We had superb service from the Southwater branch from start to finish. We had plenty of obstacles during our move, but Dionne, Julie and Emma were always available to help us. In what was a difficult process they made things so much easier.
My experience with Cubitt and West, specifically Katie Sheridan and Abbie Tallack was exceptional taking a significant amount of stress moving to a new area! I thought selling was stressful and didn't expect the rental market to be such a challenge.
I went to all the estate agents as advised when going to a new area and these guys were head and shoulder above the rest. Specifically -
1. Took real time to understand my circumstances, what was a must have, where's decent and where not which as an outsider you don't have a clue so are very much in you agent hands, Spent time, listened, educated me on areas so their recommendation met my needs spot on.
2. No bullshit, straight to the point and tells you what is fair price or not etc, their approach gave trust immediately.
3. Most important landing me the best property I have rented ever, meets all needs and surpasses some all with budget.
I can save you a day of your life if you listen to this review, engaging 9 estate agents is blooming time consuming so don't bother and just go to these guys first.
Thanks to Katie and Abbie the 'dynamic duo' who made a stressful situation very easy with no fuss.

Our experience with Cubitt and West Crawley branch had been amazing. Nicole Holland the office manager had been very welcoming and patient since the beginning. The team had indeed been very prompt and professional in handling even the smallest of things that did ease the transfer. First off, this should be no stars.
I arranged to view 2 properties in the Yapton area both confirmed by email, I arrived 30 mins before the due time of 3pm at the first property and waited till 3.30, I phoned office and spoke to them and they said no bookings in diary for either property. I asked for manager to call me back and instead an hour later the sales rep who should have showed me round phoned me and said her car had broken down and she had left her mobile in the office so either she is lying or the person who took my call earlier is. I won't go into all the other excuses she gave on a public forum. What makes this worse is that this is not the first time that this same person has done this to me, approx 2 months ago she did the same at another property we had arranged to view and when I contacted her after waiting for 30mins outside that property she said she had forgotten to put the booking in the diary. I am not local, it's at least a 2 hour drive each way for us. Disappointed is an understatement especially as I asked for the manager to call me back and he hasn't had the courtesy to do so.
So why on earth would anyone want to deal with this chain of estate agents is beyond me.

Both were incredibly knowledgeable about the local area and local market. Nothing was too much trouble and they put up with my many questions happily.

I really wanted to make a point of sharing the level of customer service that was provided by the two Toms. Tom Harlow and also Thomas. They have been nothing but helpful, supportive and informative. They have made the process easy, they call when they say they will and call back if they miss my call. Has been an absolute pleasure to deal with them. A1 customer service.
Not trustworthy. They overvalue the property to base their commission on that valuation, then advise you to drop the recommended price after a couple of weeks to be able to sell the property as it was overpriced in the first place. Guess what though, the commission is still based on the original valuation NOT the revised value, but as someone has already mentioned, they very quickly add extra charges if you sell your property above the asking price……..it’s a win, win for them! Wouldn’t use again as I have no faith in them.

My elderly mother recently purchased a property through Cubitt & West, in what became quite a drawn out process due to the nature of the property and the onward chain. Throughout the whole experience, C&W kept us informed, ensured solicitors were acting as quickly as possible, and liaised with the vendors diplomatically.
Special mention to all at the Southsea branch for the viewings and repeat visits prior to exchange, and particular mention must go to Julie B for keeping up the momentum and ensuring the sale progressed - an absolute star and a real pleasure to deal with, in what could have been a very stressful situation for my mother.

After finding the property to rent in Pulborough, we immediately came up against C&W's archaic system of having to "bid" for a rental... something soon to be outlawed I believe. We were keen on the property, so we naturally overpaid, but that was only the start of the horrendous experience, and perhaps the least depressing.
During the tenancy there were a number of occasions where we reported maintenance issues to the C&W, notably concerns with the dated single glazed windows and their deteriorating frames, but nothing was done. The only time maintenance was actually carried out was a leak affecting their Pulborough branch downstairs.
Then it came to the end of the tenancy, we had decided to purchase a house so it was time to leave and we supplied our 2 months notice. This is when the REAL issues started...
Firstly, there was no effort from the agents to attempt to relist the property for a months time, even though we had repeatedly said we were comfortable leaving within a month. However, I know contractually we were obliged to pay the last two months rent so we can't complain too much here, but some pragmatism from C&W would have been appreciated.
Secondly, we officially moved out of the property in May 2024 and you will see from this post it is now almost September. The reason for the delay in reviewing was that it took nearly 4 months to get our security deposit back following a TDS (Tenancy Deposit Scheme) adjudication. Of course, that is due to TDS's adjudication timelines but the fact that TDS were even required to assess this case was beyond belief.
To be forthcoming, the property was a 70s/80s build flat/maisonette that had seen better days. It was in an acceptable condition when we moved in but tired, not professionally cleaned ('fair domestic standard') with visible wear and tear throughout. This was all recorded in the independent check-in report, along with an extensive array of photos detailing the imperfections. Most notable of these was the cheap, stained, lifting (and iron burnt) carpet that could have been there for 10/15 years+ by the looks of it. However, we were happy to move in as it was certainly habitable, just not perfect.
On leaving the property in May an independent report was conducted detailing all of the imperfections and other minor wear and tear from a 1.5 year tenancy. To be candid, we did not have the property professionally cleaned which is atypical, though given the property was not professionally cleaned on arrival we stressed (and stated by TDA) that betterment of the property was not our reasonability, so we cleaned the property to a 'good domestic standard'. There was a special clause in the contract for professional cleaning, but this is in fact illegal under the Tenant Fees Act 2019.
Overall, we weren't surprised by anything in the check-out report as we had left the property in a good condition so innocently expected we'd get our security deposit in a week or two... this was not the case. After weeks for having to hassle C&W (and them replying with some seriously incorrect rights of the delay to deposit return) the they relayed a schedule of damages drawn-up by the landlord accumulating to £1702. Naturally, we were instantly shocked by this as the claims ranged from replacing the carpet (and cleaning it!?!) to a small washing up bowl that was apparently missing (it wasn't).
The majority claims were absurd minus some acceptable wear and tear to paint/walls + new bulbs which we could accept. Absurd mainly because you could see the same "damage" on the check-in report! It was so unprofessional and frankly embarrassing of C&W to give the landlord this platform to ultimately fail following the TDA review from which we got £1152 back.
Unfortunately if you got this far in the review (well done!) I ran out of words to go into detail, but I would seriously avoid C&W where you can! We are just glad this ordeal is over, we've got our deposit, and we hopefully never have to engage with the C&W letting/property management team again.
