Completely concur all the bad reviews

Completely concur with all the bad reviews. They purposedly make people pay their ground rent late so they can put penalty charges on the bill. I told them that I live overseas so they need to email me the bill but they still post the bill to my tenanted flat in the UK instead of emailing. Doesn’t pick up calls or respond to emails.

Actively try to make customers pay late

They actively seek to make payment difficult - no payment details on invoices or website; locked out of my online account once an amount is overdue; and unwilling to accept payment once it is overdue other than through their lawyers. Their lawyers will charge a hefty fee and I expect a cut of that will go back to E&M. E&M are clearly a terrible organization and in cahoots with their lawyers JB Leitch to force additional payments. Also, their website and emails mention they are members or the Property Ombudsman, but no matter how I search they don't show up as members.

Deception

Deception, that’s what it is. Phone line for payment advertised 24/7 but it disconnects as soon as you choose “pay” option. So, they prevent you from paying only to charge enormous lawyers fee later. This company has to be reported to the relevant authorities.

Legalised theft.

This company and others like it operate in a market with no regulation. They are legally allowed to steal from us. It's shameful that the government allows this. Before you enter into any leasehold agreement, please check that e-m are not involved. Better still, avoid leasehold altogether.

Appalling Service again

I waited 23 minutes for a response that took two minutes to resolve and all because the letters sent out are incomplete, inaccurate and take no account of previous communications. Presumably the owners are enjoying the high life at others time, temper and tenacity.

A disgrace

Oh my, if I knew the property I purchased was managed by these cowboys I would never have gone through with it. Impossible to talk to anyone on the phone and endless waiting for a reply from an email. The company is a disgrace and overcharge for everything, they should be investigated by a governing body

Avoid properties managed by this Company

In common with every other review - you can't get them to respond even when you raise a formal complaint to their MD. We sold my Mum's flat 4 months ago - paying E&M handsomely for the sellers pack and lease transfer. They have ignored my requests to close her account on 4 occasions and have now served an invoice for the next 6 months ground rent on a property she doesn't own any more. I strongly recommend you DO NOT entertain buying a property managed by this company

A living nightmare

I've never dealt with such an incompetent, useless and uncaring company. They sent me an invoice, six months late, to the wrong address for the wrong amount and repelled all attempts to contact them.
Please avoid dealing with these people if you can, for the sake of your sanity.

This company are a bunch or cowboys. None of there systems work. They are uncontactable through all channels and never respond via the contact page on there site.

Shocking company

Shocking company, their online system is not accessible and they don't answer the phone. All I want to do is make a payment. All calls just ring and ring and give the message "that person is unable to take your call at the moment" every 5 minutes.

EXHIBIT 1 OF ALL THAT AILS UK LEASEHOLD PROPERTY

Note all the other reviews. This companby's business practices are deplorable. Continually misrepresent that they are entitled to payment of charges that they have no right to. Failing to draw tenants' attention to rights despite legislation compelling them to do so. It makes it difficult not to conclude that leasehold is not just one giant scam.

Totally incompetent company

Totally incompetent company! Waited months and months for an eventual settlement on a lease renewal… negations were difficult due to every-time you wrote the them, you could wait up to 2 weeks for a response! Finally after 6 months of negotiation, agreed on an amount only for my solicitor to receive a draft for the wrong address!!! They had the cheek at the beginning of this process to state that once lease extension agreed - completion must be within 8 weeks!! When it is them holding it up!! The whole sale of the property is dependant on them getting their act together and actually doing what they are paid to do! I will never ever buy another property managed by them!

Positive outcome

After reading all the negative reviews, I felt I should write, as my experience was a positive one. On the 2 occasions I have had to contact E&M both ladies, Nina and Katie were very helpful, polite regards my query.

Such a shame i have to give a star

Such a shame i have to give a star. Congratulations on reaching 4 months to extend my lease. Well actually you havent extended it yet, nor do i know when you actually will. Your costs rose 67% in less than a year, i can only imagine your all still out celebrating your huge pay rises and cant find the time to answer the phone or reply to emails!

This company is a complete shambles.

Unfortunately, it seems that Tailor Wimpey sold our freehold to this company without any notice (at this moment, I suspect fraud due to correspondence inconsistency). I received a letter from them that they want to charge me ground rent; however, the correspondence in the letter refers to the property located 60 miles away. The consultant, instead of trying to clarify the issue, decided to drop the phone. This company is a complete shambles.

Absolute Disgrace!!

This company is an absolute disgrace, they take so long answer, email or respond to even the simplest of things it has cost me moving twice in the past 14 months as 2 different buyers have pulled out due to delays by this shower!! I will never buy a leasehold again because of this, absolutely fuming!!

Lowlife company

This company is an absolute con. Trying to extend the Lease, they are ignoring my solicitor. They responded with a counter notice as per the legislation in February 2023 and are now deliberately ignoring so as to not progress matter. Their “valuer” is doing exactly the same. Costing us thousands in legal fees and still no where near the deadline of 10th July. Will have to spend thousands more taking it to the Tribunal. Absolute lowlife
