Honest. Fair. Swift. Thorough. Highly recommended.

I needed to sell my home quickly and wanted the fairest price for my largest investment! I had an initial discussions/offers with a few investors/buyers. I went down the path with a couple of them and watched their offers dwindle and experienced delay tactics and extremely frustrating "negotiation techniques". I ended up calling Big State Home Buyers back as I re-evaluated my situation. They didn't tell me an offer that I wanted to hear and later tear it apart $10k at a time. They offered me the fairest price, stuck with it and were open and honest throughout the entire process...which was very expedient too! Excellent communication and detailed explanation of every part of the transaction and process.

This was a sudden move for me and even …

This was a sudden move for me and even more, a sudden life change,
I was needing a quick move and I didn't have time for realtors or having to show my house.

Ross with Big State Home Buyers was a true blessing, He handled everything from start to finish, talked me through the process and was there til the end! I don't know much about selling a house, but Having Big State Home buyers there put me at ease, I highly recommend Big State. Ask for Ross! (Thank you Ross! )

Big State Home Buyers are miracle workers!

Long story short...Big State Home Buyers are miracle workers!

That said, here is the long version and it's worth reading in case you ever find yourself in a seemingly impossible situation.

In 1954 my parents purchased a home. In 1971 they paid it off. In 2010 my father passed away after living in the house for 56 years. Later that same year I officially inherited the house upon probating the will.

In 2015 I decided to sell the house and listed it with a local realtor. Within a week the house had three offers and I accepted one. When the title paperwork was being prepared a break in the chain of title was discovered.

Record keeping was shoddy at best back in the 1950's and there was nothing on record showing the people my parents bought the house from ever owned it in the first place. How the owners were able to sell the house to my parents without the proper paperwork is a mystery. Like I said, it was shoddy back then.

Over the next year I spoke with numerous other real estate agents, title companies, several attorneys, and even one sitting county judge (via a friend of a friend). All told me the same thing. I would have to file a "Trespass to Try Title" lawsuit to prove that the house my family lived in and paid taxes on for the past 62 years actually did belong to us. This lawsuit would cost anywhere from $5K to $10K and would take six months best case scenario. I did not have the money for the lawsuit so that avenue was not possible. The whole situation was heartbreaking because my parents were always so proud of the fact that they owned their house free and clear. Interesting that there was never any question the house belonged to us for the 62 years we paid taxes on it.

Before I gave up completely I searched for options online. One company responded right away. I explained the whole situation and they were adamant that they would solve the title issue and buy the house. No problem at all. They do this kind of thing all the time. This dragged on for three months of assurances and reassurances. They basically did everything but hand me a check for the house. A few weeks after the last reassuring phone call I got a call that lasted maybe 10 seconds. "Sorry, we won't be able to do anything after all." Stating the obvious, this was very disheartening because my hopes were built up by constant phone calls and emails for three months which ended with an abrupt "sorry" and that was that.

Once again I was left with what seemed to be my only option which was to abandon the house I had been born into and raised in.

A month or so later I decided to give it one final try. I contacted a few more places I found online including the ugly houses folks. That is when I stumbled across Big State Home Buyers. I received an email response immediately, forwarded all of the information and paperwork that I had and a few minutes later I spoke with Brian Spitz. He was very professional, friendly and understanding and felt confident that they could find a way to sell the house. I was skeptical and I told him as much. After allowing someone to raise my hopes so high only to be disappointed it was hard for me to have faith or trust that anyone would actually be able to sell the house.

Five months later they did it! The house was sold! Throughout the process Brian was in constant contact keeping me updated. Even if there was no real new news he still let me know that they hadn't forgotten about me and were still working on getting the house sold. It was a mission for him that he was just not going to walk away from. Admittedly, I remained skeptical until the very end. Even after the paperwork was processed and I had the check I still had a hard time believing they actually sold the house. The dark cloud that had been hanging over me causing me so much stress had finally been lifted. They are real estate miracle workers!

Brian Spitz, Richard Lowrance, and Sonya Seymour with Big State Home Buyers; Brenda Nieto with Independence Title Company who tracked down heirs of the people my parents bought the home from to get documents from them so the house could be put in my name to sell; Meka Dixon also with Independence Title Company who worked with me on the final paperwork process: All of these amazing people are heroes to me! The house wasn't worth a ton of money so this wasn't a lucrative venture for them, but Brian and his team took the title issues as a challenge and did not stop until the house was sold. They made the impossible possible.

There will never be words to express how grateful I am to them. As much as I needed to be rid of the burden of a house I did not need, it really broke my heart to think that I would have to abandon it. Because of Big State Home Buyers I was able to properly sell the house. I hope a new family finds it soon and spends many happy years there.

Back to the beginning, if you ever find yourself in a seemingly impossible situation, don't lose hope. There are amazing people at Big State Home Buyers who can help. And who are happy to help. Throughout the process they were always incredibly kind to me. They understood my frustrations and also that this was an emotional journey. Even through my skepticism Brian and Brenda promised they would not give up. They kept their promise and I will forever be grateful to them.

Richard and Juan did a great Job making this deal happen. Good experience working with the Big State the guys that are knowledgeable, informative, and Very Transparent with their deals. Awsome !!!!

BIg State Home Buyers were a great company to work with from the first visit down to the closing group. Made all accommodations that were requested in order to get the deal done!! Miss Maemar was great and also Sonya was great to work with during this process. Keep up the good work.

Quick and easy

Excellent and trusted

These guys were amazing. At a time when i was beside myself with grief after my father's passing, these guys came through for us. Unfortunately, most of the time you worry about getting taken advantage of in a circumstance like this, but not with this company. Richard was so kind and respectful and I feel like he did his very best at getting us the best offer on our dad's property. They took care of everything and the process was easy...thank goodness. I can not speak highly enough about our experience and would recommend them over and over.
