Harcourts Werribee - Extremely disappointing experience

Extremely disappointing experience – vendors should proceed with caution.

I engaged Harcourts Werribee for the sale of my property and experienced ongoing issues with communication, transparency, and the handling of the property throughout the campaign and settlement process.

Important requests were ignored, including requests for information required for a police report relating to missing items while the agency held keys to the property. I also raised concerns about agent conduct during the campaign and formally requested that a specific agent not be involved — this was acknowledged but ultimately disregarded.

There were also issues surrounding property access, key handling, and post-settlement involvement by the agency. Matters relating to the condition of the property at handover and disputed items are now subject to formal review through Consumer Affairs Victoria and VCAT.

As someone with extensive experience renovating and selling homes, I found the overall experience to be dismissive and lacking accountability.

I would also note that, as a member of the LGBTQIA+ community, I did not feel supported or respected throughout this process. This added to the overall experience and concern around how I was treated as a vendor.

Following my review, images were posted publicly which included a Pride-related poster from the property being torn or damaged. Given the timing, this felt retaliatory and inappropriate, and has been documented as part of the broader matter.

I would strongly encourage prospective vendors to look beyond overall ratings and read recent reviews carefully. Notably, after my review was posted — which was the only negative review in several months — a number of 5-star reviews appeared within a short period of time. While others may have had different experiences, I would encourage potential clients to consider the full context when assessing overall ratings.

In my experience, the rating does not reflect the level of service I received.

Harcourts meander valley - do not rent.

I have personally been blackmailed into signing illegal lease conditions on the threat of homelessness only for Donna to then tell the tenants union those conditions do not apply to my tenancy.

And then I was sent an email by her family member, Jordy, on New Year’s Eve - 24 days before they could legally send the notice to vacate - telling me my lease won’t be renewed. This was precisely 22 days after they had been sent a letter from the tenants union regarding the illegal conditions Donna blackmailed me to sign, and a water bill they refused to provide evidence corroborating the meter had actually been read.

Now, my son is going to be homeless as I’ve not been able to get another rental despite my 20 years of perfect renting history. I’ve never once been breached nor in arrears and Harcourts are my only listed reference.

Nathan from Harcourts is still lying that what he did is normal and not apologising at all no sympathy at all his real estate license should be cancelled put us in a lot of stress and still didn’t care is that someone who you want to sell your house without a word he will destroy marriages read this before you sign

Neglectful Manipulative, Unethical

I will warn to avoid those who ask me about my experience with Harcourts Property Management.

Harcourts should have requested & collected all previous reports, exit, entry, condition reports plus the tenants' rental ledger & application from my previous & equally incompetent R.E.

Harcourts should then have then done an immediate routine inspection & noted any discrepancies from the entry report.

Harcourts should have done a full exit report & supplied me with such at the end of the tenancy, regardless of my plans with the property.

Their failure to adhere to standard legal protocols has cost me over $7,000 which is about 3 times more than the tenants' bond.

Harcourts obfuscate & cover their incompetence & are, therefore, well advised to avoid.

Unsolicited phone calls

Jason Comrie and Andy Pythian of Hardcourts connections are making unsolicited phone calls & messages to my husband and I, asking to sell our family home. We are on the do not call list, have had no dealings with them, and never will. Where did they get out number? Dark web? We will post their phone number on the web so they can enjoy some unsolicited calls also

My experience with Kate Gabanski Windsor

My experience with Kate Gabanski from Harcourts Solutions Windsor was extremely disappointing and stressful. I clearly and repeatedly asked for less open homes to be conducted at the property while I was still living there — a request unanswered.

Despite this, Kate blatantly ignored my wishes and proceeded to schedule up to three open homes per week, often at highly inconvenient and intrusive hours, including early mornings and on short notice. There was no regard for my privacy, schedule, or comfort as a current tenant.

This isn’t just inconsiderate — it shows a complete lack of respect for tenant rights and wellbeing. I was made to feel like an inconvenience in my own home, with no meaningful communication, explanation, or compromise offered. I sent several emails trying to resolve the issue, all of which went completely unanswered.

