Never ever rent with Flats4London. All of the previous reviews on here are completely true. On the day we were meant to move into the flat, they were absolutely useless and we were unsure if we’d even get the keys as they refused to confirm anything until the morning of. When asking for further info the night before our move in date the estate agent they were using from Ewemove rudely told us ‘Not to jump the gun’.
On our move in day, they failed to organise a cleaner in time, so when we arrived some poor guy that they had contracted in was rushing to get everything done with 0 equipment (No hoover etc) as they’d only given him a few hours notice and he had to travel via multiple buses from the other side of the city. We felt so sorry for him that we ended up cleaning ourselves. There were random supreme/weed advertisement stickers over everything, even inside the toilet bowl. There were discarded period pads, hair extensions etc inside drawers and on the bedroom floors. Everything in the kitchen was covered in thick layers of brown grease, and the extractor fan was dripping with oil. One of the bedroom doors was chipped and painted entirely pink with nail polish. The ‘coat hangers’ on the back of the doors were exposed screws/nails. The flat was covered in damp spots and black mould. There was a massive hole in the wall in the hallway that was covered by a propped up bit of plywood.
We were left no information from the previous tenants about the gas and electric, and they refused to help us with this, simply shifting the blame and stating that setting this up ‘had never been an issue before’. We were left for atleast 3 days without warm water or heating. When the gas engineer arrived, they were shocked at the state of the meter and removed the entire thing, telling us that it was faulty and that this
should’ve been done years ago.
After a few weeks in the flat, we realised that the plumbing was faulty. Running the washing machine would cause the kitchen sink to fill up with dirty water and overflow. Eventually the rotting contents of the pipes (Old hair, vomit, bodily fluids) began to come out of the faucets in our bathroom, leaving actual floating pieces of faeces in the bath whenever you tried to run it. We nagged someone to deal with this for weeks before anything was done. Whenever we called or emailed Bharti, one of the assistants, she entirely misunderstood the situation, talked over us and had an awful attitude. They made empty promises for someone to arrive, with no rough timeframe forcing us to have to stay in the flat all day incase some turned up (They never did). I was paying £700 pcm for a flat that I was unable to stay in for over 3 weeks as I could not shower or drink the water.
The maintenance team consisted two random guys with no actual qualifications. While they tried their best they were clearly overrun and had no idea what they were doing. Their initial response to what was clearly a deep-rooted plumbing issue was to try and hoover the contents of the sink through the plug hole. They had no equipment and had never been briefed on any issue they were supposed to be dealing with.
We had too many maintenance issues following this to count- massive leaks in the bathroom from the upstairs flat that broke the light, mould growing on all of our clothes/belongings, malfunctioning doors which locked us in etc. After months of arguing via email and trying to get them to understand our frustrations, the landlord (We think- this was Mr Shakil, but there were so many dodgy people involved that we never knew actually knew who we were dealing with) turned up to our flat to ‘sort everything’ but ended up just arguing with us. We were accused of ‘refusing to open any windows’ and were condescendingly asked if we were aware that this was a ‘damp country’. The whole experience of having random men back and forth our home because it was literally unsafe to live in was disruptive and unsettling.
We found that the conduct of Shakil and every other male working at Flats4London was clearly misogynistic. They ignored myself and my female flatmate for weeks, feeding us lies in their responses. As soon as I got my father involved, they changed their tone entirely. It got to the point where they would only respond if it was him. In person and over the phone, they shouted us down. At one point Shakil hung up on me, telling me that he will only talk to my flatmate from now on as I had an ‘attitude problem’, again being condescending, calling me darling etc.
At the end of our tenancy, they also withheld our deposit for weeks.
The housing situation in London is dire atm so I understand wanting to take anything you can get- but if you are in a fortunate enough position to avoid Flats4London entirely I would highly recommend doing so.
