Excellent shared living

Paula and Carol are great landlords. Very responsive and go above and beyond to sort any issues ASAP. They make the shared living experience so much better!

Great place to stay with an overall sense of comfort and security

Having found Carol & Paul at a time when I was having to make decisions at quite short notice, it was an instant choice I made to say yes in the first 5 mins of my viewing. The property is well maintained, very systematic, good mix of co-tenants. There is great support in terms of the cleaning and maintenance services. They are very communicative and have a clear set of rules/guidelines which certainly help in the smooth functioning of a houseshare. I lived at one of the properties for a year, until I decided to relocate primarily due to my commute requirements. Definitely recommend them to all interested tenants, especially those that are new to the area and could do with a stress-free living situation.

Great place to stay!

Living in a shared house can be a gamble, but Carol and Paul made the whole experience fantastic. They were responsive and professional, handling any maintenance issues quickly and efficiently. Highly recommend them for anyone looking for a smooth and hassle-free shared living experience. I would specifically highlight the cleaning service which was beyond expectation. I would like to thank them for this wonderful stay!

The company is good

The company is good, they do care about the property they own and ensure its upkept unlike other landlords. No signs of mold or other issues with in the property, regular cleaners once a week.
Good communication and fast acting on any issues.
Would use this landlord again.

Good landlords that care

Carol and Paul do a really great job with the upkeep of the house. They are available to respond to queries at a quick call or message. The rooms are a good size and the house in a great, well-connected location
The cleaning service is really good, as it reduces the chances of friction in a shared kitchen. The amenties provided are well thought out which means there is no need to buy any furnishing/appliances.

Fantastic Landlords

Carol and Paul are very attentive landlords and are really lovely and understanding. They're great at communicating and always respond very quickly. I had a fantastic experience renting from them! Only reason I'm leaving is to move in with my partner, otherwise I'd be staying for a long while.

I lost my £150 :( Be careful with them…

To support workers and students I do not recommend going with them. I lost my £150. Because I was a student and I am a support worker now they took holding deposits and informed me I could not afford their place even though I provided a guarantor.

To Black Panther Property Ltd: Please mention if you are targeting not to rent your properties to people like us do not take the security deposit (£150 in my case) and say “we do not take you in”.

Thank you for the “review”…….Please let us put the real facts together for other readers.
1) We run co-living properties for working professionals in Surrey and all our reviews have come from real clients who have passed referencing and actually stayed in one of our properties. You can see that we are a well rated company, and have been for many years. Yours is the only rating lower than “4” that we have ever received. You have never stayed in our property, so impossible to rate our "service".
2) Our advert CLEARLY states we do not take students, only working professionals, who are then referenced as part of the application process, and if required will need a rent guarantor.
3) At the property viewing we gave you a written leaflet stating that if you applied for a room (by paying a room holding deposit) this would NOT be returned if either you withdrew your application, or if you failed due to false information being given. It is the latter which is why you are not eligible for the £150 to be returned.
4) You explained you were a working professional, and that you could afford the room so progressed to reserve the room. (Now you claim you are a Student, so what are you?)
5) Our 3rd Party professional referencing company calculated your salary was insufficient for the rent despite you claiming otherwise. You were therefore asked for a Rent Guarantor, the details of which you supplied.
6) Your rent guarantor did not provide any income information, or any information to be able to confirm their ability to be your guarantor. Therefore the referencing company had no option but to decline your application.
7) Now you are claiming to be a STUDENT, and trying to imply you are a victim, and that we have taken money under false pretences……We have not. Unfortunately you have provided false information, and the referencing company found you out!

Responsive, proactive, and professional

I have lived in several shared houses before, but Carol and Paul certainly stand out as landlords and made my stay a positive one. From the viewing process, to checking in and living there, I always felt in good hands with them, and I could tell that they had notable attention to detail, and are true professionals who are dedicated to what they do.

In the rare event that anything went wrong, I always found them to be responsive and proactive, replying right away either via WhatsApp or over the phone, ensuring that anything was resolved properly and promptly.

The house itself was well looked after and maintained by them, ensuring both good upkeep (weekly cleaning organised by them), and ensuring safety (room and fire alarm checks and general maintenance).

