Excellent service provided by Richard and Emma. Richard conducted a probate valuation on my late father’s house and provided a good comprehensive report on time. I would recommend their services.

Richard's survey was incredibly thorough and helpful and his advice was invaluable in helping us decide to proceed with our purchase and now as homeowners. Emma's administrative support made the whole thing very easy - we wouldn't look anywhere else if we needed a surveyor again.

We acted upon a recommendation to use this company and were very glad we did. An initial potential property was rejected after the survey highlighted some expensive maintenance that was pending. We were so impressed that we used them again for the next potential property and went for that one instead. You could argue that the survey paid for itself straight away.

Wouldn't hesitate to use them again should the requirement arise. You get a verbal summary on the day of the inspection and a written report.

It's all good so use them... but they are busy so be prepared to wait a few weeks.....

This was our second time using Edwin Lake in 6 years and the service from booking to survey report have been excellent on both occasions. Staff are friendly, supportive and helpful, and fully understand the stresses house-buying brings, which made the process less stressful as a result! Richard did an excellent and thorough job on our survey (both times!) and phoned afterwards as promised to give highlights ahead of the full report being sent. I have no hesitation in recommending them to anyone looking for a house survey in the wider Bath area.

Richard was great - he provided an excellent report, initially verbally and then followed up with the written version. He was very helpful and happy to take questions both at the time and then later after we had managed to digest all the details. Excellent survey, and great customer service. The survey has already paid for itself as it revealed issues and risks with the property, which were not apparent when we viewed the house and were not listed in the particulars. We then negotiated a reduction in our offer based on the cost of the repairs required. The survey has saved us thousands of pounds.

More than happy with our Level 2 Home Buyers Report completed by Richard Lake. His phone call after the inspection was detailed and went over any issues or possible problems so we knew straight away and didn't have to wait. The report was detailed and well worth the money, have recommended to family who are going through purchasing a home and would recommend to anyone else. I rarely provide reviews, but on this occasion I felt compelled. I cannot recommend Edwin Lake surveyors more. I found the whole experience painless, from discussing the service offered and booking in the survey with Emma, to discussing the report’s findings and receiving the report from Richard.

The summary call held with Richard following the survey, prior to the report distribution, gave me a good idea of its findings. The report provided was thorough, comprehensive and well written. Great service

We used Edwin Lake for our survey when purchasing an Edwardian terraced house in Bath and had a highly positive overall experience. Emma was exceptionally responsive managing communications and administrative matters. Richard was great with the survey, calling us to discuss from the site and subsequently after issuing the report. The report was very thorough, professional and covered all the information we needed. We subsequently secured some negotiation on agreed sale price. The report was issued on time and fully met expectations. We wouldn't fault any aspect of the process.
