A Warning - Avoid FEMBi Mortgage and Its Leadership at All Costs

No fluff here. Indisputable facts supported by mounds of documentation and legal review. We have strong credit, significant income, $8+ figures in assets, and a perfect history of on-time payments, yet we were subjected to an unprofessional and frustrating experience from nearly day one. The process was riddled with delays, confusion, and last-minute surprises. Communication was disjointed at best, misleading at worst.
But the significant issue occurred after closing: our loan was transferred to Selene Finance (via Deephaven), a mortgage servicer with a documented history of consumer complaints and litigation. We were not informed of this transfer in advance, and our requests for explanations from FEMBi leadership have gone unanswered or inadequately addressed. Despite repeated attempts to communicate with Selene, we have yet to reach a responsive representative.
Either FEMBi doesn’t know who they’re selling loans to (which is negligence), or they do and don’t care (which is worse).
From our perspective, FEMBi’s executive team either lacks the judgment to protect their clients or the integrity to be transparent about who they do business with. In either case, it’s a failure of leadership. Despite numerous direct requests to discuss, they have failed to reach out or reply once!
*** Note, despite the initial and very frustrating experience with our local broker, he sent a very thoughtful card and gift, and he has been supportive since then. I owe him a sincere thank you in that regard.

Despite the very frustrating process to “get to close”, I was prepared to move on and consider this “all's well that ends well.” However, this is about more than a frustrating experience; it’s about bad business that appears to originate at the top of Fembi’s organization.
