Excellent support in house sale

We received excellent service from Holroyd Miller in our recent house sale.

Simon was great at helping us understand the local market and the value of our property. He also gave excellent advice on timing the sale and on our overall approach to selling. The other agency we contacted was eager for us to sell through an auction. While this could have been an option for us, it would have significantly undervalued the property. Simon's experience and market knowledge, along with the successful sale through traditional means, showed how inappropriate that approach would have been for us.

Jess provided brilliant support through the sale process. She expertly helped us navigate the viewings and negotiations. We received several good offers, and once we had agreed on one, Jess was really proactive in moving the process forward to successful completion. It couldn't have gone any smoother or quicker.

This is the second time we've sold through Holroyd Miller, and I can highly recommend them.

Not surprised to read negative reviews

The 1 star review ratings are not surprising for this company. My husband and I attempted to purchase a new build in 2017. The company has no integrity whatsoever. We had 2 vehicles and parking on this particular estate was limited. Instead of being honest with us from the start, Simon Miller and team, assured us that there was 'ample' parking on the drive for 2 cars at the property. We disagreed, as it was obvious the cars we had could not fit side by side at all. To prove a point, Holroyd Miller put a tiny micra and fiat 500 on the drive next to each other, and sent us the image. It was that tight a fit, the car doors wouldn't be able to open,noone could get between them, and the plants at either side (neighbours) would
be crushed if attempted. The 2 cars were the smallest they could find, yet still evidenced the impossibility of having 2 vehicles on said drive. Needless to say we didn't purchase said property, and even to this day, when we drive by the estate, we see that every property has only 1 vehicle on the drive, even those with small cars, as there is no 'ample' parking.
We would never use this company again. It's not surprising to see that they have had to move shop away from front street or indeed to read other reviews that express that the management are bullies with no integrity. Horrendous company.

Michelle, many thanks for your somewhat delayed review after 7 years?!!! I’m hoping by now you may have managed to buy a property rather than waste our time. If you recall I had to prove to you and your partner / husband at the time as you couldn’t possibly take the time to satisfy yourselves you could fit your own cars on a driveway of a property you were going to buy ?!!!! I wouldn’t have put myself in a position of posting a review when in fact you couldn’t actually be responsible for your own actions at the time.
Holroyd Miller actually decided to buy our own premises in 2020 so we could offer our clients on site parking free of charge and probably get more than two cars in the car park?! So probably better than leasing a property in the centre of town.

Do not use Holroyd Miller as rental agency

We rented a flat from Holroyd Miller which was very dirty. The dishwasher, oven, fridge freezer etc were dirty. There was a large stain on a bed room carpet hidden to view under a bed during our viewings.
When we complained to Holroyd Miller, they refused to acknowledge their responsibility stating that the contract is between the landlord and us. Yet their web site boasts that 'they ensure landlords meet their obligations"
Holroyd Miller has sent a reply to this review saying we should have lodged a complaint. Is the responder not aware that a complaint was lodged on 12 December 2023 for which, to borrow their phrase” a pointless” reply was received on 14 February 2024? The letter was dated 21 December 2023, but we know from an email from Holroyd Miller that a reply was not sent even by 07 February 2024.
Holroyd Miller is also saying we visited the flat twice. The second visit was to check which of our belongings will need to go into storage as we were renting whilst doing renovations. This is our first foray into renting and we thought we could rely on Holroyd Miller to ensure their landlord will fulfill their obligations as their website clearly states.
We had 10 contractors visiting to put things right in the first 2-3 weeks. These include electricians, plumbers, locksmiths, joiners, cleaners which show the variety of work required.
Instead of addressing the facts, Holroyd Miller has resorted to criticise us as renters.
There are other Trustpilot and Google reviews that validates what we experienced from Holroyd Miller.

Perhaps if you had taken the time to respond to my colleagues email which gave you the details of our complaints procedures rather than post a pointless review .Beware other letting agents, you probably wouldn’t want these clients as tenants!

Rented a property back in 2019 all was…

Rented a property back in 2019 all was fine until came to the end of the tenancy, and the estate agents let my landlord go into the property 4 days before the tenancy was up I was still living in it and he ended up binning all my things while I was at work.
Back to now a fault with my bank a payment of £480 was paid to holroyd miller understanding this wasn't there fault I rang the bank and emailed holroyd miller.So they was aware of the situation. I kept emailing to see if they have had the request from my bank and for past 3 days my emails are been ignore and offered no help regarding this left struggling with 2 kids and £480 out of pocket

I can confirm that all emails were responded to, the last being an email to you on the 13th October 2023 in response to an email sent on Thursday 12th October to which we received no further contact from yourself.

As we discussed in a number emails and telephone calls over the course of last week, you contacted Holroyd Miller to advise that you/ your bank had made a payment in error to Holroyd Miller and your bank had started a process to recall funds.

