Wish I could give negative stars. Please avoid homeward at all costs. My home is taking longer than expected to sell so I was looking at working with homeward and got approved for their program paid them $12K earnest money and had inspections done on the home I had them put an offer in on, only for them to come back and tell me I was not approved with their lenders. I came into this process already approved with my own lender I did not need their lender, but they would not let me continue the process with my VA lender. I cancelled before the inspection period ended so I can get my $12K back. I was supposed to get my money back within 2 business days and it's been more like 2 weeks and a lot of emails and phone calls back and forth with no response back. They have the worst communication because you are working with 5 different people at once instead of one person and neither of them communicate to each other. Their customer service is terrible, and I have been trying to get in touch with someone at management level to see if I can somehow get reimbursed for the money I spent on the inspections since they approved me from the start.

Homeward has professional, polite staff that was very helpful in promptly answering all my questions.

Using the homeward program we were told that our offer would be like a cash offer and help with closing on a house. I wish I had never used this program. The different departments do not communicate with each other, no one answers the phone, no call backs. You fill out forms on their website and they disappear. This program was so stressful for me and my wife. Original contract was amended for a lower price but Homeward kept screwing that up, different fees, being grandfathered in on rate charges, this was literally the most frustrating thing I have ever done. Filled out their 927 pages of financial stuff just to be told it wasn't right (Had to do this several times) I'm already going bald and pulled out the remaining hair do to these i--ots. Stay away from Homeward cash offer program. Wish I would have got a mortgage from my credit union.

This service used to be amazing but since COVID it's rubbish. They used to do weekly calls but now just send stock regardless if it is needed.

The process was easy and once we were ready to close on both houses, the transactions went quickly.

The process from start to finish was less stressful than if we had done a traditional contingent offer. Even though we end up selling our house quickly, you never know how those things are going to go and knowing that we could put in a cash offer on our dream house made it worth the extra fees. Between our amazing realtor, not related to homeward, and the homeward mortgage and title team, we had all of our questions answered and things went smoothly.

The process from loan approval to being a cash buyer to having time to sell my home was so easy. I would not have been able to do with with out the Homeward program. Initial paperwork was signed April 26th. Homeward closed June 1. June 28th completed the purchase. So easy and not one issue during the process.

While you end up paying more for using Homeward, I believe we ended up saving money in the long run by being able to negotiate our buying price down, avoiding high-cost short-term rentals during the transition, and the credits that Homeward gave us for managing both the title on both sides of the transaction.

Excellent easy to use. Worth recommendation

Overall, we were pleased with the experience. The convenience fee - for us - was just that….it made the purchase possible and made it more convenient for us. We were able to move in to our new home early. My only reservation in giving a 5 star review is that we felt like their financing wasn’t super willing to work with us - until we secured financing elsewhere. Then - they came after us to try to get our business. Not a terrible strategy, but it caused a little unnecessary stress when we were trying to move. I worried about “hidden fees” but we never ran in to anything. Stay in communication with the person that is assigned to you! I cannot stress this enough - they are there to help and will advocate for you. They have done it before (at least the gentleman assigned to us - jerome - had) and he was so helpful…even talked me down when I was freaking out and wondering if I had done the right thing. Bottom line - Homeward was right for us - no hidden fees - great customer support - a little pushy about using their financing (which we did not and it was still great with no hidden fees)

They are transparent about the entire process before you begin so you can track where you are in the process. Everyone I communicated with was very professional, courteous and invested in creating a seamless experience. My experience with Homeward was truly life changing and I don’t know where I would have been without their help.
