No surveys, no electric in most cases far away. No sewers. No water. Putnam County restricts parking a RV on your lot. Have to have engineered stamped plans even on a simple build. Most of the lots in area were purchased a year ago for about $3000 and the scrub lots I was looking at are $9500 -12500. What a joke. I think I saw the guy from Deliverance playing guitar by one lot.
Roads in area are sand, lots have no survey markers and you don’t know what you’re really buying. GPS coordinates provided don’t reflect what the owner states they are.
Minimum home size is 700 sq ft according to recorded docs and is not advertised correctly. Down payment is $1000 when most OWC is $200-$500. Lots may require a specialized septic system so you should check with Health Dept as I was quoted up to $36k. Tons of permits with Putnam County to do a simple build. IMO don’t jump on these if you are looking from out of state (MI, NY) There are much cheaper deals to be negotiated by coming and dealing with local owners. Read the reviews below. I see a theme of sellers getting the property back later if there is any kind of issue. I read their documents and I did see any issues with taking the lot back if you get a ding from the County Code Enforcement? 🤔 Seems easy to catch a ding when Putnam County gives you 14 days of having your RV on the lot. Catch a code enforcement, lose your down payment and any payments … get the land back for resale? 🤔Hmm? Plausible This company is slick though and their paperwork is sweet and organized. Don’t expect service. It took days and days to get return emails. I would ask 4 questions and get back a one word answer on one question. The other questions would be ignored. I would resend and wait for days and maybe get one new answer. It was like pulling teeth. 🦷 How unprofessional. Lame I called them on their advertising and tried to get them down from a $1000 down payment closer to what other owners in the area are quoting for a down payment ($500) but they would only come down to $750 which is still waaaaaaay higher than anyone in the area. 🤔 Question, why the need for a $1000 down when giving them their already bloated price? Hmmm? Makes you think 💭? I didn’t even ask try to get them to bring down their bloated lot price close to the $5500 price that reasonable OWC for almost exact lots are going for in the area. Do your homework there are 1000 of similar cheaper lots. By the way there are junky houses near these lots with junk cars, junk buildings, falling down mobile homes. These are scrub lots in the middle of nowhere.
Don’t let this be your impulse buy you will hate yourself.