Payments to Holroyd Miller are either paid by manual BACS payment or standing order - instructions come from your bank these are not requested by Holroyd Miller. As you/your bank had started a recall of funds Holroyd Miller would have to wait for your bank to make contact with ourselves. As soon as your bank contacted us on the 17th October 2023 and we authorised the recovery of funds with immediate effect.

Unfortunately Holroyd Miller would have not have been able to provide any additional help other than approving the return of the fund as soon as this was received by your bank.

Should you have a grievance with the payment that was sent to us in error and the return of funds we would as we have previously advised to contact your bank regarding the error in the payment and their recall processes.

We were looking to rent a property and…

We were looking to rent a property and found one we loved being marketed by Holroyd Miller. We had no issues with the property and that’s when we decided to go ahead. Both of us felt, right from the application stage that the people we dealt with lacked any empathy and were just unfriendly, like dealing with a brick wall on occasions. Overall, they made us feel like second class citizens, which is certainly not our experience of private landlords we have been involved with in the past. Thankfully we had little cause to talk to Holroyd Miller throughout our tenancy up until the point where we bought a property out of the area and handed in our notice. We had to dispute their over exaggerated claims on our deposit though the Tenancy Deposit Service although eventually, they yielded and agreed that their claim should be reduced by half – not without a fight and a lot of wasted time though. The biggest problem around this in my opinion were the inaccuracies in the check-in/checkout documentation they produced and their unwillingness to allow us to attend the checkout inspection (which would have avoided issues with the deposit). Again, throughout the process of ending the tenancy, very unfriendly and inflexible.

Further update following the reply from Holroyd Miller below. Our tenancy ended on 25th August (the house was empty for many weeks before then) and keys were handed back. The move out inspection was as not completed until after this date and we were not notified of any additional "work" which needed to be done until 2nd September. As confirmed by their staff "the check out report cannot be completed until your tenancy has ended" thus providing no opportunity to rectify any issues from the check out inspection.

Poor Communication and property left damaged don’t think anybody went to check the property at all!!

I don’t feel Holroyds (especially Bingley and Keighley) deserve 1 star review. We have had the worse experience, communication is very poor. Property was left disgusting and the so many damages, we trusted them when the said all ok and they did not tell us about any of the issues we would have to face afterwards. We received inventory saying all ok but when a new estate agent took over we were told the property was not habitable. The staff are sat on their desks doing their nails or googling stuff and talking to paying customers is such an effort for them. Very unapproachable.

been placing bids on a property listed by holroyd miller, and i met every single criteria they set. find a buyer for my property (done, first time buyer, chain free), give asking price (done). then their seller changes their mind. that is 100% his choice, its his home afterall. However the issue with Holroyd is that they NEVER RING YOU BACK. you constantly have to chase them for anything. they don't even appologise anymore or make up excuses as to why they dont call you back when placing offers on a property.

this... after the guy doing the viewing lied to us about when it was purchased, seriously, i can go on rightmove and see they have owned the property for 12months, not 4 years. people aren't stupid

they even comment on other estate agents like strike saying "oh you want to sell your property yourself?"

yes because at least i answer the phone, know details about the property and ring people back when they put offers on property. which holroyd miller dont.

id just avoid them at all costs.

AVOID AT ALL COSTS!!! Management team are bullies.

Holroyd Miller are one of the most unprofessional and dishonest companies I have ever had the misfortune to deal with. The management namely Jonathan Kidd is a very unpleasant controlling man. He apologised on email after screaming and shouting at me as in his words “How dare I pick up the phone and ask to speak to him directly when he has ‘Managers’ working for him to handle problems”! I had no other option as his ‘Managers’ left me with no heating in a 20 foot x 10 foot kitchen for 11 months. I explained I was at my witts end, upset and depressed at living conditions and rightly so ( I eventually moved out as couldn’t take another Winter with no heat). I left the call shaking and in tears, I think he realised and did apologise via email the following day however no man should speak to a female customer like that! He told me on the call and in email that the landlord is his customer not ME!! Even though I paid my rent every month, who exactly is paying his commission here??? He may have used the word ‘apology’ in an email however completely not genuine. To top it off he never resolved the heating issue, he just left it for months on end. I have spoken to the current tenant who informed me he made them put in heaters. I put up a Facebook review with pictures that was completely ignored as they knew it was 100% true, probably so embarrassed to comment.

I also paid for many many repairs including a set of French Doors for over £1500, after a year of chasing the landlords insurance company I explained in an email that I wasn’t prepared to do that anymore and would deduct the amounts owed (now over £4000 at that time) from my rent. There was nothing in my tenancy agreement that said I had to pay for repairs and both Jonathan and his incompetent ‘Manager - Nichola’ failed to comment or advise.

