My journey with Hassi Properties started back in August 2024 when he contacted me as I was looking for property investment opportunities in Dubai.
Hassan the agent was charismatic and said all the right things. Gave me a payment plan (of every 9months) he said was approved by the developer, sent me an email to verify this. After buying however things changed. I guess he said whatever he needed to say to get the sales.

The problem now is that there is no such approved 9month payment plan. The plan is actually every 6 months. Hassan says he has proof of an approved 9month plan, when I asked him to send it to me, he has refused.
He has now completely washed his hands off the problem, told me to contact the developer directly as he can’t help me. He is now ignoring me, so very unprofessional and if that’s the case a completely unreliable in my opinion. I now have over £100k at stake and a lot of late payments fees as I was following the 9monthly payment plan I was given. The developer is threatening to cancel the unit, and unfortunately there is nothing I can do.
Hassan has completely ruined the integrity and faith I had in the investment I had made. He has provided information that has now been contradicted by the developer, please do not trust Hassi properties blindly, double check everything and never sign anything on word of mouth from him as words cannot be taken as proof.
I will be reporting to DLD, and getting lawyers involved. But I thought I should also leave a warning for unsuspecting clients to protect themselves. Please feel free to contact me if you have any questions. I actually have evidence of all of this.

Response to owner. Let’s talk about facts. It is facts that the reason I bought the property was because you presented a deviated payment plan which you stated was approved by the developer. I have evidence of this. Telling me after buying that it’s now the developers discretion and there is nothing you can do about it doesn’t excuse you from your part in this. The developer is saying there was never such deviation and I have asked you multiple times to send me the proof of approval of deviation from the developer but you have failed to provide, so I see this as deceit on your part. Threatening me with legal action doesn’t change that, I actually welcome it as now you will be forced to take action and put things right, instead of blocking me and ignoring me as you did.

If I could, I would have given him a negative star. This person is not trustworthy, not professional at all and will try to swindle your money. All in all, a conman. I used his service for my furnished apartment in Dubai Marina and he said he will rent it out and manage my property. After that when he was unable to find any renter, he said his sister will rent it, but it will be his name in the Ejari contract. I trusted him and agreed to rent it out to him, in a rate much lower than the market rate of a fully furnished apartment in one of the prime locations in Dubai. After a few months he became irregular in his rent payments and he gave the excuse of having health issues. I was considerate and moved on. But after that suddenly he said his sister had to move out of Dubai and he wanted to cancel the Ejari. I said you are responsible till the end of the contract but feel free to find a new renter. He was not happy about it and wanted to cancel the Ejari so that he didn't have to pay the Dewa fees. After a few days I came to know that he cancelled the Ejari without my permission and he did this by using the DLD App (Dubai Rest) as the owner. Foolishly I trusted him and his phone number was registered in the DLD app (since I didn't have any UAE number). After fraudulently cancelling the contract he stopped paying any further rent to me. Later on I came to know that he has left the apartment and never bothered to clean it, left it in super messy condition, broke certain stuff (tiles, door lock handle etc.) and even kept food in the fridge (which made the whole apartment smell bad) and clothes in the washer. He even kept the apartment Unlocked when he moved away. Overall the apartment was totally dirty and a total mess. When I communicated this to him he said to talk to his lawyer. Which what I am doing exactly. He will receive a legal notice along with a receipt for the unpaid rent, cleaning and handyman fees and a hefty fine. Bottomline, he is a cheat and a fraud. Never trust him. Avoid him like plague. Hope this helps!!

First of all I have to mention that the sheer dedication and attention to detail of Mr. Hassan Waqar is truly above and beyond.
I already had a property in Dubai Marina and was having issue with the current tenant. Not only he was always delayed in paying the rent but also maintained the property in a really poor manner. As a result I provided him evacuation notice. But even then he created a lot of issues even in vacating the apartment. Mr. Hassan provided immense help in helping me in the evacuation process. He even assured me of assisting me in case I need any legal help.
After Mr. Hassan took over the apartment as a property manager the apartment was really in a bad shape (due to the past tenant). Mr. Hassan not only fixed all those (including a deep cleaning) but also assisted me in furnishing the apartment so well so that it became really nice and presentable.
Now, I am renting it out as a holiday home (short term homestay).
Hope I have a longer term association with Hassan, not only as a property manager but as a future broker/agent as well (for buying/selling other properties).
Lastly, I really got peace of mind while doing business with him (which was absent before). Like I mentioned, his dedication, attention to detail and helping manner is truly exceptional. Plus, as a person he is really nice and very decent. It was a real pleasure doing business with him!!
