Radio Silence
We requested a survey for a property we are purchasing, and on the whole the procedure and service was very good. We got a call prior to the inspection to ask if we had any questions or concerns, and a call after the inspection to give you the 'big picture'. We were informed that there was nothing major, just some slipped tiles and a pane of glass in the conservatory that required replacing. 10 working days later we had our report as expected.
However, the surveyor failed to mention that the roof void and drains were innaccesible during their inspection (due to a couple of screws and a plant pot on the drain cover) and now we had to pay another £100 on top of the £500 for a reinspection. Whilst I understand that mistakes happen, I believe that for £500 the surveyor you hire should properly brief whoever is letting them into the property regarding making all important areas accessible. It can be argued that this is the sellers fault or the estate agents fault or even our fault for not asking this specifically, but I felt like it should go without saying that these areas should be made accessible.
In addition, the surveyor did not note which specific tiles were slipped on the roof. The seller then paid for a roofer to check and they couldnt find anything wrong with the roof. I requested that during the reinspection, the surveyor verify which tiles are slipped and take photos. However, in the amended report, there was no mention of slipped tiles, only tiles sitting more proud than others (which they say in the report isnt a concern). So now we look like the bad guys making our sellers pay for a roofers visit unnecessarily.
With regard to the amended report, this also took another 10 working days to arrive, which seems somewhat unreasonable as it was only an additional couple of paragraphs regarding the drains and roof void, both of which were fine, and a few photos. 10 working days to produce a document that was barely different from the original seems a bit of a stretch. They also managed to send me someone elses report for their house full of personal information, which constitutes a breach of GDPR. They then chased me to delete it and wipe back ups and confirm this via email.
Given that the amended report suggests theres no issue with the tiles, we were and still are unsure which report to believe or trust. We have contacted EW estates 3 times now in an attempt to get to the bottom of the situation, figure out which report is accurate and air our grievances. The first two phone calls we would be told the surveyor would contact us to explain, the first phone call being the 26th of June and the second being the 4th of July. Both times we felt we were being fobbed off and this has only been confirmed by the lack of communication since then. We tried to contact them today several times but their phone lines are busy. They contacted me rapidly when they realised there was a data breach that needed containing, but when we want help with our issues its radio silence. I get the sense that once they have your money they really dont seem to care anymore. Like I said, for the first report it all seemed pretty good and I was happy enough, but since then its all gone downhill. The report confusion consequently has massively delayed our purchase of the property, and ourselves and the seller are understandably getting frustrated. We could lose the property if this issue is not solved promptly.
