If i could award no stars i absolutely would Absolutely terrible property management. The building is constantly falling apart and nothing ever gets properly fixed.
Several doors in the building are broken, communal areas are disgusting due to the doors not being fixed, letting anyone access the building the lift breaks almost every week complete issue for anyone with a disability & is basic needs for anyone with a disability, and the car park barrier has issues constantly The fire alarm also goes off all the time for hours for no reason, often in the middle of the night, which is incredibly disruptive.
The worst part is the so-called emergency out-of-hours number — nobody ever answers when you actually need help.
For a company responsible for residents’ safety and maintenance, the level of service is shocking. Completely unacceptable.

The sale team explained to about the service charge which would be around £12 pcm it’s not the case it currently £40 pcm I’ve ask them to do some works on a manhole cover which is loses and dangerous over a year ago nothing has happened they’ve even changed us for works that haven’t been done I’ve have the footage to prove it now there charging us for any reason picking up litter we’ve not seen a gardener sins last year if anyone is thinking of buying a property that has blue property don’t these properties are supposed to affordable housing there just ripping people off

- Their response times are atrocious when you need something. When they need something, they suddenly remember how to communicate
- They are inherently dishonest about everything. I'm not sure why
- Staff are not equipped to help as with the above, they report issues inaccurately causing a constant back and forth with communication that leads nowhere until you literally have to provide them with evidence to back up your points

I strongly caution anyone considering a property on an estate managed by Blue Property.
I own a freehold home, yet I am required to pay ongoing estate charges for the maintenance of public open spaces. This was not clearly or transparently explained at the point of purchase, and only became apparent after moving in.
Since then, charges have increased over time, often with limited detail or clarity about how costs are calculated or justified. Invoices are vague, the quality and consistency of maintenance is poor, and meaningful challenge is extremely difficult. As a homeowner, you are effectively locked into a single managing agent with no realistic ability to switch provider or seek independent redress equivalent to leaseholders.
This model of private estate management — often referred to publicly as “fleecehold” — has been heavily criticised by the Competition and Markets Authority (CMA) and is currently subject to ongoing government scrutiny. That alone should give prospective buyers serious pause.
The most troubling aspect is the imbalance of power. Homeowners carry the financial risk, yet have very limited influence or protection. If you question charges, the burden is placed entirely on you to challenge a system that is structurally stacked against residents.
My advice to anyone considering a home on a privately managed estate:
Ask very direct questions about estate charges, future increases, and who owns the land.
Get everything in writing — verbal assurances are meaningless later.
Understand that “freehold” does not necessarily mean freedom from ongoing, uncapped costs.
If you are already living under this arrangement, keep records, challenge everything in writing, and seek independent advice early.
This is not what most people understand freehold home ownership to be — and it has caused ongoing stress and frustration for many residents.

Words cannot describe how terrible this company is. If you are thinking about buying a home and these guys are involved, run for the hills. They've embedded themselves in the deeds of our house and we can't get rid of them. This practice of selling fake freeholds is being investigated and I just hope the government puts a stop to it.

Very poor in communication and correspondence, takes ages to respond to email and the credit control team behaves like they are your sworn enemies. Hikes the charges without any justification even after several calls to them to provide clarification and resort to threats to get the money from you. It seems our developer didn't do their due diligence before handling over to them. Avoid them for the peace of your mind sake. I wish I can give minus star.

I have an issue with my account, no one will speak to me about it, had an agreement with old account manager who passed away, now they are sending me an invoice for a service I have never been getting. Only person who answers your calls is called Claire, she is lovely., but unfortunately she has no support from her colleagues. They just say send an email then do nothing about. Just keep sending incorrect invoices. Waste of time

I have had issues in the past with blue property about things and always speak up if things do not seem right , but i try to remember do not shoot the messenger and try and resolve things amicably.

1 star is the lowest option that’s why they get it. To say they are bad is an understatement. Book appointments for you, without checking your available at 2pm on a Wednesday (people have jobs) then charge you £200 for not being there. Waited 6 months for repairs to be done, now done them myself and the refuse to pay the invoice saying I chose to do it. Now submitting court papers to be reimbursed. Never and I say NEVER buy a property they manage.
Blue Property Management manage the building in which I rent my flat. I am disabled, and the lift has been out of order for almost a month. Despite requests for updates, they are not forthcoming with information. We just need to know a date when it will be repaired and back in service so disabled residents can know when we can resume our normal activities - it isn't a difficult ask. No one should feel trapped in their home or have to put their safety and life at risk simply trying to leave via the stairs to go to an appointment. For us, a non-functioning lift is not an "inconvenience' - it's a health, safety, and safeguarding issue. I don't want to leave negative reviews, but conventional and cordial routes have sadly been exhausted. BPM provide an appalling and ableist service with an alarming lack of regard for residents.
I have had a few experiences in the past with blue property and I wouldn’t say that they have been the best however my past couple of experiences have been really good. Samantha was wonderful. She promptly and politely dealt with my issue. Super service. Blue property management definitely can learn a lot from Samantha’s super efficient service. Thank you again

After six years living on this estate, I can confidently say the service has gone from bad to worse. The management fee has nearly doubled — now over £200 more than when we started — yet absolutely nothing has improved. In fact, very little is being done at all.
There’s no regular maintenance, no upgrades, and no sign of where this extra money is going. The estate is poorly maintained, and basic standards are being ignored. It feels like we’re paying more for less every year.
Blue Property Management needs to explain exactly what residents are being charged for, because right now it looks like we’re being taken advantage of. This level of service is unacceptable, especially with fees climbing at this rate. We’re tired of empty promises and no results.
Avoid if you want transparency, value, or even the basics of estate upkeep.
