Sealer did not last 90 days on pool deck before it started coming off!

I applied the concrete sealer exactly as the instructions said. It looked good for approx 2-3 months, then it started turning white and releasing from the stamped concrete. It's been about 9 months since I applied it and it looks terrible now. This is the worst sealer I have ever used on my pool deck. I wasted a lot of money ( 10 gal ) on this product expecting it to last longer then the previous product I used, which was about 2 years. I guess I fell for the "natural silicone" in it rather then the synthetic! I now have to restrip the pool deck and redcoat with another product!!!!! Do not use in direct sunlight because it won't hold up.

To follow up on foundation armor's reply: I have never used a water based sealer--- nor would I. The previous sealer was H&C clear 23. Xylene based. The deck was heavily pressure washed and clean/dry. The temp was in the 70's and no rain for at least 2 weeks after application. 2 even coats were rolled on 24 hours apart, with shark grip added to them. I did everything by the manufacturer's instructions and it did not last 6 months!

Hi Norman,

You are experiencing a compatibility issue with a previously applied sealer. What you are describing is indicative with applying a solvent based sealer over a surface previously coated with a “water-based acrylic”. The ARMOR AX25 has an average life expectancy of 3-5 years even in full-sun areas. Again, This is a compatibility issue rather than a product deficiency.

Note: if you don't know what type of sealer was previously used, we recommend to test your concrete with xylene and a roller prior to applying a solvent-based acrylic sealer (if the old sealer becomes tacky/sticky then the old sealer is a solvent based material). Another alternative is to completely remove any old sealers and coating prior to resealing your concrete.

Using a paint roller

I would have given a five star rating except for one thing. I used a paint roller for my first coat on new paver bricks with sand joints. The roller picked up the sand from the joint and put it on the new brick. I had to go back and scrape off the clumps of sand on the brick before a second coat. I would suggest using a pump sprayer to coat new sand joints and avoid using a paint roller.

UTN60 is anxcellent product wtih great customer service

I used UTN60 to coat the concrete floors of our shop and storage room more than a year ago. I'll be using it again on my two garage floors. It holds up well to heavy traffic, and it's relatively easy to apply if you follow the directions. Any questions are helpfully answered by their customer service.

easy to apply

easy to apply and so far works great, no more surface dusting. I used in a basement on 45 year old concrete, put down 2 coats and no more dust or mineral problems can't wait for spring to do the garage floor.

Works great and as advertised.

Here in MIAMI we have lots of rain and lots of mold. After 30 years of pressure washing every six months I had enough and treat all my cement with S2000. It was hard but roughly 2200 sqft of application, it appears my pressure washing is over. Thanks Foundation Armor

They a very responsive and Knowlegable.

I had a leak on a new home with a basement. The leak was coming at the cold joint between the footing and a 13 foot high retaining wall. Eric was 99 % certain their HPI kit would do the job.

It rained hard for days and the leak was gone. I had no idea before talking to them of how the leak would get fixed. With so many products on the market that do not do the job and so much "expert advice" that is wrong I was worried. Foundation Amor people know their products and what they can do.

I have used their concrete sealers in the past and they also do what they are proposed to do.

Great product easy to apply

On the recommendation of the Foundation Armor staff I applied their SC 25 product to several large poured concrete driveway, parking areas and sidewalks at our home. The product is very easy to apply with a hand pump sprayer and it looks great when done. Water beads up on the surface after application and I look forward to it staying cleaner in our damp Florida climate.

Excellent product

This is a great product. I had used AR-350 Satin finish on my pool pavers three years ago and it sealed well, but I was never satisfied with the sheen. I read about AX25 that was designed for pool side paver sealing with a high gloss wet look. Applied it over the AR-350 and it took about half of what I expected. Left a glorious wet look sheen and really popped out the subtle shades in the pavers. Looks fantastic. By the way, I hand painted the edges next the pool cages and around the coping paver and nap rolled the rest.

Foundationarmor is the best place to get concrete sealer period!

The UTN60 far surpassed my expectations. The price for the quality can't be beat. It is as hard as nails. I have never seen anything like it. I roll everything across my garage floor and nothing scratches it. Hot tires don't phase it. Spill something that would normally stain concrete and it wipes right up. It is so much easier to sweep than bare concrete. The tech guys at Foundationarmor are so helpful and kind. They want to help you get a good job. They install the sealers themselves, so they know all the do's and don'ts. Try them and you will be glad you did!

Outstanding product

I applied the AR500 high gloss to all my stamped concrete and it looks amazing. I had no difficulty applying it. My neighbors have all commented on how nice the finish looks. I have noticed other sealers in my neighborhood that look like big box hardware applications/ cheaper sealers and it shows. Spend a little more for a top quality product and you will save money by not having to reapply cheap stuff every year.
