Unsanitary and Unacceptable

If I could give Executive Villas and Airbnb "host" Andy Booth zero stars I would.

We rented 2477 Rama Dr, Kissimmee, FL for 1 week in July 2022.

1. We arrived at our check in time of 4pm on July 20 to find the house in complete disarray and not ready for our 30 people, most of whom flew in from out of state and all of whom do not live anywhere near Kissimmee, FL. The weather was 96 degrees and then it started to rain.
2. We had to sit outside in our cars with our groceries, children and elderly relatives for an additional 2.5 HOURS because the house was not ready. We could not communicate with the 2 cleaners (not enough cleaners for this size house) due to the cleaners claiming they did not speak any English or Spanish (several of us are bilingual but that did not help us here!).
3. Garbage/debris/dirty underwear and dirty socks discarded and left behind in Every. Single. Room.

4. Old Food remaining in both refrigerators/freezers and the pantry.

5. Dirty, stained carpets and floors

6. Soiled/stained sofa and lounge chairs, with stuffing coming out of several sofa cushions.

7. Soiled/stained kitchen stools

8. Dirty sheets, pillowcases and blankets. Additionally, beds were made up with dirty sheets. Our primary’s bed had URINE-STAINED SHEETS and URINE-STAINED MATTRESS, obviously no attempt to wash any of the sheets was made. We had to turn the mattress over, as we had no where else to go and of course we were required to pay nearly $9K in full before we arrived with no indication that any of that amount would be reimbursed if we were to leave the house. Two of the beds had no mattress at all, as they had been moved to another room and left on the floor.

9. Filthy toilets (even though a paper seal was placed on top to give the appearance that toilets were sanitized).

10. Hair on bathroom floors and in showers.
11. Neon green algae infested pool .

12. Sluggish A/C that made it hot and humid on first floor for the entire stay.

13. Broken furniture in the game room along with broken pool sticks and broken pool rack

14. Sticky and smelly outdoor pool furniture, which smell transferred to your clothes if you sat on them.

15. Broken/bent patio door frames that could not be closed/locked completely.

We immediately texted Andy with our concerns and requested at least a partial refund. He initially ignored our texts, then responded that He offered to refund us $90.00, which he said represented the extra 2 hours we had to wait for the house to be cleaned. But the house wasn’t cleaned, no sheets washed, bathrooms not cleaned, etc, because you only had 2 cleaners to clean a totally trashed 15 bedroom house! On July 21, we contacted AirBnb directly, providing date and time-stamped photos of the unsanitary conditions, trash, and damages inside the house. AirBnb spoke with Andy and advised us that Andy said he never heard from us with complaints about the house! Thankfully, we have screen shots of our complaints and Andy’s message the next day after ignoring us the day we checked in. Despite receiving this, AirBnb said they could not help us.

I will not and will NEVER recommend Executive Villas, host Andy Booth, or this house 2477 Rama Dr. If you see any of these names on your vacation/rental house…. RUN, do not walk, in the other direction. These are just some of the photos I took upon arrival. We would really appreciate someone from Executive Villas or 2477 Rama LLC (owner of record) to contact us please. I have personally rented AirBnb and VRBO houses all over the world and have never seen anything this unsanitary, dangerous, and unacceptable.

Executive Villas, Florida- fraudulent

As an owner, I can fully agree with the problems that both renters and owners have expressed on this webpage.
Read the comments and they are very interesting. You get a long comment expressing genuine and detailed complaints of the property and the management company and then you get a very brief comment with five stars giving no details at all about the property or the management company – just a general comment like “Property was lovely and clean. I had a great time.” It is my belief that executive villains just get their staff, friends and family to write these comments to boost their star rating!
Without giving details, the company is atrocious, completely unreliable and if you have given them money, or are owed money by them, it is very unlikely that you will ever see that money again.
Really, avoid this company at all costs and make sure that your friends and family never use this company or any company managed by/owned by Andy Booth.

Avoid at all costs!!!

Horrible service!

Just came home from a vacation in Orlando, where we, amongst other places, stayed at a house rented with Orlando Executive Villas.

They had forgot to send us the arrival information.

