Misrepresentation of figures and overly optimistic projections

I was in discussions with an IP Global representative regarding the purchase of a unit in the UK. In hindsight, I feel the situation was presented in a far more positive light than what has actually materialized.

The process started on the wrong foot when I was advised to set up a company to purchase the property. After spending close to £800 to establish the company, I was later informed that it was not actually necessary. I then had to spend several hundred pounds more to liquidate the company.

After the unit was handed over, the rental returns have been nowhere near what was discussed during the sales process.

Based on this experience, I would not purchase another property through IP Global. My advice to anyone considering buying through them is to proceed with caution and conduct very thorough independent due diligence before making a decision.

This review was written after trying to provide this feedback in person to IP Global, but my emails went unanswered.

I can only speak to my personal experience buying one of their new-build projects in Birmingham.

For a start it's finished over 2 years late - though that was at least partly due to COVID.

However, the issue is the project is not 100% complete and the developer has essentially gone AWOL. The roof garden, promised in the marketing, is not built.

But more concerning is the poor apartment build quality which most landlords have experienced. Ceiling leaks, warped floors, missing sealant and grouting in kitchens and bathrooms, unfinished kitchen cupboards and incomplete terrace areas.

While this is more the fault of the developer (Merchant Capital, who I will also be reviewing), IPGlobal has completely washed their hands of these issues now the project has been "delivered".

They expect our property management company to chase up the developer - which they are doing, but the developer is dodging questions and avoiding replies.

IPGlobal proudly says they "only work with the best" developers - but they don't, clearly.

Complete misrepresentation of actual investment cost and returns, not to mention no clue about specific requirements in Scotland. They didn't check the latter but still told me all would be in order. It ended up costing me a fortune and affecting my entire life. Trusting them and their affiliates (VortoFX and IPFG/ IPFL) will cost you more than you can imagine.

Responsiveness to all my queries, particularly Jeremy Marshall who was particularly helpful and knowledgeable

Harjinder and his team were professional and attentive throughout the process and I won't hesitate to recommend IP global to friends or family. Initial ROI numbers are also looking promising and in-line with projections

I've had firsthand experiences with several employees at IP Global, including Ryan, Henry (UK head), and Harjinder. Unfortunately, the professionalism displayed by all of them has been extremely disappointing. They failed to honor promises made, and when the deal fell through, my deposit was retained against assurances given.

The company denies and lies about their own commitments, leaving me with a sense of being misled. This experience has been nothing short of dealing with absolute thieves. I feel compelled to share this review to alert others and encourage them to exercise caution when dealing with IP Global. Stay vigilant.

My property has more than doubled in value over the past decade so I'm happy with IPG, also I've had very low void periods and decent tenants through Complete their lettings agency.

Came across IP Global online, would recommend these people and in particular Oliver who been looking after me to secure my purchase in Sheffield, which has been a seamless process so far.
