Beware!
I decided to go with Blend Realty and America First Credit Union to buy a home because of the 1% buyers rebate that was offered. This was a very bad decision on my part.
1. You have to use a partner agent with this brokerage. The agent I worked with had me wasting my time putting in offers that had zero chance of winning and the agent did not have a grasp on the market at all.
2. I ended up calling Chris Cline to get a new agent after losing out on 7 or so home offers. I was doing research online and coaching myself on what I need to do to win a home in Utah. To win you need to remove as many contingencies as possible, offer cash on top, and in some cases, write a letter with a picture of your family attached!
3. The next agent I had was very polite and seemed knowledgeable with a lot of experience. We also lost on homes but eventually won after about the 2nd or 3rd offer put in. I had to put a substantial amount of cash on top and waive the inspection contingency to even have them consider, then ultimately accept.
4. After the offer was accepted I learned that the offer my agent submitted only gave him a 1.5% commission, therefore breaking the agreement I signed with Blend Realty to get the rebate! This was the whole reason I used Blend Realty and America First Credit Union.
5. The Utah market is fierce and you don't want to be ill equipped to battle the many other home buyers by blindly selecting an agent and trusting it will be worth it since you get a rebate.