We were 8 people but the house was so poorly equipped in the kitchen. Not even enough glasses etc for everybody. Took them 4 days to restock, with a daily reminder from us.

The pool was so filthy. Luckily a pool guy took care of it quickly.

And the list goes on.....

The owner, Alison Ford, was close to impossible to get a hold of before the stay.
I have send her a list of complaints, that she still hasn't taken the time to respond to. That was close to a month ago!

There are so many alternatives for rental. STAY AWAY from this company! They do not deserve your business!

This is the kind of company that deleted all negative comments and feedback on their Facebook page and then blocks you from making any further posts.. I.e. Completely untrustworthy!! Unprofessional and lousy!!

BE AWARE! SCAM COMPANY!!

BE AWARE!! - This Company is a SCAM!! They pretend to offer alternatives during Covid and then go back on their offer afterwards. Andy will do anything to avoid offering a refund or allowing to rebook - WARNING DO NOT BOOK WITH THIS COMPANY!!!

Major problems with this company

Major problems with this company. Used them as they are the first link to booking a place on Storey Lake. They kept asking for screenshots of our credit card to verify we had paid, despite the fact they had sent confirmations. The host supposedly ended up canceling our reservation 2 weeks out for a place we booked 6 months prior and they were no help ** 4721 UNIT208 Amazing Story Lake Brand New Condo** - wouldn't recommend this listing either!!! Beware this company - use VRBO or airbnb, but avoid them at all costs! "Andy" does not respond to anything. Although a property manager "Bryan" does try to help and is responsive, in the end the money he makes on it "isn't worth his time" so this contact is ineffective as well. GO ELSEWHERE!!!

Very bad experience, never again

We rented a house in Clermont, Florida to realize our dream vacation. This house had a small pool behind the house and a large communal pool that we could use according to the advertisement. On arrival it turned out that the communal pool was closed by means of a fence and that a key and/or code was required to enter. There was no key and no code in the house. After contacting Executive villas several times, we were finally able to pick up a key at their office... For this we had to drive for an hour and pay a $50 deposit, which we did not accept. A key was delivered a day later which was supposed to give access to the pool. Because we were not at home at the time, we couldn't test this right away, but when we returned from our trip we wanted to cool down in the communal pool. Unfortunately the key did not work. Again contacted Executive Villas but they had no other key and this one had to be good. We tried again to open the door but it didn't work in any way. From then on we heard nothing more about executive villas and we spent 14 days there without a pool. We didn't feel taken seriously and it didn't bring our holiday what we had hoped for. We are really disappointed and do not recommend anyone to book this accommodation. It's about the house at 1447 Retreat Circle in Clermont, Florida.

we have had our booking with them since last year and they have now cancelled a couple of months before we are due to go as ‘the owner has an emergency and needs to stay there’ - absolute BS! Just wanted to stay there or charge more out for it

After having our house booked for…

After having our house booked for almost a year, they inform me that the owner is not renting short term anymore. 4 months until my trip and now everything cost more or smaller house. They have 11 houses that they could switch my reservation to, but only if I pay them the full difference in price, no discount. They also said that it would take 20 days to refund my money by credit card, so now I have to wait for a check because that's the fastest they could get me my money back.

Executive Villas DO NOT EVER book there.Andy Booth and incompetent staff booked a vacation with them for all our family and of course COVID happened rebooked for the.next year approx. same dates and was told by a staff member that doesn’t work there anymore 30 days prior to our arrival FULL REFUND they would not back that up. My credit card company disputed the charges I won my case and only part of money back they wouldn’t go back as far as my deposit date so I’m still fighting with them over that I wrote the Attorney General of Florida got put forward to the Agriculture and Consumer Affairs not sure who’s filling their pockets whatever happened to customer service these people are a nightmare fair warning DON’T EVER BOOK at this resort it’s a nightmareEven the BBB says they are a hard company to deal with.I’am from Canada and I will be sure to warn people here not happy at all got nowhere with anyone.Robert and Terry Viaene

By far the worst vacation experience ever!

