Natasha Harrison that works in lake…

Natasha Harrison that works in lake shadow , Maitland is amazing. So supportive of issues that kept arising for me. She's helpful and patient. I'd give her a management position because she's super fair and helpful. Every company needs a Natasha. She made me less stressed in a very stressful situation. I give Natasha 5stars

Terrible level of service

Terrible level of service. The company does not do anything nor take accountability for any issues in the building. It simply pushes the issues to a follow-up call and never call back. Do not hire them.

FSR is corrupt, incompetent & untrustworthy

I've had the misfortune to reside in a rental building managed by First Service Residential (FSR) Vancouver and it has been an indescribable nightmare. After moving in I found that my unit was infested with disease spreading rodents and FSR did very little to control the problem over the space of 3 years. Although they had promised me a renovated unit, I found broken appliances, blocked drains, no hot water and no heating in winter. When I complained about the problems, they retaliated by breaking into my storage unit and apartment (with their keys) and stealing my valuables in an effort to forcibly silence me. I reported it to the police and there was a lengthy investigation over several months with FSR managers refusing to cooperate by evading police. I tried to speak with FSR VP, Sean Ingraham, but that conversation wasn't productive since he affirmed they were doing the very best job they could and bore no blame. In my opinion, this is the worst management company in North America that is corrupt, dangerously incompetent, treacherous and your home should never be trusted to them.

Worse HOA I've been involved with

Worse HOA I've been involved with. They foreclosed on my home over an $800 bill, I found out that I had a weed violation from 2022 that they say I owe $1600 for. This Company is the worse I've ever dealt with and hope they get shut down.

My experience with this company…

1-star because it’s required to have “something” BUT they get negative 1000%.

These are by far the worse of any lot of people in this organization and should not be managing properties.

In the past they would issue unfounded and unwarranted violations to my property. When I questioned their source and showed proof the violations had nothing to do with my property they continued issuing violations. I found out it was from the neighbors who I believe were targeting my property since it was a rental and were notifying the HOA who didn’t do ANY fact checking.

This isn’t the only issue with them and it’s clear they are completely out of touch with the residential community.

Fast forward to moving on from this nonsense…

I recently ( 7/2024 ) sold the townhome property in the Riverchase condo community in Maryland under them as the HOA managers.

Closing was 2 months ago and they were notified of the sale and knew I was no longer the owner and yet, and YET I am still getting notices for monthly payment of fees AND the kicker, they had the nerve to send it to collections. 🤬

I received a first invoice for August just after closing and was told by the HOA that it would take 2 weeks to record new ownership. Apparently not true and I believe any conversations had with them cannot be trusted.

Clearly there is a disconnect in this organization and they could care less since it’s not affecting them.

I’ve asked my title company to reach out to them AGAIN to get what ever documents resent to the HOA to show I am no longer responsible and PAID up to the closing. At the day of closing, all fees were paid to those owed.

I had to send all my documentation showing I owe NOTHING to First Service since the collections agency is who I need to dispute this action with in order to not have my credit affected.

I just wonder if they are sending ME notices, what are they sending to the new owner and is she paying like she’s supposed to? But it’s a “I just wonder” I really don’t care.

FSR is the worst company in the world

FSR is the worst company in the world. They only care about money and making as much as they can. They provide false directions to Board Members that are inexperience. They are too expensive for what they deliver.

Missing refund

I sold my Chicago condo on May 29th and discovered a little later that I was due a refund for overpayment of my HOA dues. $950. Here we are over 90 days later, no refund. It turns out that I was supposed to submit a hard copy of the settlement statement to a specific person in order to generate the refund. My attorney and I were unaware of this and submitted a digital copy at least 2 or 3 times, to no avail. Finally discovered at about the 85 day mark that the hard copy was supposed to be mailed to a specific person. At no time did anyone notify me through a phone call or an email what the proper procedure is. Too lazy to let me know. Just do nothing must be their motto.

