walls have so many tiger stripes that need sorting!
Honestly this was a new chapter for me and my husband. We are currently going through IVF that should be our focus and not the stress of this! God forbid this affects our chances because that will be another story for Barrats to sort!!!! They can sort out our new furniture if any marks happen to appear
This is seriously getting us down! We want to enjoy this experience and we can’t!
I just can’t express how I feel!
For all the work that needs doing we can’t possible stay in this home! We don’t want to stay around the stress and work!
Floor needs replacing- bubbles
Carpets needs replacing
We’ve been told the whole Kitchen ceiling needs replastering and painting all bumpy/tiger lines
Every single room needs plastering and painting including hall way- snagging- paint lines- dents- bumpy - tiger lines
Skirting boards bumpy or not painted
Stair case oh don’t get me started on that but here’s a few errors paint shocking some bits varnished and some bits not wood work with hammered penny dents in then paint splatters- massively uneven including sanding/paint, wood work
Tiles with gaps from awful grouting
Uneven kitchen surface on a slant
Doors that are faulty including back door
Screws sticking out
Marks/scratches on tiles
Need all doors replacing as they have bubbled (promised this after Xmas still not here)
Window ledge not be properly varnished just left rough with dust
I don’t even know if Iv managed to list everything but honestly this is a nightmare I didn’t think it would happen to us
Just exhausted like I say a new chapter for me and my husband - a chapter to start our family in the right environment
To come home from work to a cosey home to relax and enjoy
Far from it.
This is my first ever review on trustpilot (says a lot)

Terrible plumbing - lack of quality control

Without looking at the corrosion on our 3 year old shower screen Barratts refused to replace it under their well publicised 5 year warranty. Instead they tried to blame us for a lack of maintenance, having provided no information on the screen at handover. We later found out that the cleaning we were doing was exactly what the maker required. After months of arguing we paid for a new shower screen fitted by a local plumber.

WHEN THE OLD SCREEN WAS REMOVED, the plumber found that the Barratt installer had not removed the polythene strip from the base of the screen. This had prevented drying out, kept the screen permanently wet and was the cause of the corrosion. In addition, the shower tray had not been fully sealed before the screen was fitted. We have photographs of the findings.

Sadly, this is only one of more than 100 faults reported to Barratts, many of which are plumbing related.

This company seems to have no quality control system and the customer service staff provide a dreadful level of service.

Cowboys and Con Men

We moved into a new Barratt Home in London in 2011 and had two snags that were remedied professionally and diligently so I would recommend their London homes division. Based on this we felt the were a reliable and reputable company.

However, we bought a house in Northamptonshire in November 2017 and what a mistake. 122 snags later we still have issues with the garage doors. Barratt acknowledge there is an issue but keep on insisting that they send the same third party supplier to replace the doors . The Garage Door Company, or 'botch it and scarper' are incompetent, they installed them badly in the first place and after successive visits the doors are now worse. Barratt refuse to engage a competent third party fitter to do the repairs and are insisting we use Botch it and Scarper again. NHBC cannot intervene and cannot make the Barratt change supplier even though Barratt have acknowledged the issue ,so we have had to take the matter to trading standards.

We would not buy a Barratt House again, the burglar alarm had to be replaced, the Amitico came away from the floor, the windows were no sealed in , there were bricks missing , the guttering was incorrectly installed, the kitchen lights fell down , pipes burst , the heating system was installed 'upside down' to name a few issues. Our neighbours had to have their whole repainted ! Don't be fooled by the show house. The customers care centre is staffed by parrots , who repeat 'we are sorry about that' and offer only platitudes rather that they acknowledge they employed cowboys. They are experts at this con so watch out. Make sure you have plenty of annual leave to accommodate the troops workmen who will have to visit to do these repairs.