I contacted Nicola by email asking for my Deposit £4,500 and was told it’s been used to pay off unpaid rent and if I wanted the repair money back I have to go through the landlords insurance company! The TDS who hold the deposit clearly state that if the deposit is being disputed the agency have to inform me within 20 days of my tenancy ending. Nichola claims again, in writing via email that in this case the TDS advised her she didn’t need to follow those terms and was told to pay back the entire deposit to the landlord without informing me of a dispute.

I’m really not sure how they guys sleep at night as their practice is immoral and well as illegal.

Luckily I have all of my emails and photographs + my copy of the tenancy including deposit info to pass onto a Solicitor to take these law breakers to court for my money. I have also spoken to a few newspapers about my experience and other disgruntled customers / staff who would also be happy to add to this article.

If you’re thinking of selling a home or renting please read through the reviews first and take on board what’s being said. I am happy to provide any further information needed to clarify ALL of the points and many more made if necessary.

My personal experience was not good.

Recently had dealings with this company and I'm feeling pretty gutted. I have withdrawn my application for a wonderful apartment that would have made a substantial difference to my wellbeing, The staff that I spoke to were quite rude and offhand in attitude. I didn't take that personally, I think it's just the way they speak to everyone (this told to me by the previous tenant of the apartment I was hoping to rent) Pretty devastated all round. I'm a strong personality, so will get over this quickly, but I can imagine for those of a more sensitive nature, it could be very harmful.

I did overhear the call and it was explained why we would need this information and I would not say that Emma was rude during this call, but was clear in what any why this information would be required as part of your referencing. Holroyd Miller are appointed to act for the Landlord we are required when dealing with prospective Tenants to verify their suitability before recommending to our Landlord and entering into a legally binding Tenancy, which does unfortunately mean requesting information to be able us to verify this, which includes financial and sometimes personal information. Our Landlord was kept updated with the situation throughout. Holroyd Miller

AVOID AVOID AVOID

Please avoid this company at all costs. The senior leadership are unprofessional. Business promotes a micromanaging and bullying environment.
Cannot take honest feedback about senior management and will not accept any negative feedback as they are all family members.
Apparently you are not out of probation until 24 months- when you have employment tribunal rights as expressed by leadership. Several people I know have either walked or been “relieved of their duties” within 12 months.
They want experienced staff members yet want to treat them like children. Expect to be chastised and belittled in front of the office.
Extremely toxic atmosphere- they talk about their landlords and tenants with such disrespect!

Recently sold my home using Holroydmiller again. Simon Millers knowledge of the market, the property values and his, and his staffs absolute professionalism are the reasons to always recommend them.

Will be back in touch with Holroydmiller the next time I’m moving or buying a property - I wouldn’t choose anyone else

We can highly recommend Holroyd Miller

We can highly recommend Holroyd Miller. We have moved 3 times in the last 10 years, each time using them to sell our home. We dealt with Simon on each occasion and were delighted to say the least.

He has been consistently excellent and a pleasure to work with. Punctual, professional and pleasant. His knowledge of Wakefield and the surrounding areas as well as his working relationship with other agents and contacts within the industry gives his firm the advantage, and his clients the confidence they need.

I have recommended Simon to friends and family who have gone on to instruct Holroyd Miller to handle their house sales. I have only every had excellent feed back.

Even when we moved out of the area recently, Simon put us in touch with the best people for that area, who helped us find the perfect house and location.

Other than helping us with our house moves, he has also been able to offer me sound advice when looking for new premises for our business.

Where to start...

Where to start.... for 6 months I have been trying to purchase an apartment for sale through Holroyd miller. I have been lied to about the service charge which I was told at the start of the sale was £50. After paying solicitors and search fees and that agreeing with my mortgage company the affordability, I was then informed toward the back end of the sale that the service is charge would increase to £125 affecting my affordability. Not only did they lie to me and change the goal post regarding the service changes, Jonathan miller then ask me to lie to my mortgage company so the sale would still go through. MORTGAGE FRAUD! After overcoming this problem by borrowing more money from my parents, I then found out the property had not been converted to an apartment according to the current legislative requirement. This is something they knew from the beginning but tried to sell it to me anyway knowing I’d already paid a fortune out thus hoping I would just sign an indemnity policy which would only protect the mortgage lender and not me. This was all sprung on me towards the end of the sale, after numerous lies for 6 months telling me the architect certificate was already sorted and would be sent across shortly. Iv noticed from other reviews, Holroyd Miller accuses negative reviewers as not being legitimate customers of his agency. Another example of the lack of integrity from this agency. I can assure you. I am a genuine customer that’s had an disgusting experience dealing with the both Julie and Jonathon and wanted to warn others before they loose thousands too. They have sold three other flats in the same block knowing full well that when they come to sell they are gonna have serious problems. Holroyd Miller doesn’t care about you, they just want there money. I am so grateful I had an amazing solicitor that picked all this up because the other three are now stuck and are completely unaware of this. As a first time buyer I have been put off buying all together.
