Before You Offer is a UK property renovation cost service designed to help home buyers make confident, informed offers. We analyse Rightmove and OnTheMarket listings and deliver a detailed, room-by-room renovation cost report straight to your inbox — in under 15 minutes. Buying a property that needs work is one of the biggest financial decisions you'll ever make. Yet most buyers walk into viewings — and make offers — without any clear idea of what the renovation will actually cost. A kitchen that looks tired could need £10,000 or £30,000 depending on the scope. A damp patch could be cosmetic or structural. Without the numbers, you're guessing. Before You Offer removes that uncertainty. We examine the listing photos, floor plans and property description, then produce a detailed cost breakdown covering every major area of the property — kitchens, bathrooms, electrics, plumbing, roofing, windows, structural work and more. Every estimate uses current 2026 UK trade labour rates, adjusted for your property's postcode area. Whether you're a first time buyer trying to understand what you're taking on, or an experienced investor assessing a renovation project, Before You Offer gives you the numbers you need before you commit.

I was recommend Before You Offer

I was recommend Before You Offer by my mortgage advisor prior to purchasing my first house, we had narrowed down our search to three houses and being able to get a very detailed report on each property about how much each renovation would cost was a massive help in choosing the correct property and not walking into it blind, couldn’t recommend enough