Most of our vacations consist of lodging in privately owned homes. Never a problem! From day one I complained of no towels, soiled linen, filth in the theater room, the pool pumps not filtering, need I continue. After a four-night stay (September 2021) things were still not addressed. Adding insult to injury, the Monday after our Sunday return, I received an email stating that my guests and I had broken the panel on the fireplace. Impossible being that my husband and I walked the unit, as usual, before leaving. Needless to say, they charged our credit card a large amount of money without providing any form of verification of charges and proof as requested. This company’s behavior was so bizarre that I had to do some research; and woe, so many people had the same experience with this company. When I read that someone else had been charged for something they didn’t do, I had to take action. Don’t take my word, check out the BBB, and no doubt there are others with similar stories. Honestly, I feel that I have been a victim of a scam. I’ve reached out to the owner via certified mail; received but no response yet. It was suggested by my credit card company that, with so many others with related experience, I should reach out to the Attorney General’s (AG) Office in my state and the state of Florida. And since there’s money involved, the FTC as well. I attempted to provide an email address for your verification; however, I was not allowed. If I could figure it out, I will attempt to upload pictures. No one should have to go through such agony, especially when they’re trying to have a safe vacation from COVID as with my family. Each state has an AG. If you can relate to my story, contact your legislative representative to contact Florida’s AG on your behalf.

I rented a home in Kissimmee from…

I rented a home in Kissimmee from Executive Villas on Airbnb. Their hosts name is “Andy.” My group of 8 people was forced to spend two nights in a 82 degree house without air conditioning because of this company. They had no sense of urgency, no compassion, no professionalism, and tried to blame us at every turn. Not only should anyone avoid renting properties from this company but I suggest home owners stay far away. Find another management company to take care of your home and its guests.

The worst Property Management Company I…

The worst Property Management Company I have ever worked with. From day one, I realized I made a mistake. I tried to work with them but got the same results: Urine smells in the home they charged me to clean. There was blood and other stains on the linen. Mold in the bathrooms. There was property damaged and missing, air filters never changed, we changed them ourselves. The last visit, the air filters were missing and could have severely damaged our air condition. Water stains in the ceiling which was evidently leaking. We were never notified. They left the pool unclean and the company that cleaned the pool never did a good job. The manager (Andy) is very nonchalant and does not care about the customer or the home owner. I guess he is use to home owners being overseas and not checking on their property. I came down and checked on my property and it was not even properly cleaned with me as the owner staying in the home. Bugs all over the carpet and floors with me paying for pest control. I purchased new carpet in January which now has tar or gum stains on it. I know housekeeping did not run the vacuum on the stairs. The grout that should be tan is black so they were mopping with a dirty mop which will cause black grout. The ants were marching up and down the stairs liked they owned It. We will be notifying the Health Department after seeing blood on the bedding and the mold.

I would not recommend this company to anyone owners or a renter. The renters would contact me because they could not get Executive Villas to reply to their calls. I have numerous emails and photos to prove all of my claims.

We are replacing and repairing all the damage done by their poor housekeeping and maintenance staff. It is a good thing we have the finances to do it because they take no accountability.

No one wants to go on vacation and have major issues. When you rent a home your vacation should be a time to relax and enjoy a clean home. We ended our contract with them on August 21 and the last cleaning was probably the worst job they have done and I think it was done purposely.

Do your research if you are a home owner and using property management. Check reviews. If you see 1 and 2's that is a red flag that should let you know to find someone else. I tried to give them the benefit of the doubt since they were already managing the home. HUGE MISTAKE!!!! This is a ZERO star but One is a low as you can go.

Why didnt Executive Villas Florida give redunds to people who had reservations during the pandemic? The Governor of Florida, Ron DeSantis ordered all Vacation homes to be closed until further notice. He said if your in a vacation home now, finish your vacation and leave. All vacation homes are to be closed and redunds issued to families who had already paid for future vacations until further notice.

