Hunters (Harlington)- The agents and landlords prioritize money over tenant well-being and are quick to take your deposit while ignoring maintenance requests. Despite multiple issues in our apartment—including faulty electrical work, mold, and poor plumbing that allowed mice to enter—nothing was addressed. However, the landlord was eager to withhold our deposit to "fix" these issues, only to rent the unit out immediately without making any real repairs. Communication is terrible; agents rarely respond to emails or resolve concerns but are quick to chase tenants for payments. Be cautious when dealing with them.

I am reviewing Hunters Bromley & Chislehurst franchise, which is somehow managed by Adrian . Upon requesting a visit to value my property, Adrian has indeed attended, although he has refused to provide a valuation of the present condition of my property. I am unsure of the reason ,probably due to not being capable to value the property. As a such i would not recommend Hunters Bromley & Chislehurst branch as I found Adrian unprofessional and a wast of time

We used hunters to put our house up for sale in October 2024. Despite a few problems with surveys etc Hunters manged to sell our house to a cash buyer. the communication and updates during the process were very clear and professional. Selling a home is a very stressful experience however hunters helped us throughout the journey
Lucky that we chose Hunters due to a very complicated chain
We had a very complicated chain, without their support I think we would have lost our buyer. We were grateful that they had a sales progressor who was able to speak to everyone in the chain, something that only independent agents have, this meant that after 8 months from accepting an offer we finally moved.

8yo living in freezing apartment for over a week
The flat has no heating and the boiler is not working, while the agent claimed that they are working fine during the viewing. The engineer said it takes 3-5 working days to get the parts to fix the boiler, my 8yo has to live in freezing cold apartment for more than a week. The agents just sent us 2 portable heaters and said we have to bear with it.

Inflated prices and lies
If you’re a buyer or a seller I’d avoid. They put properties on Right Move that are inflated in price, and then they say the vendor wants more money than the guide price.
Sorry but if the vendor wants for example 350k for the house, do not put the price as 330k on Right Move, then start a non-existent bidding war. This has happened 3 times with this company, which makes me think it’s their terrible tactic.
Exceptional ongoing service
Our house selling journey has been a difficult one but despite this, Hunters and particularly Emily Ryan have gone above and beyond to support, advocate and ultimately sell our home! Thank you Emily, you have been exceptional during this stressful time.
Waste of time
As working professionals who can rarely get free time during the weekdays, it's extremely annoying to book days off to view properties to find they're by application, and we submitted our application the day we viewed, only to have the application be rejected because it wasn't processed in time before the landlord accepted an alternative application. Not worth the time.
Poor overall
Poor overall! The property we were interested in was over valued by more than 10% and yet they wanted offers in excess of ?! My communication with staff was defensive and not amiable not sure why! My advice check out your move to check the property is actually worth what they say it is? Before you buy 🤗

Lack of understanding of regulations and invasion of GDPR
Despite confirming over the phone that my offer was accepted, Hunters refused to provide written confirmation or a memo of sale because I chose not to share my ID and other sensitive information prematurely. They claimed this was required for anti-money laundering purposes, but such checks are only necessary further along in the process, not before providing written confirmation of an accepted offer. This was despite me already providing a Decision in Principle and written confirmation from my financial advisor. Their insistence on irrelevant information at this stage is a major red flag. To make matters worse, their response was extremely unprofessional, with no attempt to resolve the situation. Based on this experience, I cannot recommend their services.
Unprofessional - serious ethical concerns
I’ve never encountered such unprofessional behaviour as I have with Hunters Tottenham, specifically with an agent named Ahmed.
I submitted a formal cash offer for 55 Rathcoole Avenue, along with proof of funds. Following this, Ahmed responded, stating that my offer would not be considered unless I arranged a physical viewing of the property. The next day, we viewed the property as requested. However, every email and attempt to discuss my offer since then has been either ignored, dismissed, or met with evasive responses.
The house is currently advertised as available. Ahmed’s colleagues confirmed that the property is still available.
I’ve had no confirmation that my offer has been presented to the seller. I have repeatedly made it clear that I am prepared to pay above the asking price, with funds ready and available. I have also requested guidance on what price the vendor would be happy with so I can adjust my offer accordingly (essentially saying “name your price”), but Ahmed has repeatedly failed to engage and has shown no interest in achieving the best price for his client. At this stage, I seriously doubt that my open ended offer has been presented to the seller at all, which raises serious ethical concerns.
Under UK law, agents have a duty to act in the seller’s best interests, aim to achieve the best price for their clients, and present all offers. Based on Ahmed’s behaviour, I am not confident this has been done.
If I were the seller, I would be outraged to learn that a serious buyer willing to pay above the asking price is being dismissed.
I urge anyone considering using Hunters Tottenham to sell their property to think carefully about whether they will truly act in your best interests.

