Informal and unprofessional - when they bothered to reply

We put in an offer for a property sold by Bedebrooke and received an email from Philip, the director, very shortly afterwards that read:

‘Dear ,
I am writing to inform you that your offer […] has been accepted by the seller.’ (My ellipsis.)

The email then ended ‘Once again, congratulations on your successful offer’ and we were asked subsequently to provide ID, proof of address, and proof of deposit, which we did.

Naturally, we were over the moon and began making plans for the house. However, four days later, we were told ‘We have received multiple competing offers for the property you are interested in. In light of this, we kindly ask if you could provide us with your best and final offer at your earliest convenience.’ Confused, we told Philip that we thought our offer had already been accepted, and he replied ‘Said I’d put it to them and hopefully get this all ticked off for you.’ This is not true - we were only told that our offer had been successful.

We did clarify our best and final offer with Philip, who told us that he would know by the following morning which offer had been accepted. Two days later, we had not heard from him, so we asked if he had any update to give. Philip ignored us, so we chased again four days later. Almost two weeks on, Bedebrooke have failed to reply to our emails.

When he deigned to contact us prior to his silence, Philip’s emails were informal and did not feel professional - starting with the absence of a name in the greeting of his first email - and this feeling was confirmed by his conduct thereafter (not to mention their replies to critical Google reviews). To us, the fact that no 5* reviews have been posted on Trustpilot within the last four years speaks volumes, and before engaging Bedebrooke I would strongly encourage sellers to consider the detrimental impact that this company’s attitude towards potential buyers could have on their sale.

As a landlord with firsthand experience…

As a landlord with firsthand experience dealing with Bedebrooke, I am deeply disappointed and frustrated by the substandard service I received. I feel compelled to share the issues I faced, which have led me to strongly advise fellow landlords to think twice before engaging with this letting agency.

Unprofessional Handling of Tenancy Agreement: I was shocked to discover that Bedebrooke allowed a tenant to move furniture into the property before a tenancy agreement was in place. This lack of foresight and professionalism came to light only after I proceeded with a different letting agent, further highlighting Bedebrooke's failure to adhere to proper procedures.

Delay in Processing Requests: Despite serving notice to Bedebrooke on 28th June, with a clear 14-day notice period, I still find myself waiting for essential information to be passed on to the new letting agent as of 3rd August 2023. Multiple attempts to contact them were met with silence or obfuscation.

Legal Intervention Required: Due to Bedebrooke's lack of cooperation, I was forced to appoint a solicitor to request the removal of the furniture they irresponsibly allowed to be placed at the property and to secure the necessary documents for the new letting agent. This unnecessary legal intervention has not only caused stress but also incurred additional costs.

It is disheartening to experience such a poor level of service, one that has required legal action just to achieve a basic standard of professionalism. The lack of cooperation and sheer disregard for proper protocol are alarming.

My experience with Bedebrooke has been a costly and frustrating one. Their failure to fulfill even the most basic obligations has left me with no option but to caution other landlords. Please be very careful, as the standard of service you receive might be entirely subpar, forcing you into costly and time-consuming legal measures to correct their mistakes.

Just be very careful.

Unprofessional agency

Hi, I only just got the courage to share my experience with Bedebrooke now. As a student of Sunderland University living in a property managed by Bedebrooke. Kevin and his son Phil, run the whole business which made it impossible for me to raise concerns about his strange behaviour. Kevin used to let himself into the property where us 4 young girls lived, without letting us all know. Sometimes I would wake up in my bed wear and he would be walking around the property like he owed it. He was incredibly unprofessional and a bully. For months we lived with mice in the property and not enough was being done about it. He put in a couple traps but months later when we noticed the mice issue was getting worse one of the girls realised he hadn’t even set the traps properly. We told him and his response was extremely aggressive. After 3 months of living with the mice issue, I left as I couldn’t cope anymore. He called me up constantly and swore at me down the phone screaming at me saying in 2 months time he will make me pay my final terms rent whether I’m there or not. Sure enough when my rent money ran out (2 months after I left) he tried to file a CCJ against me even after I gave him enough time to replace me. I finally sought help from the free Law department at the uni and they cautioned him with illegal practices as only the landlord is allowed to file a CCJ. He hid everything from the landlord and I think people shouldn’t praise him so much without looking deeper into the way he runs things. If I could go back I would have avoided his agency. His strange behaviour and threatening emails and letters almost threw me into depression. Please don’t ignore this review. I have probably seen and experienced Bedebrooke and it’s 2 employees first hand more than anyone else who has left a review. I hope this helps.

Couldn’t be further from the truth.

A tenancy is a legally binding document and there was no break clause allowing you to exit the agreement early.
You actually came to the office with your full family stating that we wouldn’t let you off with £1250 termly rent because your ethnic origin (we have this on recording), we find it disgusting when someone would play the race card to further their own agenda. Permanent guests are not allowed in a house of multiple occupancy also and your boyfriend stayed in your room against the tenancy agreement requirements.

The only reason you did it receive a CCJ was down to clerical error and the debt being logged in the agency name and not the landlord.

You had 24 hours notice for viewings as required by law. We were not cautioned at all, and will be seeking legal advice on the slanderous comments made above.

There is nothing brave about your factually incorrect review. My only regret is you didn’t have to pay the money you legally owed. Terrible tenant would advise anyone not to deal with this person or their family.

Great team that go the extra mile, fantastic customer service. Excellent value for money, I highly recommend Bedebrooke as they deliver a professional service. Selling or buying a house is probably one of the most stressful things to face you in life yet Phil and the team were always there for help and advice giving you peace of mind.
