The forgotten few

OK, but some of us have reached a particular stage in life where we may have a reduced income, no mortgage, but wish to move to a forever home because we didn't quite make it earlier. I feel that we are the 'forgotten few'!

Misleading Use of Data

I used the property valuation calculator to get an idea of the value of my property. In order to get the figure, I had to provide my phone number and email address, and tick a box with the following text:

*By using our property valuation calculator, our partners at YOPA may contact you with relevant information by phone, email, or post*

The next day, I got 5 missed calls during the working day without any voicemail being left. On the sixth call I answered, and I was being called by YOPA who were “following up on my enquiry to sell my property with them”. They were trying to generate business, they weren’t contacting me with relevant information. When I challenged the caller, who insisted I’d made an enquiry, to define what he meant by an enquiry, he hung up on me. Really shoddy from HomeOwners Alliance - had I been forewarned that I’d be harassed the next working day to use YOPA to sell my house, I wouldn’t have bothered with the frankly off the mark calculator. Disingenuous to present it as a) “may contact”; and b) “with relevant information”. “YOPA will contact you incessantly with an agenda to sell your house, attributed to your use of this valuation calculator” would be fair and accurate.

To be clear, our property valuation calculator is free to use, and we’re transparent that, in return, contact details may be shared with our partner Yopa. And that if you would like to stop any contact to get in touch at hello@hoa.org.uk. This is clearly stated at the point of submission so users can make an informed choice.

That said, we’re concerned by the number of calls you received and the way the follow-up was handled. We were not aware that you had been contacted multiple times in one day, and that’s not the standard we expect from our partners. If you can get in touch via our hello inbox to let us know what email you registered, we will action a deletion/ non-contact request with our partners.

We’ll also be feeding this back directly to Yopa so they can review how this interaction was handled and ensure their approach aligns with both the consent given and our expectations.

Invaluable website for leasehold owners

Always really useful and up-to-date information on the website, esp on the Leasehold and Freehold Reform Act which is of particular interest to me (owner of v short lease flat) and lots of advice/options to consider. Invaluable for leasehold owners and I'm very grateful this website exists.

Reasonable framing of house price changes.

(I got a bit excited when writing version 1 of this and in light of the very professional response, if toned it down... a lot).
Please don't give any oxygen to the Rightmove index (which doesn't use sold prices at all and is just manipulative). Also, please make it easy to see, in every article, how you are calculating price falls and price rises. Feel free to remind people that falling prices have more benefits to society than rising prices.

Our House Price Watch (link below) is designed to be balanced and transparent, not to “talk up” prices. We don’t rely on a single index or headline figure. Instead, we analyse multiple sources, including Land Registry sold-price data as well as Nationwide and Halifax indices, precisely to avoid over-reliance on any one view of the market.

Our most recent headline was that house prices are down on average by 0.2% month-on-month and up 1.1% year-on-year. When inflation is taken into account, that represents a real-terms fall, and our latest analysis shows real price drops in London in particular. That is hardly an attempt to gloss over market pressures or fuel unrealistic expectations. Have a read of our latest article (link below) analysing where house prices have been dropping (London and flats in particular).

We also consistently advise sellers to price realistically, reflecting local demand and affordability, not optimism or hype. Overpricing helps no one — it leads to delays, failed sales and added stress for movers.

Finally, we are independent and consumer-focused. Where schemes or policies inflate prices or leave buyers over-exposed, we have a track record of calling that out and pushing for reform. Our aim is not to manipulate sentiment, but to help people understand what’s really happening in the market so they can make informed decisions.

We appreciate critical feedback and will continue to strive for analysis that is fair, evidence-based and grounded in the realities facing homeowners and buyers today.

Simply put information but more on Ground Rent Forfeiture Risk Please

Simply put information, good structure and hyperlinks. I would have welcomed a bit more information about those leaseholders whose properties built in the last 20 or so years, and therefore have long leases, but whose ground rent is already above 0.1% and or £500 outside London. How many are in this position and how are lenders going to view risk of forfeiture.

These changes should really help leaseholders in newer properties but legislation will still need to be passed.
