I’m writing this to warn others about my experience with BG Venture Investment Real Estate and the individuals associated with it, including Shelly Gomez, Dioselena Gomez, and Rafael Beato.

I entered into a “subject-to” home sale with this company, where they promised to take over my mortgage payments and honor all terms of the closing contract. Initially, they seemed professional — they used a title company, paid closing fees.

However, shortly after closing, they never made the agreed mortgage payments, avoided communication, and failed to honor the contract. Because the mortgage stayed in my name, my credit and loan are now at risk.

After researching further, I discovered other homeowners have reported identical experiences with this same company, describing the same people, the same business name, and the same pattern of behavior — claiming they stop paying after taking title.

Based on my experience, I strongly recommend not engaging in any subject-to or seller-financing deals with BG Venture Investment Real Estate or its representatives. Their actions have caused significant financial and emotional stress, and it appears to be part of a repeated pattern.

If you’ve been affected by them, I encourage you to contact the Florida Attorney General’s Office and file a formal complaint as well as with Florida Real Estate Commission (FREC), Federal Trade Commission and FBI IC3.
