About Fundrise

Written by the company

Fundrise offers access to sophisticated private market strategies focused on generating consistent income and long-term growth across real estate private equity, venture capital, and private credit.

Real estate — Fundrise is one of the 50 largest real estate private equity investors in the world by total annual deployment — deploying more than $1 billion of capital annually in 2021 and 2022. Our portfolio is largely composed of 20,000+ well-located residential units and eCommerce-centric industrial assets.

Venture — Investing in high-growth private technology companies has proven to be one of the best-performing strategies of the last 50 years. Our growth equity fund targets mid-to-late-stage companies in sectors like Modern Data Infrastructure, FinTech, and AI/ML.

Private credit — Skyrocketing interest rates have created broad credit market dislocations and a potential liquidity crisis. The result is arguably the most attractive, risk-adjusted private credit investing opportunity of the last few decades.

Building a better financial system
When our co-founders launched Fundrise back in 2012, our mission was to use technology to build a better financial system for investors like you. A lot has changed since then. Over 2 million people now use Fundrise and we manage nearly $3 billion in equity across real estate, private credit, and venture capital. It’s hard to believe how far we’ve come. But our mission remains the same. It’s what drives us to continue eliminating barriers, developing new investments, and working tirelessly to make this the best investing experience you’ve ever had. Thank you for joining us on this journey.

I have been investing in fundrise for…

I have been investing in fundrise for four years. Every week I got paid I put between 50 and $100 into different funds over four years. And I sent an email asking what would it take if I had to take all my money out at once from all all the funds I need some of the funds you couldn’t take money out I was What the process would be. Two days later I went to put money in to the fund and there was a freeze on the account come to find out they liquidated my entire account my four years worth of work and investing without my permission without filling out any paperwork which is required and when I asked why did you do that they said you asked me to I showed them the email the copy were I was just asking cause I wasn’t going to I just needed to know in the future if something would happen they gave me my money back over six months and I kept it to put it all back in and now they said since I liquidated my account I can never be a customer and invest in them again. I was brokenhearted with so much work building that portfolio for them to do that to me I beg them to stop it to stop it and they said it’s too late and that was just a day after they started liquidating it I believe that they got tired of me asking questions About the different funds and like where they are under the different projects I was a nuisance. If you read you will see that if you liquidate you have to fill out all these forms and sign it I didn’t do any of that they just did it on their own which is against their policy I I don’t recommend fun whatsoever they don’t even have a phone a phone number you can talk to them they just have a contact form and you have to wait for them to email you that’s it don’t answer your emails they probably answered one in 15 to 30 emails that I sent stay away from this company you’ll get hurt like they hurt me. by the way they have the absolute worst customer service in the world they have no phone number that you could call them on you have to fill out a contact for white 3 to 5 days they say one to 3 but I kept track and then out of return my emails out of 20 of them I finally got wood months later and they acted like nothing had happened like it would just disappear the person that did this her name is Molly Sorell, what she made the mistake of liquidated my account when I did not ask her to which you have to fill out a form not that you have to sign it and you get penalised none of that happened I didn’t fill out any forms I didn’t get penalised they just didn’t want me because I asked too many questions about projects that’s why they got rid me. I begged them to open up by unfreeze my account so that I can put my money back in because I put four years into this Hours upon Hours I would probably say over 100 or 200 hours and building up my funds every week I worked on it And they stole that from me this company is evil. Molly who acted like my friend faked it and stab me in the back and I tell you what I cried for days cause it hurt by putting it all that hard work I couldn’t believe the company would do that and they wouldn’t let me talk to a supervisor they kept me at the lowest rake which is the customer service Molly. I recommend anybody that’s had this issue contact legal help with the Better Business Bureau because they will continue to do this to people

Glad I didn't invest big, not a good place to put money.

When investing into large projects as they advertise, returns should be ones you can't get on other small money investing ventures. Instead I am at over a 13pct loss over two years. Time to pull. Either they are not investing into good projects, or the admin fees are too high and its eating our funds, I have always made good money on my real estate investments, this was the first bad one.

Good communication

Fundrise has well-written quarterly investor letters that explain the economic factors affecting real estate and reasons for their choices. It helps us feel like we are part of the game instead of just spectators.

We're glad you enjoy our investor letters. Transparency—into the good and the bad—is one of the core aspects of the Fundrise investing experience.

Disappointed with Fundrise - High Fees and Minimal Returns

Disappointed with Fundrise - High Fees and Minimal Returns

I started investing with Fundrise around 18 months ago, contributing a total of $3,700. Since October 2023, I haven’t made any additional contributions, yet my account value is only $3,767, meaning my investment has grown by a mere $67 over this period.

One of the biggest disappointments has been the fees. For example, in my recent Q3 2024 dividend breakdown, significant advisory fees were deducted from each fund, leaving a small net return. Fundrise’s fee structure seems disproportionately high compared to the returns, making it hard to justify staying with the platform. My contributions currently show as $3,491 due to fees—this erosion of value over time is concerning.

Compared to other real estate investment options, Fundrise has been underwhelming. Other platforms or REITs might offer similar or better returns without the hefty fees that eat into profits. I had higher expectations for growth and transparency, but so far, the experience feels like I’m paying Fundrise more in fees than I’m earning in actual investment returns.

If you’re considering Fundrise, be aware of the fees and consider if the limited returns are worth the investment. I’ll be exploring other real estate investment options that offer more transparency, liquidity, and actual growth.

Thanks for taking the time to write a thoughtful review, Munira.

You're right that we typically charge an advisory fee. Our advisory fees are 0.15%. By way of comparison, Vanguard's advisory fee is 0.30% (if you have less than $5 million with them).

You may have already had a chance to review this, but our most recent investor letter adds context to our overall performance so far in 2024. I highly recommend reading if you want to learn more about what to expect moving forward, returns wise: https://fundrise.com/education/q3-2024-letter

From that same letter:
"We stated at the beginning of the year that we believed real estate values had largely bottomed and accordingly we’ve seen values recovering in nearly every asset type through the first three quarters.

We believe now that real estate, especially residential and industrial real estate, is poised for an extended recovery that is likely to manifest in a relatively long run of increasing property values."

Most importantly, though, Fundrise is intended to be a long-term investment (5+ year holds). We are probably not a good option for investors only looking to hold for 12 months at a time.

Love Fundraise

Signing up for the app. Looking at the different options to build wealth and just the simplicity of using it. The near constant updates on new investments, updates on developments on current/past investments.

Good alternative investment platform

I like the updates they've made recently. It's made the app more informative and user-friendly. There's a lot to learn about each investment portfolio option, but that's a good thing; they're being transparent.

I love the whole concept

I love the whole concept, this for me is just a kind of set it and forget it type thing. I like how you keep us updated on all the projects. Also like how you can invest very little or a lot.

Thanks for sharing, John.

We believe that, in today's age of technology-enabled investing, high minimum investments are either the result of an outdated regulatory requirement or just for show (e.g. to make you think the investment is high quality).

That's why we spent over a decade innovating to drop the Fundrise minimum investment to just $10.
