This E&M company NEVER sent an invoice…
This E&M company NEVER sent an invoice for ground rent and proceeded with legal action without notice and telling the court that the owner cannot be found or didnt respond. On a day, I was suddenly notified by their solicitors that they have obtained possession order unless i pay them 5800 pounds where more than 4000 pounds are legal cost. Are they a scam ?

Appalling 'service '
Appalling 'service '. Do not reply to emails, impossible to phone. Keep sending letters saying I owe them money though when I check on my online account nothing is due. After much badgering, I received an email confirming that my account was up to date. I've placed my property on the market as I am very distressed by their impossible letters and lack of response by a real person.

Leaseholder
Again, I would give a minus number if I were able. This truly appalling company is the managing agent for our freeholder. They don't answer emails or telephone calls, the information they supply is incorrect. I recently made an official complaint to the company and I was unable to go to the Ombudsman until eight weeks were up. E&M replied on the very last day and the response they gave was inadequate and incorrect.
I do not understand how any reputable freeholder would employ this disgraceful company.

I agree with all the comments. I emailed E&M on 25 September with a query about ground rent. I received the basic acknowledgement and since then silence! Not even a few lines to let me know about any investigations they may be making. Absolutely useless, very bad customer service. Not letting them get away with this.
Harassment!
Very bad company. I sold property after my mother died. It completed April 2022. I am now getting demands for ground rent for 2023 and I am not the legal owner. It gives me anxiety receiving demands and they do threaten legal action. This is harassment!

Very difficult company to contact unless you owe them money. Even a simple request for a ground rent payment receipt is ignored.

My mothers property was sold in April…
My mothers property was sold in April 2022 after she passed away.
The new owner moved into the property on the same day the sale was completed. Over 5 months later I now have a final demand for payment of ground rent for the period of September 2022 to February 2023 with threats of going legal!!
Despite having been told I can ignore invoices after calling and emails and being told that they can see the property has been sold the demands are escalating even though they have the new owners details. I have now written to the directors for an explanation. I found their names when searching for company information on the web.
Honestly the worst company I have ever had to deal with!!
If you are consider buying a property where you will pay ground rent, I suggest giving it a wide birth if they are involved. Check it out before you buy and if you are in a property where they are considering changing to them, make sure you read the reviews on this site and speak up first!!
Terrible service
Terrible service. I am trying to remortgage and I initiated the remortgage process 4 months ago thinking that would easily give me enough time. Unfortunately, my solicitor and I are still waiting on documentation from Estates & Management - which despite multiple emails and phone calls has not been provided. I have also spent hours on hold trying to get through on the phone. As a result of this, my new mortgage has not gone through as planned. I am stuck on my old mortgage, now at a much higher rate (as the fixed term had expired) until my solicitor and I can get this documentation. Disgraceful
Unfit company to manage estates
I have contacted this company many times for an elderly client with mental impairments... I have forwarded a letter of consent from my client and they have confirmed I am named on the account, yet I have still not received a standing order form, despite them taking my email address and promising to send! My client does not have Internet and would not be able to manage her account online if she did... I have told them we are withholding payment, which is due Oct 1st 2022, until these forms are received as promised! A complete shambles of a company!

I am currently in a dispute with E&M over unpaid management fees. I lost my job due to C19 last year and have found it hard to keep up with all my bills. That being said things are now levelling out and I am now managing to pay them again. I have communicated with Heatley Mere Management and explained that over the coming months I would be paying the OS amounts off. Despite this they have now issued me with a County Court Hearing with additional fees attached to it which will just make it even slower for them to get their money.
This is a company that truly do not care about anyone but themselves, they expect their money on time and to hell with anyone and everyone else.
I cannot stand companies that employe pathetic bulling tactics like this. They have zero credibility and they do not honour the agreements they make either. No they would rather sit there, faceless, issuing letters from the shadows causing unnecessary stress and anxiety in honest, hardworking people that just so happen to have fallen on hard times.
Shame on you E&M no wonder there are so many poor reviews on this website about your pathetic company. Will never buy a proper with these people involved in it and would suggest everyone else avoid them too
Banging head against brick wall
Looking at other reviews it appears my experience is not unusual. Sold my parents home in March 2022 as they were both in a nursing home, to then receive 2k invoice for maintenance in June 2022. Asked why to be told the transfer fee had not been paid. My solicitors kindly reconfirmed the payment sent March 2022. Low and behold this week I receive a demand for £230 rent this time, now 6 months after the flat was sold & after we sorted out the transfer fee issue. It states they are very busy & will take 10 to 15 days to reply to email queries. Maybe if they stopped invoicing the wrong people they would alleviate the work load.
