Very shabby treatment of elderly borrower

Extremely disappointed with CMG's refusal to support my 97-year-old father, who acquired multiple late fees due to confusion around the portal and the fact that he was the repeated victim of fraud. He had thousands of dollars stolen from him by scammers, so I had to close several accounts and block his phone. We therefore missed communication from CGM, and late fees continued to accumulate. When this came to my attention, I spent hours on the phone with them and they refused to waive more than one fee, despite extreme circumstances. Apparently if they supported my dad, he might tell someone else, who would feel that THEIR late fees should be waived. Can't have that! Look elsewhere for lending options.

CMG Mortgage Company handled my recent…

CMG Mortgage Company handled my recent home purchase. After I moved into my new home CMG continued to send correspondence to my previous address. This was hard to understand because they helped me get a new address. It was on all the paperwork. This continued for several more months and more mailings. Then it got to the point of ridiculous. I received a letter from CMG that said they had received notification from the USPS that I had a new address, and that they would change their records to reflect this. Seriously? I recently was able to pay off my mortgage and conclude this relationship. My payoff letter recently arrived, you guessed it, forwarded from my old apartment.

DO NOT USE CMG TO GET A HELOC LOAN

DO NOT USE CMG TO GET A HELOC or LOAN. The staff has no idea what they are doing. My wife and I have our mortgage with them. We recently had two appraisals done, the last one about 4 months ago. The home was appraised at $1.3M, and the mortgage is only $790K. We have over $500K equity in our home based on the last appraisal. We were turned down by our own bank, CMG, as the initially stated that our house did not have any equity. When we inquired as how that was possible, the said our home was valued was appraised at $694,500.00, and that the used an independent third party to arrive at their figures. They directed us to Zillow, Trulia, Realtor.com and all the usual suspects. When we checked all of them, the information was totally in correct. They all had our home listed as 2120 sqft, a 4 bdrm, 2 bthrm and nothing else. Our home is over 5K sqft, 4 bdrm, 3.5 bthrm, office, 3 car garage, textured floors in the garage and on the exterior of the garage. The driveway is circular and paved, we have 12 ft ceiling, we have a front porch and a back veranda and are on 1.15 acre which we bought for cash prior to construction. In addition we have all oversized windows and doors that are all hurricane proof. The entire flooring is 32in porcelain throughout the entire house. All countertops are quartz. When we questioned them as to why they did not use the actual appraisal that we gave them, and it was also given to CMG from the previous lender who had our construction loan, no satisfactory response was given. The standard response was "We utilize an independent 3rd party." We brought all of this information to their attention about 3 or 4 times and was frustrated every time it went to the 'team" and they would request the same information we gave them earlier. Over and over and over again. At one point we contacted an actual loan officer with CMG and after hearing my wife's articulation of our frustration and the facts, he said they must send and actual appraiser out as the hose is too new. He stated that he was e-mailing the HELOC person that was managing our case. NO ONE, NO ONE knows how that incorrect estimation was uploaded and copied and pasted by all the sites. Many sites were dated from 2021 when there was no house or structure on the land. JUST TREES. Technology and the bank failed us, and no attempt was made to address the circumstances in the best way possible but using the 4 month old appraisal (which they always had in their possession) or sending an actual appraiser out. The final rejection was sent with the value at $790K which is the mortgage amount and not the value of the house. When we had both appraisals done we paid for them, not even that was offered to us. DONT USE THEM OR WASTE YOUR TIME. It appears that they have newbie techies that sit behind a computer, out source their work with no accountability. Not only does the HELOC department of the bank have much credibility, but neither does the realtor sites.

Negligent firm that acts in their own interests

Extremely negligent firm. Provided advice in the interests of their fees rather than in client interest. First time buyer, feel I was actively persuaded into a poor financial decision. Should be ashamed of themselves , do not use.

PREDATORY LENDING AND FRAUD

purchase a home in 2020 through CMG Mortgage with an FHA loan for $117,000. Through the course of the last 4 1/2 years I experienced several hardships. I had covid several times as well as 3 unrelated surgeries that resulted in income loss. I was made aware of programs offered through FHA that would help with my mortgage without tax penalties so I utilized them on several occasions. The programs were explained to me as forbearing my loan payments and that each payment missed would be added on to the back of the loan. Each time I utilized one of the programs CMG Mortgage raised my mortgage payments to the point that I could no longer afford to keep my home. Raising the mortgage payments is the opposite of helping btw. I listed my home for sale and received an offer within a week. The house is/was set to close on December 26, 2024 but during the process of the sale, a lien was discovered in excess of $30,000. I was NEVER made aware that the programs would result in a lien let alone for that much. The math isn't mathing. When I called to request a breakdown I was yelled at and told that my loan had been archived which again made no sense. The person that I spoke to began screaming at me for asking and refused to send me the breakdown that totaled $30,000. Seems like PREDATORY LENDING AND FRAUD to me.

CMG failed to pay tax obligations

CMG failed to pay tax obligations, and for the following tax payment they decided to pay as much taxes as possible 2 months before the due date. They are not willing to cover the penalties. Now they are not allowing me to impound my own taxes, while asking me to impound an additional $1000+ for a $30 shortage in May 2023 (11 months in advance). I filed a complaint through the BBB, got a letter from the company, I called them, but could not get ahold of Tammy Branch (Executive Resolution Specialist).
