We have had an issue on our Estate for a while (SN3 1FD) re unauthorised/ dangerous parking - despite promising, timescales and emails the issue is not resolved. Staff do not return phone calls or answer emails. Absolute awful service stay clear of BNS. Next course of action ton will be a trip to their office as they can’t hide 🙈 behind their keyboard 🎹 then and I won’t be leaving till I get a satisfactory response!

Residents have repeatedly asked BNS for accounts and they refuse/make it impossible
We are paying money and we have no idea where it is being spent.
BNS must be laughing at us.
They reply with “ the information you are looking for may be on our online portal, MyBNS. Alternatively, please feel free to contact our team”, KNOWING that they’ll NEVER provide us with accounts.
It’s a con.

It seems impossible to get anything done that needs doing. For example,shortly after moving into my flat this time last year I contacted BNS about the ruinous state of the outside window frames paintwork, which was peeling off on strips. I sent clear photos, as requested. Then - nothing - despite further chasing. I am wondering what we are paying the annual service and maintenance charge for!

Dreadful, expensive, incompetent.
Prices increase constantly with little evidence of any works being undertaken.
I have been asking for audited accounts for years - a legal requirement- and get fobbed off with constant excuses.
High turnover of managers.
An utterly useless company that has done virtually nothing I value over more than a decade of living under their estate management yoke. Their "gardeners" destroyed my flowe border.

The worst company I have ever had to deal with. Constant change of Property Manager, over 2 years to get a leaking roof repaired, accounts and meetings untimely. have to chase them for anything and everything and they charge us a fortune for it.
Paul C was brilliant from start to finish, being prompt to always arrive when he said he would, polite, very friendly and helpful and all his workmanship was of an excellent standard. He did his best to get hold of the materials he needed as fast as he could & importantly, kept us informed of progress every step of the way. He was always happy to explain the situation regardless of when we approached him and at times we hardly noticed he was there as he cracked on with the work with absolutely minimal noise, disturbance or mess. He did an excellent job all round & cleared up spotlessly before he completed every day. Top man, thank you !

I am the Director of the management company for a block of flats for which BNS were our agent for nearly 10 years. During this time I can safely say that BNS never failed to disappoint and my only regret is that I didn't terminate our agreement earlier. Over the 10 years we had nearly as many property managers, resulting in no continuity, and on many occasions we were not advised of the change and were left with no-one until a new property manager was found. Communicating with BNS is really difficult and normally requires repeated calls and emails. The Accounts section is particularly poor as they will pay invoices that shouldn't be paid without approval - particularly when they're paying themselves! They also failed to file the company accounts on time last year (despite numerous warnings) and it took me repeated attempts and nearly a year to get them to reimburse the HMRC late filing fee. BNS appear to treat clients with complete contempt and seldom initiate any form of contact - an example being not even asking for feedback when we terminated our agreement a few months ago. Getting anything done by BNS requires a huge effort which is compounded by the communication problems. The only redeeming features of BNS are the online portal and the individual property managers who seem to try hard, as well as one or two members of their maintenance team. The fact that the staff turnover is so high is symptomatic of a high handed and uncaring company culture.

We were very happy with the speed and quality of the work undertaken by Tim and his colleague as they removed our damaged kitchen floor and put in place the new floor. We were also happy with the way that they
addressed the questions that we had about aspects of the work as it proceeded. And we are very happy with the completed new floor.

BNS are awful but by all accounts there are so many of these cowboys. We pay them to manage our apartment block but the quality of their work is terrible. They showed up on xmas eve for around 15-20 minutes jet washed some of the brick work and whilst doing so they covered windows and the surrounding area in dirt. There's a level of ineptitude that should mean bns are out of business but somehow they survive, which says very little for property service providers in general.

A pipe burst in our house above one of our en-suite rooms quite late into the night. We had Paul C who arrived promptly and was really friendly and helpful. He discovered the problem very fast and resolved what he could in the time. Would definitely recommend Paul, he did a phenomenal job.

Had the misfortune of being a leaseholder in a block where freehold instructs BNS to manage property. Management fees increased YOY from £1323 in 2018 to £2483 in 2025 despite receiving consistently poor / non-existent service. Seem to have staff retention issues meaning property managers come and go without handovers given so simple issues take years to progress. We’ve had 5 different property managers in last year alone.
Years long delays in producing accounts and ongoing issues around clarity and transparency in the accounts provided. Years to investigate and resolve simple repairs. Years of unpaid communal electricity bills, unpaid ground rent to freehold. Will provide quotes for contractors that are thousands of pounds more than quotes we receive when we independently instruct the works - whether that be cleaners, decorators, builders. We no longer use their contractors and seek our own as a result.
It’s a sham operator who charge thousands for a service they’re not set up to provide. It’s a disgrace, I don’t know how the directors sleep at nights AVOID AT ALL COSTS.

Sadly, this is a truly horrible experience. They just do not provide information, are impossible to deal with. This has created a significant amount of stress for me. Requires me to send multiple formal letters, it has been like this for years. I really do not understand, they just keep demanding more money and no service. This will not be a surprise to them as I have said this in many many emails.

A large tree branch broke off and went through garage roof.
Paul was sent out to deal with it, which he did in a very efficient manner. He explained what the issues are, left everything neat and tidy, and ensured health and safety issues were addressed. A very pleasant & friendly chap.

This is without a doubt the worst business I have ever had the misfortune of working with. Their service is negligence and after years of mismanaging our property with Property Managers that were pointless we have moved our business to a Property Manager who has done more in two weeks than BNS have done in over two years. Our block is now in serious decline. Examples of negligence:
Property managers continually changing with no handover notes. An inability to even add a 'This person is on holiday/left the company on any e-mails
A portal that is left with no management, our front door was left open for days. Faulty lights were left on for days
No calls returned after numerous reminders
Company accounts not kept in order meaning we had no idea how much money we had for major works
Cleaning left filthy for months without BNS noticing resulting in the need for a deep clean

My landlord and I have been chasing BNS for years to address the mould problem in my flat, but progress has been painfully slow. It feels as though we’re going round in circles, with them repeatedly suggesting quick fixes rather than a permanent solution.
Recently, Paul was assigned to stain-block and paint my kitchen - one of these temporary measures. I can’t fault Paul at all; he was fantastic. He explained exactly what he’d been instructed to do and carried out the work to a very high standard. He went out of his way to carefully protect my belongings and ensured there was as little disruption as possible. He also took great care to clean up thoroughly afterwards, leaving my kitchen spotless. Paul gets a 5 star review, but the company gets a 1.

Lydia was extremely helpful in getting a claim sorted for my flat's garage after a theft attempt, which resulted in a replacement garage door being needed. BNS manages the estate, and some decisions are overseen by the directors. Initially, the directors rejected my claim, stating it was not the estate’s responsibility. However, thanks to Lydia’s proactivity, she researched my case and confirmed it was covered and successfully got the claim approved with the insurers. Really appreciate her support and dedication!
