Ref 26. 4 Bed Villa - 4707 Cumbrian Lakes Drive - Stayed March 26-April 9, 2022.
I preface this by saying we have rented villas in Florida for the past 20 years. The last place we stayed, we were there for 8 years in a row we loved it so much! We would have stayed there this past year, but unfortunately it wasn't available as we chose to vacation a couple of weeks later. I say this only to note we book Florida villas every year and when we like a place, we continue to return to it!
We have stayed in Cumbrian Lakes 4 times before and love the area. This was the first time, however, we rented this villa with our son and family. We have ALWAYS given favorable reviews, but UNFORTUNATELY it was very CHALLENGING this time around.
I do a lot of research before to find a place that we hope we will enjoy and I read their reviews, but there were none to be found on this villa. The booking company (VIP Villa under FloridaRentals.com) said they had recently took over booking for this villa and didn't have any reviews on it yet, but said that it was an executive home and claim that all the villas they rent out are "select high quality villas"; "furnished to the very highest standards" and "before your arrival the villa will have a deep clean and full sanitization; you can be rest assured it will be spotlessly clean." They also said, "Elite are the BEST Mgt Co we work with and their villas are all top end and well maintained”.
UNFORTUNATELY, when we arrived we had to deal with 19+ maintenance issues (everything from broken lounge chair - which my son fell off of), broken screen door, chewed up bed post, only 2 elements working on stove, pool spa pump not working as well as the heater to it, trim coming off wall in games room, trim on floor to carpets sticking up, screws sticking up from kitchen floor, door knob and dresser knobs falling off, master bed mattress squeaks, blinds in master not closing properly, lamp shades dirty and stained and need replacing, vent filthy and needed cleaning and painted, rust and dirt on bottom of bathroom tub, cracks in ceramic floor tiles, plug not holding water to tub for bath, most of doors needing WD40 they were so squeaky, etc) as well as 11+ housekeeping issues (pubic hair found on top of toilet, windows needed to be cleaned, dressers all sticky in master, carpet stains (and were told they were recently cleaned), garbage left behind 2 headboards, dust bunnies hanging down from bathroom wall, games room table dirty and hadn't been cleaned, tiny bugs in the kitchen climbing the wall by the phone, both outside garbage cans completely full, couch in games room dirty we had to put a sheet on it to sit on it) - needless to say, no one should have to experience this!!!
I typed up an email (Saturday evening) and sent it to the VIP Villa as well as to the Elite Management Company along with all the pictures I had taken, as we were told when we booked to take any pictures of things that were broken on arrival and let the management company know within 24 hours of arrival). Based on what we had read in the binder, left in the villa, we were not to expect a response til Monday morning when they were back in the office, unless it was an emergency. When I didn't receive a call Monday morning, I called them to let them know I was not pleased and wanted a housekeeper to come out and take care of these issues. By 10 am Mon. morning the head housekeeper was there as well as the housekeeper that had cleaned the place. The H.H. wrote down all the items that needed to be cleaned and repaired and mentioned she had never seen so many issues with regards to one home. After a couple of days most of the things on our list had been addressed. The maintenance gentleman was sweet, but said he's the only maintenance worker for 50-60 villas!!! Really?!
The spa pump was broken and repaired and on day 6 the technician said the heat hadn't been working all along (and we were paying for it!!!)
I have written a number of emails with pictures to the booking company, management company and operations and I have spoken with management asking for some compensation, after paying good money. Even Management agreed they "dropped the ball" yet they keep brushing me off, using excuses and saying they will get back and they don't. It's now been 3 weeks since our arrival and still nothing!
This villa needs some TLC. The owner (who we were told hasn't been to see their villa in over 4 years) needs to visit and put some money into the place. The dryer takes 70+ mins to dry clothes. The microwave is so old I have never seen one like it. Mattresses, lampshades, ceramic tiles need to be replaced.
One positive is the backyard view, which was it's saving grace!
I hope this review finally garners a response from management & owner in regards to a "service recovery" and I caution you if you decide to book this villa or use this mgt company!

The staff at Elite are very easy to work with. Whatever problem we’ve had in our vacation house as we call it, they’re on top of it right away. It would be nice to have a better mattress and a queen size bedroom we have had complaints from our visitors and it’s terribly uncomfortable other than that it’s a great home we love it, we have been returning to this home for many years and will continue to do so, God willing.🙏🏼 Thank you Elite.