Her actions were unprofessional and dismissive. I’ve since begun compiling all emails and evidence to submit a formal complaint to the RTA. No tenant should have to go through this level of stress or be ignored so thoroughly.

Avoid dealing with Kate if you expect even the most basic respect, communication, or legal compliance.
Have nothing to do with her.

Over the past three months, I have dealt with more than 10 real estate agents, and this individual - Rupinder Singh is, by far, the worst. None of the others even came close to being this unprofessional, unresponsive, and outright rude. The fact that I’m taking the time to write this review is solely to address his own words: “you go do what you need to do.” So, here it is - I’m sharing my experience because it truly was that bad.

From my interaction with Rupinder Singh, I found him to be flaky, unhelpful, and extremely unprofessional. Reaching him was a nightmare - I only managed to get in touch after numerous calls and voicemails over the course of 1.5 weeks, all made during standard business hours. When I finally got a hold of him, he was shockingly rude, dismissive, and condescending. He bluntly informed me that the property had been unavailable for days and showed no apology or accountability for his failure to return calls or update the website. Had he simply updated the listing information online or answered calls to let people know the property’s status, no one would have wasted their time or been unnecessarily frustrated.

Rupinder Singh clearly lacks even the most basic communication skills and any semblance of professionalism. If he feels treated poorly by others, he should take a hard look at his own behavior and how it contributes to that treatment. Respect is a two-way street - he is merely experiencing the consequences of his own actions. If he finds this problematic, he should reevaluate and change his approach to his work.

For buyers, you might not have a choice but to deal with him, but sellers - you absolutely do. And if you value professionalism, responsiveness, and someone who genuinely has your best interests at heart, this is not the person to help you. His poor attitude and lack of professionalism will not only frustrate potential buyers but could also jeopardize the successful sale of your property.

I cannot recommend this agent to anyone based on this terrible experience. If you’re looking for a smooth, professional, and positive real estate experience, do yourself a favor and avoid this individual at all costs.

Wasted $8000 in repayments and refused to refund me

Attempted to sell my property with Harcourts. After wasting 4 months of my mortage they were unable to sell due to errors in their marketing page.

I had let them know it was not visible, all people I had asked to find it could not, yet no action was taken. Afterwards they refused to refund the $2,000 marketing fee on top of the $8,000 in mortgage repayments they wasted of my time.

Do not use Harcourts.

Harcourts was managing my rental…

Harcourts was managing my rental property while I was overseas for many years.
I returned to Australia this year to find that my house no longer had beds, tables, chairs , lounge and other furniture. I has to self isolate at home for 14 days due to Covid; you can imagine how hard that was with almost no furniture!
I understand that some tenants steal, but Harcourts as my agent are meant to send an inventory of missing or damaged furniture and arrange for replacement; they never did!
In addition, they had not paid the council rates for a year, so I arrived with a huge bill plus a fine to pay to the council.
Furthermore, they did not have the house comprehensively insured! This was another task I had to see to while in isolation.
All the garden furniture was gone, and the back yard like a desert.
Harcourts was good at deducting their fees , and charging much higher than normal rates for things like unclogging pipes.
Each time I contacted them, I was either ignored or told it was partly my fault. Not sure why when I was in another country trusting the agents would do their job. The agent in charge of my property refused any idea of compensation, and directed me to their local manager, who never replied to my emails.
I would never entrust my home to Harcourts again.

FRAUDSTERS

Do not do business with this company as they are total shysters. I signed up with them to sell my home for $390,000 at 2% commission. Anything over than I would pay 3% to encourage them to sell at the highest price possible.

They sold at $390,000 And when the deal was done they had altered the sale authority to 3% on every cent so they got $3,900 more than what I agreed. They showed me the sale authority and said I had initialed the change.

First, they are not allowed to make any change without first consulting me which they didn't. And second, the initials on the sale authority were nothing like my initials so it was obvious they had altered it themselves.

I wrote to the owner of the company and asked for the money back and they ignored me. I wrote to Harcourts head office and told them what had happened and they ignored me.

Moral of the story. Don't do business with Harcourts Pakenham.
