Pros:
-Stake application is user friendly.
-The team is very responsive.
-A lot of investment opportunities.
Cons:
- Lack of transparency on the net rent yield. what they refer to as net rent yield is actually : ( the total gross rent yield- rent costs) / (price of purchase of property, excluding purchasing cost). It is nowhere mentioned the actual net rent yield will be received by the investor, unless you do the calculation yourself using the projections or when you transfer the funds and you choose your investment, they mention the expected monthly amount of rent you will receive but not the monthly return in percentage. I invested in two projects and the actual net rent yield is always around ~4 point something% the first year, god knows what it will be the next years. The other figures you see on the platform and projections are all advertisements...etc. If you want to know the actual net rent yield, do your own calculations as follows using the projections file : ( Gross rent- rent running costs)/ ( price of property + purchasing transaction costs). They will never mention this figure, it is usually around ~4 point something % !
- Every time you pay with a foreign debit card, they will debit 1% extra of fees and they give it to you later as a reward to encourage you to invest more next time !
- I just noticed and confirmed something terrific that was already highlighted by another person on TrustPilot, it seems like Stake increases the property price compared to the actual price. They stay always under the price indicated in the valuation report and probably make the difference in their pocket. Before investing, make sure to benchmark the price by yourself on PropertyFinder and Bayut. The pictures, the floor, the surface and building are the same.
Conclusion: Stake offers much less return compared to SmartCrowd, but on the other hand they offer more investment opportunities. It can be used as a secondary option for diversification if need be. With this feedback, I wish the team will display in near future in a transparent manner IN THEIR ANNOUNCEMENT ( not just before proceeding with payment) the ACTUAL net rent yield will be RECEIVED by investors to avoid disappointments.
The company should show to investors in a transparent manner, the contract used and bank transfer made to purchase the property and rent it as well as the invoices they used to buy furniture and pay the other 3rd party service providers. There is a huge lack of transparency, be careful.

Stake is an utterly unreliable platform for investment. The process of buying and selling properties is excruciatingly slow, often dragging on for 2 to 3 months just to receive your rental income. The returns are grossly exaggerated in their property descriptions, leaving investors misled and frustrated. Once you invest, consider your money as good as lost.
While they claim to offer two exit windows per year, selling your property is a nightmare. There’s no guarantee of finding a buyer, and if you’re desperate to sell, you’ll be forced to slash prices by 10%, 15%, or even 20%—and still wait a year or more. The exorbitant fees they charge wipe out any rental income you might earn, making the entire exercise pointless. Worse, rent payments are halted during the selling process, adding insult to injury.
The so-called customer care team is nothing short of arrogant, treating investors with disdain and rudeness. I deeply regret ever trusting this platform and can’t wait to sell out my investments to cut my losses. Avoid this scam at all costs. Don’t throw your hard-earned money into this black hole.

One suggestion for improvement would be to enable payments via credit cards in addition to debit cards. This would offer greater flexibility and convenience for investors who wish to maximize their contributions. If credit card payments were available, I would rate it 5 stars.

Everything was straight forward from the registration to my first investment. When you first provide your documents in your native language they say it can take up to 6 weeks for approval. In my case it took 2 minutes. Again very positive and professional approach.
