Vacation Rental

Booked an apartment for a vacation through evolve. The listing stated that it was a no-smoking home. When I arrived and opened the front door, I was smacked in the face with a ridiculous odor of cigarette smoke. My mother was along for this trip and has numerous health issues. The unit was unliveable due to the heavy odor of cigarette smoke. We spent as much time as possible out of the unit because of how bad the odor was. All of our clothes and belongings that we brought into the unit smelled and we had to wash or throw away all of it. The management company, Evolve, was absolutely no help what-so-ever. You can't even talk to a real person, we had to go through some ridiculous AI software before we could even try to get in contact with a person. After getting in contact with the company they beet around the bush like no tomorrow and did nothing to solve the problem during our stay; or remedy the absolutely terrible experience that we had while staying in the unit. BEWARE of renting units from this management company as it seems all they care about is getting a paycheck.

They list amenities that don’t exist…

They list amenities that don’t exist and even the property owners admit they shouldn’t list. Also, when there was an issue they just gave me the owners number directly. So if you’re an owner, just know that they’ll create problems for you and then hand them to you to solve.

To their reply: you’re removing parking as an amenity for this location because street parking is not an amenity. You don’t get to list an amenity and then put in the details “oh by the way, we don’t have this ammenity.”

Our approach of connecting guests directly with owners or local guest contacts is intended to help ensure property-specific questions or in-residence concerns can be addressed as quickly as possible by those most familiar with the home. In many cases, this allows for faster resolutions and a smoother guest experience overall.

That said, we always want guests to feel comfortable and informed when booking with us. Since your check-in date is still several weeks away, if you feel the property may no longer be the right fit for your needs, you’re welcome to cancel without penalty. Thiefs

Evolve assured me i would not be charged for a reservation they canceled. They then charged me 4 times for the same canceled reservation. I called for clarification and was laughed at then i requested a supervisor and was denied. There policy that you must agree to does not allow you to sue them. Evolve seems like a scam to me. If you use them use a credit card so you can dispute otherwise they will steal your money and laugh at you while they are doing it.

They refunded after I disputed with my credit card company. Use a credit card even if they deny it and direct you to use a debit card.

We sincerely apologize for the frustration and confusion surrounding the payment attempts related to your canceled reservation. After reviewing the account, we confirmed that while multiple payment attempts were initiated, we were unable to successfully capture those charges in the beginning. This was also confirmed during your conversation with one of our agents while reviewing the information from your financial institution.

One payment was successfully processed on May 19th; however, once the booking was canceled due to multiple payment errors and unsuccessful attempts with the bank, that payment was refunded accordingly. Due to the large number of attempts with different cards and the account being flagged and awaiting verification, this delayed certain processes in our system.

Regarding the additional charges you may still be seeing, these appear to be temporary authorization holds resulting from the payment attempts. In most cases, pending or unsuccessful authorizations are automatically released by the bank within a few business days, depending on the policies of the financial institution. It's confirmed that those charges have been cancelled within our system and that one charge is being refunded to you.

We also sincerely apologize if any interaction with our support team came across as dismissive or unprofessional, as that is not the experience we aim to provide our guests. Your concerns have been documented and shared internally for review. That said, we understand this experience was frustrating and we appreciate you sharing your concerns.

I have been a client of Evolve for over…

I have been a client of Evolve for over a year and it has been a negative experience throughout the process. The agent who set up my account promised I’d be able to include a link to a video featuring my unique property, but once it was set up I was transferred to an overseas facility who told me that I couldn’t. I was also told their 10% booking fee is less than if I listed directly with Airbnb. That’s not true, I called Airbnb and they charge 3%. They also hooked me up with a cleaner that charged $150 a visit, but I ended up cleaning the house myself because it was making the booking costs prohibitive to the guests. Since I was already obligated to the service for a trial period I expanded that to a year only to find the bookings to be sporadic, with under 10 in a year. When I requested a call from customer service to discuss this, I didn’t get one.
The final straw is a review that criticized my home for having stairs and three floors, something clearly stated in the description. Evolve refuses to remove the review as though I can hardly restructure the house to meet the client’s satisfaction. Evolve is inefficient and not homeowner friendly!

Honestly I miss dealing with hosts…

Honestly I miss dealing with hosts directly from the get go and we were late in receiving directions for entry. That said, we had a wonderful stay and the house in Howe IN was well-suited for our needs and. Such a quiet spot! I would suggest it for anyone looking to relax in a clean and well-appointed environment. It was not our first experience with the Evolve "intermediary", so it is in no way a deterrent.

Nice cabin close to Mountain View,Arkansas

Great communication. Received code for door lock and it opened first time. Property was clean and great for our stay.. Oven, refrigerator and microwave worked well. Location of cabin was close to everything we wanted to do. We hiked trails , chased waterfalls and shopped in town. Bed was comfortable with bathrooms with deep tub in one with nice shower/ tub and shower only in the other ones. The porch was amazing for star gazing at night. We will be back to this cabin when in the area.

Evolve is an Amazing Company

Evolve has made it so easy for me to become a short term rental homeowner. Perfect location for biking and enjoying the river/springs!

The location and amenities for the apartment were amazing. Loved the view as well! Check in was seamless and all communications went well. Having the washer and dryer as well as 2 bathrooms was so helpful. The only downsides were the cleanliness of the unit. There were cobwebs and dead insect exoskeletons. A good dusting and thorough sweeping of all floors and fixtures would go a long way. As well as sweeping the walls, ceilings and floors of the porch. Being waterfront in Florida, bugs and spiderwebs are the norm, but a quick brushing down between guests or at least weekly, would make the balcony 100% more inviting. There was a downstairs storage room under the stairs which would have held our bikes nicely if it were cleaned out and organized. Would love to stay here again!

Beautiful Views!!

The home had beautiful views whether in the early morning or late at night! Everything in the home was very clean and we didn't need one thing! The beds were comfy and the kitchen was very stocked! We would definitely book again!

House was great!

House was great. Comfortable beds, well stocked kitchen. Very clean. Four ladies stayed here to play golf at Crowne Colony and it was super handy. Host answered my questions immediately and left us loaves of homemade bread and a thank you note. We would stay here again!
