No Guarantor = Big Problems
I was looking to rent a property from this agency, and to a certain extent, I had poor credit and didn't know about a CCJ.
This faultered my application and I was required to get a guarantor.
This is all fair enough.
After struggling to get a guarantor, I done the option which is becoming widely more accepted nowadays in applying for a rent Guarantor online. For anyone that doesn't know, this is a site (Or sites) that offers to be your guarantor in exchange for a fee.
They will act as a guarantor, counter signing tenancy agreements if needed, all to enter a legally binding contract of them paying your rent if you default and miss a payment. Almost.... Like a guarantor!
It's not an ideal situation, however, it serves a purpose. For me, I don't have any family available who earn enough to be my guarantor.
After all the effort of getting accepted by the company to get a guarantor, I find out that they don't accept company based guarantors. Which, in this modern day and age, where guarantors aren't always a certainty due to a variety of reasons, like having no family members due to death, abandonment, retirement, etc, nor friends who feel comfortable being responsible for someone else's finances (And let's be honest, it's mostly only family who trust each other enough to be guarantors for each other anyway), I think is an appauling business sense.
That was bad enough in itself.
However, I pushed for an answer as to why they wouldn't accept company based guarantors. This was the same agent who was responding in under 30 minutes.
After pushing that question and offering an alternative solution as well but saying that if that alternative option wasn't considered, I wouldn't be able to get a guarantor, I was quite literally ghosted by the agency. I didn't hear back from the agency at all.
So now my communication with them has gone from them basically wanting my money, to offering the best solution I am able to give them, along with the financial security of a guarantor, albeit not a personal one, to literally no communication at all and them unable to provide me with a valid reason (Well, excuse) as to why they won't accept a company based guarantor.
So if you're someone who is unable to provide a guarantor for any reason, I strongly suggest to avoid this estate agency at all costs, as they are unable to provide any reason, let alone a valid reason as to why they won't accept a guarantor who enters into a legally binding contract with a tenant.