Could have been better

We Arrived on July 3, 2021 for a 7 nights stay in a 9 bedroom 6 bedroom home located in Windsor at Westside. We booked through Executive Villas Florida. A day before arrival, I reached out to my rental company Executive Villas to clarify some information that was listed in my arrival information. They had in the arrival info, for me to use the four digit code for the door but there was a six digit code in my arrival info packet and I also wanted to include heat with my stay. They responded bluntly and told me to use the six digit code but they didn't said anything about me adding the pool heat. I resent the email inquiring about the pool heat but I never received a response. Upon arrival, one of the Jack and Jill bathrooms was not cleaned at all and the closet door was broken. There was a comb that was left sitting on the sink with hair in it, along with some soap and toothpaste. The air fryer was left uncleaned along with the toaster and there was food on the floor beside the refrigerator. The pool table in the game room had holes in it, so we couldn't shoot a games of pool because the balls would fall on the floor. The TV's in the game room wouldn't even turn on, so there for we couldn't even use the game room and to top it off, the house had roaches. I emailed Executive Villas on July 5th to tell them about my findings thus far, My vacation is over, I am back at home and I have yet to hear from Executive Villas. I went and bought some roach spray out of my own money and just took everything else as a lost. The house is a beautiful home and could make a great home when you are away from home but It needs better management and a better cleaning service. A home that size should at least require a day of cleaning before renting again. The chairs and the rugs also can use a good cleaning.

Place was dirty and nasty

I checked in around 5:30 on May 12. I inspected the place and noticed it was dirty. The vent covers and ceiling fans had dirt caked on them. Carpet and baseboards were dirty. Garage had trash in it. The bed covers were dirty/stained. The showers were dirty; shower curtains stained. MOLD in the showers. Patio table glass was falling through the table...etc.. I took pics and notified Executive Villas. They said they were sending a cleaning person out. THEY DID NOT! I called and emailed them several times during my stay. They sent a maintenance man out without notifying me and my niece was there and did not let him in. I even went to their office, as I am local, and NOTHING. I know the homeowners would be disappointed in how their property is being maintained, but, I will inform them with the pics. Oh, did I mention the while leather sofa was beige/light brown and had to be cleaned. When we finished, the water looked like tea. I did not want to right this review, but they left me know choice. I have spoken to Maria (via phone and in person), Marianna (via email and phone) and Joanna (via email). I have all the proof to back this review up!!!

Horrible!

Horrible!! Our reservation was changed twice. The house was a dump. Poorly maintained, dirty, lights and plug ins broke. Tried to reach maintenance several times, no answer. Paid for heated pool and it was broke and took two days to get it fixed. This house had nothing: one towel, no dish towels or pot holders. Ceiling black around air vents and after walking on the floor your feet were black. Trash all over the front yard. Don’t rent with this management company.

Our experience with Executive Villas…

Our experience with Executive Villas has been TERRIBLE. The property we rented had no internet and no working refrigerator or freezer for the first 6 days of our stay, which we discovered when we lost nearly $400 of groceries the second night of our 14 day stay.

I would say that the customer service has been laughably bad, except that it has nearly ruined our family’s vacation. We booked an additional week expecting to be able to work and make sure our four young children could keep up with their online schooling. Needless to say that’s gone terribly wrong.

They clearly do not care at all and do not communicate at all about the issues. After explaining our issues multiple times and being blamed for the internet issue we arrived home on night 5 to find a tiny mini fridge smaller than what would be in a college door in the middle of the entry way. We are very regular travelers and come to Disney multiple times each year.

This is by far the worst experience we have ever had with a rental property. If you are a traveler I recommend that make sure you don’t find yourself in a property managed by Executive Villas but most importantly if you are a property owner RUN! This company’s careless, dispassionate customer services will make sure renters never come back.

Terrible company

Terrible company. Due to COVID we had to cancel and they were obstructive, rude and unhelpful when it came to returning a deposit and will NOT refund to the original payment they demand- ie card payment and will only send a cheque which then takes weeks to arrive and incurs large bank charges to cash!! Trip advisor shows them as a terrible company so how is it so highly rated here??

Excellent Service

Excellent Service!
From start to finish the representatives were professional, caring and kind. Due to the coronavirus pandemic I decided to cancel my reservations. This company representatives were very polite and understanding. My refund was processed quickly. I will definitely do business with Executive Villas Florida in the future.
