Rented a property with a friend - there was a significant bathroom leak which we tried to report about 20 times with numerous phone calls (no answer) and about six emails. Leak was only fixed after two months.

I lived in a property managed by FJ Lord for about 6 months sharing with 2 other individuals on the same lease.
The others had complained about significant mould build up in the bathroom due to its non-functioning fan prior to my arrival and it had not been resolved by the time of the ‘major incident’ I will describe below. FJ Lord ignored repeated requests for repairs with no care for the health of the tenants nor the condition of the property. Communication was pretty terrible throughout the tenancy. Even when we appealed directly to the landlord, who was lovely by the way, FJ Lord were unable or unwilling to pull finger and do anything.
The aforementioned ‘major incident’ was caused by construction on the property to add a further story above the top floor. The builders in their infinite wisdom chose to remove the temporary roof cover, after the actual roof had been removed, the same weekend as the biggest rainstorm to hit London in a decade arrived. This rendered the property completely uninhabitable. It should be noted that I don’t blame FJ Lord for this incident in the slightest. However, their communications after the fact were atrocious. Beyond some vague statements and blanket emails regarding the lease no support or advice was forthcoming. Dealing with the property owners directly lead to us swiftly negotiating a suspension of rent payments for the duration and later an early termination to the lease when it became clear that the flat would not be inhabitable for many months. FJ Lord were absent from these negotiations in that they contributed nothing despite being copied onto all communications and direct overtures being made to them at many points along the line. FJ Lord also continued to demand rent each month despite it being agreed in writing that no rent was required and we had to dissuade them every time. The problems continued up until the point when we returned the keys after which we were finally free from the burden of dealing with FJ Lord.
I judge FJ Lord to be incompetent, disorganised, lethargic, apathetic and can firmly say that I will never live in another property they manage.