They make a real effort to get to know tenants as individuals, and I have found them to be pleasant, approachable, and personable, which makes a huge difference.

Overall, I can certainly recommend living in one of their properties, and commend them as landlords/property managers.

Thank you for your hard work and dedication, and I'm sorry to leave!

Amazing experience!

It has been the most pleasant experience working with black panther property ltd. The housemates are extremely friendly with very similar lifestyles making it very easy to live together. Landlords are extremely helpful and really do care about tenants and the property itself. I felt highly respected and very comfortable staying as a tenant and would recommend to anyone looking to rent from them. I am very pleased.

Paul and Carol run a great house and are always quick to sort out any problems. The house is always kept clean and tidy, with Paul and Carol keeping it at a high standard. The only reason for me leaving is to be closer to work.

Loved my time in the house

I lived at Rickman Crescent for almost 6 years and loved my time there! It was a really social house which was great for meeting people in a new area and the landlords ensured to keep the property in good condition throughout my tenancy and attended promptly to requests when needed.

Black Panther Management Review (Barrow Hill Close)

Barrow Hill Close - length of stay (18 months).

Having heard of lots of my London mates who have struggled with unhelpful or unbothered landlords I was a little skeptical moving to the London area for the first time. But Carol & Paul of Black Panther Management made this a very pleasant experience.

It works a little different to most places in that Carol and Paul are property managers, rather than landlords. Despite this, the owner Joe was also very pleasant whenever he came round so absolutely no complaints for anyone involved with the house.

The check in process was great and they were ever so kind to set me up with a work from home table in my room. They didn't have to do this and most places would leave you to sort this yourself.

On top of this, any issues during my 18 months were always listened to and acted on very quickly. I remember when the oven door smashed a few months ago, it was fixed within a matter of days despite us having use of another oven. There are many more examples of this where the issue was sorted very quickly. To make reference to my first point, I've known people in London wait weeks and sometimes even months for major issues in the house (ie, broken washing machine / no hot water).

The bills also include a quarterly gardener and weekly cleaner. This cleaner will also clean en suite bathrooms every 6 weeks which is a big help.

I believe in a constructive review and whilst my 5 star review of the stay & the service BPM offer is accurate, I will always balance a review with a negative. For me, and the other housemates the one issue was the payment for the washing machine/tumble dryer. We were all confused by this. When it was first introduced it was a real faff to get coins to work the machine and was a constant issue.

Granted, Carol does offer a service where you can transfer money and receive change to work the machine. The machine probably yields around £30 a month so it surely can't be financial. The reason Carol and Paul give is down to encouraging economical use to avoid people washing 1 item. In my entire stay in the house nobody ever washed 1 item or even half a load. Any load of washing I have seen has been 75-100% machine fullness and a house full of adults, we all use it sensibily and perhaps a bit more trust could be given here.

Only other down side comment was that the current housemates get zero say in who comes into the house. This is a negative in my view because you have 6 people in that house that are from different backgrounds and don't mingle too much. In my view it is not a social set up in this house in particular and the house would benefit from current tenants having some say in who the new tenants are.

I wouldn't want those 2 negative points to cloud my review because there are absolutely no complaints about the quality of service from Black Panther Management and the lengths they will go to to ensure you have a positive stay. So overall, extremely positive and my 2 negative points are really down to how the house could be better, rather than things that can't be considered to be changed.

I’ve had a great experience at Rickman…

I’ve had a great experience at Rickman Crescent, the room was in good condition upon arrival and the landlords have always been easy to contact.
Any problems I’ve had have been resolved quickly.
After 2 and a bit years at the property I can honestly say it’s been a pleasure. high recommended!

Paul and Carol are fantastic landlords

Paul and Carol are fantastic landlords. They are very responsive and friendly and have provided a lovely space to live in. The kitchen is equipped with all necessities, the garden and patio furniture are great for those summer days and my room was equipped with plenty of cupboard space, a fair sized desk and a very comfortable bed. I lived there for over a year and worked from home. A change is circumstances required me to move otherwise I'd be happily living there still.

I have stayed at the property for…

I have stayed at the property for nearly two years and must say my stay was near on perfect. Plenty of cupboard and drawer space. Good sized room with a writing desk.
Very nice bathroom & kitchen.
Throughly recommend staying at a black panther property.