Greedy company.
Greedy company-Hunters. They will hunt your money in any ways even if the landlord didn’t tell them to do so. I had a very bad experience from them. Listed below are the samples of how greedy they are with money:
1. I have to pay for the decorations stuff (paper wall) which was caused by normal wear and tear as we used the property for 2-3 years. Good thing, our landlord told them not to deduct us.
2. I have to pay almost £400 after leaving the house. This is because the house has been vacant for 2weeks and the new tenant didnt come straight away after I left. Or maybe they need to sort out the wall paper/ house cleaning first and it would take time to complete everything. Unfortunately, Hunters was asking us to pay the 2 weeks even though we didnt use the property and handed over the keys to them on our last day. Good thing, our landlord is kind, he asked hunters that there is no need for it.
4. I paid mattress collection even if that wasnt from us. We left the property with our mattress and someone just threw it in the property. Apparently, I had to pay for it, so I just paid it because they giving me headache and stress. They might take legal action if £30 was not paid 🤷
5. Because I didnt finish the contract, I paid £480 to Hunters for them to re-advertise the property. My previous rent is £675, however, they rent it out for now for £900. Wow, what a growing business.
6. When I am still renting, it took them a month to sort out the shower heating. They blamed the landlord as said they already informed him and that they dont manage the property. But now that Im leaving, of course theyll gonna need to manage it, theyll see money from it, they will take your hard earned money in every possible legal way so please to anyone reading this double check your contract. Dont make the same mistake as I did. When you want to rent house, check first if it is advertised by Hunters, if you want to suffer with emotional/ financial stress in your life go ahead with them.

Hunters had a plan to cheat me as I was a landlord living outside the UK. They colluded with a conman who had registered his company as one that provided accommodation for persons who would be unable to pass reference checks. I was told that there would be one family living in the property, but in reality it was rented out to several families and individuals. Changes to the gas, electrics, plumbing, and wall structures were illegally made and I was refused access to my property even for an electric certification. Hunters did not respond to my emails or phone calls for months on end.
To carry out their plan, Hunters did not do a check in inventory, did not do a gas certification ( which would have failed anyway because of the dangerous changes made to the gas piping to add extra stoves), pulled the deposit out of the deposit registration scheme that I had been charged for and they refused to send Section 21 to the tenant to evict at the time the contract ended. They lied and lied and lied so that they could to keep assisting the fake tenant on the contract to run his profit making business from my property. Hunters would threaten me with legal action or suggest that I take legal action against them each time I tried to find out what they were up to at my property. The tenant would write chauvinistic and abusive emails to me and he too tried to abuse me at every opportunity he could find as he was not satisfied with cheating me with money. The tenant has exited the UK leaving me with huge bills for gas, council tax, etc. I have not received a penny of the deposit either. Hunters refused to hand back the property for a month after the tenant left the UK and they did not pay rent for that month.
Sam, an employee of Hunters tells me that this was my karma, hence Hunters were required to cheat and bully me! Sam also asked me to delete my Google reviews. My most up to date Google review about Hunters has not been allowed to be posted by Hunters.
It will cost me at least 30,000 to fix the damages they have caused to the entire property. Hunters were recommended to me by Infinity Property in Kenton, Harrow.
Hunters (Knowle Lettings In Birmingham) Not Bristol
When I started working at Hunters in Knowle, I was assured of receiving 'support and training.' Unfortunately, the only support I received was in my final week from the new manager, who is now based in Solihull, before my departure from the company.
My experience at the Knowle branch was marked by a toxic work environment, largely influenced by the mood of the property manager. This atmosphere, which was often projected towards myself and clients, became increasingly difficult to ignore over time. Eventually, it reached a point where both myself and clients were significantly affected, with clients even choosing to disinstruct themselves. Additionally, myself and another staff member were required to be removed from the office due to measures implemented by our doctors, who had signed us off immediately.
Upon my return, I was promised that 'things would improve.' However, the issues that had arisen during my absence were unfairly directed towards me, making it easier for management to point fingers, given the existing leadership structure. Despite raising these concerns, I received no support from HR. Instead, I felt cornered, especially when it became clear that my union representative was unable to attend a critical meeting. Furthermore, when I requested a written summary of the meeting, the HR representative seemed confused by my request and the write-up was never provided.
While I recognize that many staff members at Knowle are dedicated professionals who refrained from participating in negative behavior towards other branches, my overall experience with the branch left me disillusioned. It was a privilege to work alongside those who genuinely cared. I also acknowledge that the Solihull branch has the potential for greater success, particularly with the separation of the branches.
However, the actions of the manager in Knowle have had a profound and negative impact on my time at Hunters, leaving me with a sense of wasted opportunity and unfulfilled promises.

We rented a property through Hunters, and within just 10 days of moving in, the boiler broke down. The contractors informed us that it couldn’t be repaired by them and needed to be handled under warranty by the manufacturer, leaving us without heating, hot water, or a shower for five days.
Despite this major inconvenience, we were only offered an apology and a small heater, which didn’t solve the issue of having no access to basic necessities like a shower or even the ability to wash dishes properly. We felt the agency didn’t take our situation seriously, and living in these conditions for nearly a week has been extremely frustrating.
Overall, the experience has been disappointing, and the lack of urgency or practical support left us feeling let down. I would caution future tenants to consider how urgent repairs are managed before renting through this agency.

My experience is very poor, at the moment they are not even replying to my e mails. Have had lots of problems with hot water etc, but my Xmas has been ruined by landlord taking it upon themselves to enter my home, poke around, opening cupboards etc, comment on water heater left on, all whilst I am away, under the pretext of a non essential repair that has been outstanding for 4 months at least.
Hunters seem to think this is all ok, no reply to any of my e mails (nothing new there), for the last 4 days. I think this is really irresponsible behaviour by a letting agent as this feels like an invasion of privacy, am struggling to get early flight home to try to stop this from happening.
I think there are good reasons why Hunters don't actively have a trust pilot account, on reading the reviews that is understandable.
