Slow repairs, dismissive attitude, stressful from start to finish
I rented through Capital Heights (contact: Deepak Bhopal) from September 2025 to September 2026. My deposit was returned in full, so this isn't about money. It's a warning about how the tenancy was managed.
Heating and hot water: During peak winter the flat lost heating and hot water. Despite Fixflo reports, I had to chase Deepak multiple times before it was dealt with. Living without heat or hot water in the middle of winter was genuinely miserable, and there was no urgency or empathy from the agent.
Broken bed: The landlord-supplied bed frame broke during normal use. After repeated chasing a replacement was installed, but the contractor left it in a slanted position. Deepak visited, saw it himself, and said it would be sorted. Nothing happened after that, and I ended up rearranging the room myself.
Attitude: Throughout the tenancy, my experience of Deepak was rude and dismissive. When my sibling visited, he told me it felt like more than three people were living in the flat. They were visitors, and I could prove it.
Viewings: Near the end we repeatedly cleaned and prepared the flat for viewings, and on several occasions arrangements changed or the viewing didn't go ahead.
Inventory: I was never given a copy of the check-in inventory. I only learned one existed when the checkout report referenced it.
End of tenancy: We used the agency's recommended cleaner (£320), and the independent checkout rated the flat "clean to a professional level." Even so, I had to chase for three weeks after handover to get the report and any update on the deposit.
The deposit did eventually come back with no deductions, but every step required chasing. If you rent through Capital Heights, put everything in writing and don't expect things to happen without pushing.
