I've just rented through Felicity J Lord - Stoke Newington, and the lettings team (Rob, Ellesse, Hassan, Dean, plus Mel and James when I needed an extra hand) were genuinely great.
This was my first time handling a move completely solo, so I was probably more hands-on and question-heavy than the average tenant. It was also an exercise in patience at points with Christmas timings, but they stayed calm, consistent and respectful throughout. Crucially, they made me feel like a priority - even when I knew they were juggling a million other things.
Comms were strong. If they couldn't pick up immediately, they always came back to me by email and kept things moving between me and the landlord. I found them after over-researching (including AI-assisted comparisons) and, for me, the service matched the promise. Moving in next week and properly excited.
Disappointing experience with poor follow-through and pressure tactics
I initially visited the agency in person and spoke with an agent - i won't mention the name but hope they can improve reading this - , who took my details and promised to send me off-market rental opportunities. Despite several listings appearing online over the following weeks, I received no communication or follow-up at all.
Later, I applied for a flat through the same agent, who acted as though we hadn’t met before. The property shown was clearly overpriced and not reflective of market value, yet I was told it would be gone quickly—despite it remaining available a month later. The pressure to commit felt disingenuous.
What was most uncomfortable was being asked for a positive review immediately after this poor experience, followed by persistent calls to take the flat.
Overall, I found the service unprofessional and not trustworthy. I would recommend approaching with caution and doing your own research before making any commitments.
AVOID LIKE THE PLAGUE
If you treasure peace of mind - AVOID Felicity J Lord like the plague. The list of illegal practice felt like it took over our lives, I was also owed nearly £1000 for close to a year. To waste your precious time they pass blame around the office and hope you won't bother to take your case further. A hair pulling experience that went on for fair too long. It was only until I threatened taking legal action that they seemed to perk their sleepy heads up, something I should have done a lot earlier. Save yourself the awful experience and find a letting else where.

HORRENDOUS
A loathsome, crooked, inept company. We let our 2 bed flat in Stoke Newington and as the tenancy of our renters came up for renewal they disappeared- completely. nobody answered calls, nobody answered emails, the office was permanently closed. We could not get an answer from anyone on what happened at the end of tenancy. As such we had to deal directly with the tenants ourselves. After about 6 weeks they finally contacted us with no explanation as to where they had gone. We had, had to agree to keep the tenants on for a short period as there was no agent to handover at which point we were told that because we were now handling directly we were liable for several thousand pounds which we had to pay in order for them to release the very pleasant tenants deposit. Corrupt and probably illegal - I will never be abel to vocalise the stress this company caused me whilst pregnant and to then end up out of pocket. Also worth noting they push and push you to up the rent and fees paid by tenants, suggest you can get away without paying certain things and carrying out legal requirements and are literally speechless when you express that you want to price fairly and make sure the property is maintained and safe. How do these companies operate legally and in plain site?

It’s a nightmare!
It’s a nightmare!
First of all we had an horrible experience with them when we moved in our tenancy!the house was in terrible condition(different than when we viewed) and we had to pay to repair the issues as they were ignoring us!same happened throughout the 2 years tenancy that was managed by them.
Now we ended our tenancy more than a month ago and we haven’t received our deposit back yet!they are not replying to email or phone calls!
Stay away if you want to preserve your mental health! Never seen such a bad agency in UK

Careless and unresponsive once they have their fee
Very unresponsive by email or phone. Rent was lost several times during the tenancy. Now 3 months after our tenants have moved out they have still failed to release the deposit that they were supposed to pay to the deposit protection scheme. And of course, no response to our complaints about this.

Appalling incompetence by Shannon Steadman and Travis Knight at the Stoke newington office. Their client was the bottom rung in a house sale chain involving our property. An offer was in place for 6 months on the property they were selling. The week exchange was meant to happen… it turned out the buyer FJ Lord had told everyone in the chain was in rental and so chain free… actually had a property to sell.
Sure, why check how your buyer is finding the deposit? Either they failed basic due diligence, or they knew all along and lied to everyone.
Of course when all the other agents and properties in the chain went ballistic at them, it couldn’t possibly have been their fault.
Will they compensate anyone for the lost hours and expenditure if the chain now falls apart…
Edit - have emailed them as they suggested. No answer.
