Upon arrival, the property looked vastly different than it did online. The images are either outdated or enhanced by AI/ChatGPT. Ceiling fans are photoshopped into multiple rooms, the pool table is different, & the pathway leading to the back yard was completely covered w/ building supplies/outdoor items making it hazardous to walk through with our luggage (which is what we were instructed to do).
The key pad wasn't functioning correctly & girls were getting locked outside. We immediately called host Sacha & he sent someone to fix it the next morning. But the code was changed to something SO obvious that it felt unsafe. Although, we were grateful for the prompt response.
The main shower door was either installed incorrectly or accidentally moved by past guests. One of us had taken a shower and the door fell out of the frame and into the sink & mirror. The guest who was in there at the time saw it coming in the reflection & it missed her by a hair. Another guest came quickly to help & got glass in her foot. We immediately notified our host, Sacha.
There are large holes in the tile floors from pool balls, as well as behind light switches (4th BR) & rot in the base boards. The rotting hole located in the master bath was fully encased with black mold along with the vent. The door lock didn't operate correctly so girls kept getting stuck inside & had to shout for someone to help them out. All of this was edited out on the listing images.
The living room light fixtures were a completely different color than as seen online. They were barely attached & had exposed wiring that presented a fire hazard. The living room as a whole was way different than advertised.
Most of our group are animal lovers & understand that critters go where they want. However, there was a rat in the back pool area & in our garage. Considering the holes in the walls of the property & the foundation falling apart, this was concerning.
Less drastic discrepancies that we found-
A lamp in BR 2 was put together incorrectly. The lightbulb was on top & outside of the drum-style lampshade. The listing advertised towels on the beds, the master bedroom didn't have this. All extra towels, toiletries, & laundry items were in a locked closet that we were not informed about nor given access to until we reached out. Additionally, a lot of the outlets didn't work & were very loose. And the double doors leading out to the pool area had a very loose frame.
After our stay, we messaged Sacha. We thanked him for letting us use the space & let him know we had a great time, but we had some concerns about the condition of the home. He called my friend threatening & blamed us for the problems we experienced. His response was hostile & extremely unprofessional. Our goal was to bring attention to the potential room for improvement and provide constructive feedback. We didn't even initially ask for a full refund.
Sacha's 1st claim is that us girls broke the shower door on purpose because doors "don't just fall on their own". Which it most definitely did. His 2nd claim was that we brought the "broken lamp" & outside items into the conversation to sabotage his reputation as a property manager & "flip the situation". The lamp wasn't even broken, just installed wrong. And the metal poles, a stop sign, multiple vinyl lattice panels, propane tanks, etc. in the alley way are an issue and need to be addressed.
Lastly, Eden Villas does in fact operate under two separate business entities (read Jackie H's & Mike W's reviews). They market under Eden Villas Miami, but process payments under Beyond Mind Management LLC. And despite them having one of the "largest luxury property managements in southern Florida" they have an unusually small digital footprint for people to leave reviews other than on Airbnb. Even if this is legal, it's not realistic for traceability purposes. It also makes it difficult for guests to leave reviews directly tied to the property they booked since you cannot leave reviews on the Villa website. Hence, why this is a Yelp review. The Beyond Mind Management LLC is also not disclosed in any terms available to customers via Airbnb or the Eden Villas Miami official website. This seems to be in attempt to avoid tax payments & has been reported to the FL dept.
Overall, the integrity of this particular property was poor, it compromised our safety, & the listing was deceptive. These issues were not due to being "a victim of its success" (per the description stated in the listing) nor is it normal wear & tear.
Our hope was that Sacha took this feedback to make changes for the next guests. But considering the way he's treated my friend, we are hoping to spread the word about our experience.
