I have a lot of experience as a tenant in London. I have rented several times, usually with the landlord managing the property and sometimes the agency that found me the flat. My experience with Happy Tenant is by some degree the worst I've had.

The flat, which I discovered had been an Airbnb before I took on my tenancy, while superficially tidy was in a poor condition upon arrival. Several appliances, including the washing machine, were out of service. Is anyone running checks on this place? The buzzer to the flat was also broken, and took three weeks to be fixed. The company seems to have taken no effort to ensure that bills were settled at the property before I moved in, meaning there were debt collector letters dating to months before my tenancy start sitting here, addressed to property companies (not Happy Tenant, but perhaps one of their clients?) we had never heard of. Again: is anyone actually *physically* managing this property? I don't think they are.

I therefore write this as a warning to any prospective tenants looking this company up, wondering who would be manging their property. Beware of where you tread. You will very likely not be dealing with anyone responsive or attentive, like an individual landlord, and you won't be getting the level of professionalism of an integrated agency.

I have had continuous issues with this company. They have consistently overcharged for maintenance fees and consistently lacked good communication e.g. asking me for money I've already paid. Most recently they lost a set of keys to the property and tried to charge me for it! Months later I'm still waiting for replacement keys as I had to give mine to the tenants. I have decided to use a different company going forward.

The Happy Tenant (and specifically Dione) have been absolutely fantastic and always provided me with quick and effective advice and always had any issues with our rental property within 24hrs. The Happy Tenant is such a positive change compared to every other agency I have experienced in London.

Elena my property manager at the Happy Tenant Company is brilliant. She has been managing my rental property for four years now and I don't know where I would be without her! Happy Tenant Co. are excellent at what they do, keeping your flat up to date with all legal requirements and support for tenants too. Fast response and always on hand, I can't recommend them enough. Absolutely awful experience with this company .. cost me a fortune they don’t work for the landlord they only work for the tenant . I had my shed broken into and personal stuff stolen. They took no responsibility, whilst my house was supposedly in their care, they use cowboys for repairs and the out source everything . I’m so glad not to be with them anymore . Lesson learnt ! Never again

Happy Tenant has been managing our North London home for a number of years while we live overseas. I can rely on them to respond to issues promptly and efficiently. Selda, the property manager, is responsive, professional, effective and a pleasure to work with. We are very happy with the service Happy Tenant provides.

Happy Tenants are a really well organised, honest and thorough company, from our first year's experience with them. We own 2 properties and have renewed our annual agreement with them for Year 2.

You always receive prompt replies answering exactly what you've asked, issues are dealt with very quickly after being flagged up and the staff are really helpful and knowledgable.

The Happy Tenant Company has been successfully managing my flat for several years now. Selda Mehmet, the managing agent for my flat, is amazing. She is quick to respond to all my requests and queries. Always prompt and professional in resolving the issues that typically arise when letting out a flat. She has been extremely helpful and patient in finding better quotes and organising repairs and payments that suited my budget. Book keeping is another aspect of the The Happy Tenant Company service that has been of great value to me.

Very professional and amazing company!

I was a tenant in a property managed by Happy Tenant Co. for about a year. They were professional and quick to act on anything we asked of them. When it came time to move out Cordelia helped with all the paperwork and did not charge any fees at all (even tho they have the option to do so).

A rare example of a company operating far above the expected level of an industry with some very poor and exploitative firms.
