Recently finished our extension with Cates London. Ben advised us from start to finish and kept us informed during the works. He made the whole process stress free, within budget and we are super pleased with the results. Looking forward to working with you again on our next project! Had a couple of maintenance issues with my house that were ongoing for months due to covid. Luckily a colleague recommended Ben and I am very very happy. He responded within couple of hours and personally came to check the property on the same day. Ben identified all the faults and managed to fix them in a timely manner. Ben Cates gave me The worst experience I have ever had with an agent. I rented a flat from him in Bow (East London).
While I was on holiday in Spain he personally threatened to empty my flat with my belongings onto the street because the landlord wanted to sell the property and he was in a hurry. He lied about serving possession documents, because he was lazy. It took him 2 years to get a court hearing. He refused along with the landlord to repair white goods that had broken including the boiler. I had to bye them myself which included a washing machine, cooker and dishwasher. When I eventually left the property he wrote to me demanding that I pay £1400 for taking the white goods with me That I had paid for myself. The engineer who installed them luckily back me up about bens lies. I told him to take me to court, that was the last I heard from him. Best way to describe him is a “lazy, fat, unprofessional Crook !! Do not rent any property from this guy. This is an honest unbiased impartial review, doubt it at your peril and your personal loss.

In the middle of the COVID-19 crisis i did not imagine i would be able to find new tenants for my flat in Shoreditch but Ben worked his magic and found some!
He worked with me and them to deal with all the paperwork during a difficult time and this personal approach made the whole process much easier.

I have known Ben Cates for years with his expertise in Real Estate. He is professional, hard-working, communicative and most importantly, passionate about what he does. He has managed my flats in London, and helped out selling my previous house, from small steps such as getting professional photos taken, to the final completion. I could only give five stars but Ben at the agency has been amazing and I would like to give at least another 1/2 or even a full one to make it 6 out of 5. Very approachable and a 'can do' attitude really helped to get my rental across the line.
