As a high profile business, we were looking for a sale confidentially, and we were confident that Christies has a large enough database of potential buyers that it could be achieved. The leasehold for the Queens Hotel was marketed at £400,000 and Tom O’Malley from Christies was quick to present interested parties, both local buyers and national groups. The end result meant we achieved a price of £350,000 and the sale itself was smooth and hassle-free.

I sold my hotel after a family bereavement, which was a very difficult time for myself. I had meetings with many different agents but felt comfortable with Tom O’Malley at Christie & Co as he understood my business and the current market conditions. They found several well qualified buyers for my individual B&B, and within 12 months I had over a dozen serious viewings, 4 offers and a completed sale. They are, however, quite expensive and I handled all viewings and queries. But I wanted to sell, and I sold, so the value for money is really secondary.

Selling a hospitality business is a huge challenge and patience is the key as there are many potential buyers in this market with dubious motives which can lead to much frustration all round. Tom O'Malley at Christies battled away for us and eventually found a buyer whose intention was to actually proceed and not string us along.
The lesson is to ensure that buyers do really have the means and desire to proceed at an early stage and agree exclusivity where possible.
