VERY PROFESSIONAL

The team was highly professional, knowledgeable and attentive to every detail of our site's requirements. Further to my previous feedback, still a waste of money

Further to my previous feedback, we have now received the Environment Agencies view of the report written by Floodplanreports and they have made the following criticisms:

1. Lack of Analysis Based on Survey Data

While the level survey provides the necessary baseline information, the FRA does not integrate this data adequately into a full flood risk analysis. Specifically:

• There is no comparison between surveyed ground levels and modelled flood levels from JFlow or historical events

• Historic flood events are not analysed or modelled, despite its relevance and the survey’s potential to support such analysis



2. General Statements Without Implementation Detail

The FRA continues to rely on general statements about mitigation (e.g., raising floor levels, using resilient construction), but does not:

• Show mitigation measures on plans or drawings

• Provide a flood evacuation plan or details of safe refuge

• Clearly define the raising the proposed Finished Floor Level (FFL) in relation to known flood levels or climate change allowances



3. Requirement for Evidence-Based Design

For the FRA to be considered compliant with NPPF and associated guidance, it must:

• Demonstrate how the site will remain safe for its lifetime

• Quantify the actual flood risk using available level and flow data

• Show how mitigation will be implemented and maintained

It should be noted that the levels information referred to was not supplied by Flood plan reports we had to get this from another agent.

As a result of this poorly prepared report the Environment Agency have objected to our planning application. Meanwhile Flood plan report have taken the money and despite then saying they wanted to investigate my comments made in my previous review I haven’t heard from them.

We have taken some time to review your concerns and investigate documentation and published feedback. We hope the below will provide some clarity.

We have reviewed your planning application to where our FRA has been used. We acknowledge an addendum to our FRA has since been completed by a third party architectural firm and uploaded for review to the planning portal. I believe this is agent you are referring to.

The addendum has made some observations regarding flood risk. Respectfully, the third party analysis does not challenge any of our findings nor present level information acceptable to the Environment Agency. See EA feedback document dated (24th April 2025) on the planning portal.

The Environment Agency required an assessment of flood modelling outputs. At the time of writing our assessment, no flood modelling outputs were available to licence.

Unfortunately, the availability of flood modelling outputs is not openly published. Our records show this was communicated to you with further discussion and explanation on the 17th and 24th Feb, 2025. We suggested the route to providing the necessary information to the EA would require the completion of our own flood modelling study. We also provided the option to schedule a phone call to discuss the matter in greater detail. We maintain our offer to schedule a phone call to discuss options for your project.

Your application was recently reviewed again by the EA following the inclusion of the third party addendum (EA feedback document dated April 14, 2025). The published feedback cites both our FRA and the third party addendum.

The published feedback from the EA maintains their requirement for flood risk to be adequately assessed with modelling data. We respectfully disagree that your application has been rejected due to the quality of our report. We maintain our advice and recommendation in our email (dated 24th Feb 2025) - Without flood modelling outputs suitable for review and inclusion within an FRA, the EA will not be accepting of any FRA from ourselves nor from third parties. Unfortunately, we can only complete our assessment with data made available for review.

Worst company to deal with been…

Worst company to deal with been emailing jac for 8 months no reply back regarding refund or complains procedure. This person does half the report once you get rejected as the report is not full done then he charges again to do the rest of the report. Very bad company and person to deal with. Shame on you

We completed your report to the pre-agreed specifications. In your case, there was a requirement for additional reporting that was outside of our original brief. Our email records show this was communicated to you.

Our email records also show we provided a cost and time effective solution and also explained that the additional reporting was in addition to your existing FCA (and our pre-agreed brief).

We fundamentally reject the insinuation that we purposefully omit information and require additional payment for agreed work and reporting. We would like to think that our hundreds of satisfied clients could attest to this.