I mailed another copy of the settlement statement early this week. We'll see if this stretches out to 120 days. I've already received at least two past due notices for over $2000!

I rarely ever leave a review but have…

I rarely ever leave a review but have had nothing but great experiences with Rebecca Reed, our property manager at FirstService. She is the best property manager my HOA has had since I've lived here. She is responsive, professional, and gets things done. I had a roof leak and she immediately responded to my email and got the roofing company involved. Rebecca communicated with me the entire process and made sure the roofing company was being responsive and doing the necessary repairs.

This is the absolute worst HOA…

This is the absolute worst HOA management company you can use. They don't care about members and use obnoxious and self-righteous management agents. Are agents also legally allowed to accept bonuses when the HOA is underfunded for actual needs for the property? Stay away at all costs or lose your money to theving agents.

Nightmare scum

This company is worse than you can possibly imagine. If you have a choice between this and another company I can't stress how important it is to pick someone else.

This company will ruin your life and treat you like you are in the wrong while they are doing it. Moving into a condo managed by them was one of the worst mistakes of my life.

The management is malicious.

They will screw you over, including ruining your life, meaning destroying your ability to get to and from work. They do not care, they will destroy you and talk down to you while doing it.

I'm not overexaggerating I'm drastically understating how truly awful this company is. If you go with them you better hope you aren't one of the unlucky ones they screw over because they absolutely will without a moment of hesitation.

You have been warned. You have no recourse, they will crush you and treat you like dirt while they do it. Somehow this company only hires heartless backstabbing psychopaths.

A company organized around systematic unethical condescending brutally dishonest backstabbing.

They stole almost $300 from me

They dropped our neighborhood from their service, didn’t even notify anyone. I paid my HOA dues at the time they were normally due and then the company AMG who took over sends me an invoice I explained I already paid FirstService. AMG tried to help but said the payment couldn’t be transferred. FSR tried to pawn me off to the ClickPay portal and to AMG and won’t help me! They are thieves and I’ve escalated this issue to my credit card company since they won’t refund my money; if this doesn’t do it I’ll get a lawyer. They also never responded to any of my emails for 5 years for a new gate remote. They still owe me almost $300 and are trying to play dumb and not refund me!! I’m so angry I could scream. This company should be shut down for deceptive and predatory practices.

If I could give them a zero or negative…

If I could give them a zero or negative number I would. They do not respond to calls. They close calls in their online system without taking action. The info they give to residents is often inaccurate. If you are a board member looking for a new property management company, based on my experience, they made promises they did not keep once hired. My recommendation would be Stay Away. I put today's date for the bad experience, but it's been ongoing for over a year

I have sent email to the property…

I have sent email to the property manager about the big tree grown at the side of the building which might affect the foundation of the property since two years ago, and I complaint about the same thing again about a week ago, the manager Dinelia Vazquez have not returned my email, I had called her last week about the situation, she refused to come to the property to take a look at it.
The tree is getting bigger and bigger, I am not able to find anyone to talk to.

In 22 years of living with this property manager, I have never been able to talk to a person. I ALWAYS have to leave a message and the half dozen or so times I've left a message they have never returned a call. They are the most frustrating company I have ever dealt with. Totally unresponsive.

Inept and Corrupt

Inept, corrupt, and deceitful. If they manage your building, expect HOA fees to skyrocket quickly. Their service is terrible, and they threaten residents. They prioritize raising costs while reducing service quality. Additionally, they use the lawyers you pay for to bully and threaten you. An awful company. They caused a huge leak in the building, to then overcharge to repair it, their contractors are awful

I wish I had another property…

I wish I had another property management company. Anyway when I bought this place I made major improvements to the inside and the patio area. The fence door in the patio would hit the ground when opened. I asked them to fix it and they said it's my responsibility. Really? I didn't build the fence. I also know that there is a limited budget that each property has. That's why they don't do anything and pocket the money. Meanwhile this place is crumbling from within. It will join a long list of shitholes and be hard to come back from.