We have booked through this company for over 10 years. They are great people and that's why we coming back.
Our original property that was booked got sold, so they offered us options for the same price. Didn't leave us hanging, great service.
Clean and organized, plenty of towels and other amenities.
Only things I would improve if asked:
Master bedroom mattress could be replaced. A bit saggy and not very comfortable.
I don't believe our pool heater was working properly. We called and a service person came out. They got it working, but it only lasted a few days. Luckily it was pretty warm and we didn't really miss the heater much.

everything great except the toilets and sinks

The house is great and whenever there is a problem, contacting the office is great and the issue is always resolved.

We have stayed with Elite Vacation Homes for many years, the cleanliness of the houses used to be really good. In 2019 we had a few issues with the house being dusty and having trash but we decided to book with them again in 2020. For about $500 a night my family had high expectations, after a very long drive we had to do our own cleaning since the house was very filthy and we found ants in the kitchen (countertops). The problem was reported to the office the same day of our arrival but they just said that the house was cleaned and inspected and didn't do anything.

House was old and dirty. Agents at the office asked for a copy,then used my card and Id for identity theft. Hated it. Charges pending. Never again. Pictures lie. Bed was a brick .pillows had pee stains.

The staff was courtesy, supportive and kind what ever I called or needed assitance

We really enjoyed our vacation rental. The property, amenities and services were superb.and just as advertised My family will be utilizing Elite vacation from now on. Thank you Milly for your assistance

We always stay with Elite Homes. Very clean homes and professional customer service. It's our home away from home.

After many years of vacationing in Florida. This is the first time I’ve rented a condo. I was impressed with the cleanliness, convenience of all the amenities nearby and service. I would highly recommend Elite Homes for your next vacation rental.

Best customer service hands down. The young woman named Milly who helped me setup this vacation home was beyond exceptional she was extremely patient with me as she helped me with renting one of there properties and from the moment I reached out to the moment of check out she was more then helpful and great with me and my family. Future vacation rentals will be with them for sure. Thank you guys for such a wonderful experience and service you guys gave. Would highly highly recommend you guys not only to friends but to family as well.

This is the second time Elite Vacation rentals have claimed fraudulent damages and charged my card. We stayed at 1219 winding willow in Orlando. They claimed we broke a toilet seat and stained the already filthy sofa. Which I stayed in.. why would i damage somewhere my card is on file. During the 3 day stay, we were interrupted twice.. one for installing the fire extinguisher and the pool guy.. on two different days.. sent picture when there were no damage made. Why would people come to the property when people pay crazy amount of money to stay in their vacation home you have maintainance come. That should be done when unoccupied. My family and I walked through that property separate to make sure no damage. Scam ass company new rental from them again.

The staff was patient with accommodating me on short notice. Traveling during Covid is a concern but the staff took extra precautions. The home was very clean and spacious.

My experience with Elite Vacation Homes was one of the best in Vacation Rentals in recent times. Our agent Milly made choosing a rental easy and effortless. She skillfully guided me through the booking process with real time email responses to all of my questions and concerns. The rental was really nice and clean and comfortable, in a great neighbourhood and our check in was easy. Their rentals are fairly close to all the major theme parks, restuarants and shopping outlets! If any one out there is looking for a great vacation rental, I would recommend Elite!

The Elite Vacation Homes staff was very helpful when I called to inquire about renting a home. The staff always responded to my questions quickly and were always helpful and friendly. With all the worries about traveling during Covid, the company was very easy to work with and I appreciated the option to reschedule it needed.

We were very happy with the home that we rented. It was great to find the home as it was represented in the pictures on the website. It was beautiful and we enjoyed our stay. The neighborhood was very quiet and the location was great! Enjoyed the view of the lake with the fountain and the pool was great. We would definitely stay there again and use Elite Homes.

I've always stayed with elite homes! so I wasn't surprised to see the house where we were going to! but to answer your review it was awesome and amazing to stay with elite homes 5 bedrooms! I can't wait until next vacation time!

They nickle and dime you, they don't let you raise the ac the house was never cleaned or sanitized the pool was half way cleaned. I will never rent from elite homes again.
